This past November, my family and I visited Charleston just before Thanksgiving, and settled on the Barksdale House Inn as an off the beaten path, quiet place to stay. Located in a generally quiet neighborhood near the College of Charleston, the Barksdale House is a bit off the beaten path, while still within an easy walk to Market and King Streets as well as the waterfront. The house itself well decorated, and maintains its' historical air while still being modern in its' amenities. There are actually two buildings; the front house and then a back, newer building. The main house only has a small common space, however the staff make the dining area and kitchen available to guests as needed, which was a nice touch. Our rooms had gas fireplaces, and comfortable beds which set the mood in the spacious rooms for a feel of "Old Charleston". Weekend breakfasts were buffet style, and consisted of some traditional hot entrees like Scrambled Eggs or Potato Cakes, along with fresh fruit and pasteries. During the weekdays they served a cold continental breakfast. While filling and of a good variety, we found it to be a bit lacking for a Bed and "Breakfast". The staff during our stay were all quite pleasant, and had good recommendations for things to do or places to visit in the area. The staff we interacted with were students at the College, and more than accommodating for our requests. We were even able to arrive early in the morning and leave our luggage until check-in on the day of our arrival as well as leave our luggage again until the evening of the day of our departure, which was a nice touch. Overall a great quiet place to stay in Charleston.

The Inn is in a great location and has free parking, all a plus. While our room was big and comfy we didn't have any towels upon arrival. We had to ask for them and didn't even get a full set. Breakfast is...really blah. If we had to do it all over again we'd skip breakfast and go to a cafe. The services was 50/50. During the day there was the sweetest lady who really tried to make everything great. The evening shift girl was extremely unfriendly and very clearly did not want to be there. Although the Inn is not a 5 starer I would stay here again.

Very nice place. Perfect location -walk to shops, food n etc. Charming and clean, quiet, updated electric n plumbing, good array at bkfst . good staff but no staff after 8 pm - part of a chain of bnb's.

We stayed here for a few days while in Charleston on vacation. For the relatively low price, it is good. Friendly staff, great location. The free parking is a huge bonus. Don't expect a real breakfast. Apparently that only happens on the weekends, when staying here is more expensive. That doesn't bother me because there is so much good food in Charleston. There is real coffee (not hotel junk) that the wife says is delicious. This is an historic hotel near college of Charleston built in 1787 I think. The floors may well be original. I would advise not walking on them in socks because they are crazy slippery. The room is nice and clean. The cleaning staff is efficient. My complaints are 1) the heat doesn't really work and 2) there is a hot tub where there should be a regular shower. We were here when it was cold (for here) and the heater basically blew cold air. The thermostat said it was 70, but it clearly was not. This same failure occurs at my office building where cold air blows on us all and the management company claims that the thermostat says 68 so there isn't a problem. Right... The shower is a problem. A hot tub should never be combined with a shower. If you are going to have. Shot tub, it needs to be a stand alone unit. This isn't a 5 star spa/hotel and a hot tub is unnecessary. Worse, it interferes with taking a shower because it makes getting in and out more difficult than it normally would be. I'm not 100 years old, but it is some effort to step into an empty hot tub because the idiot who installed it did not make it flush with the floor as a hot tub should be but instead basically dropped it on the floor and caulked it in where it sat. This is an issue the hotel should address with the contractor. The wife comments that the hotel has soft towels, which she says is unusual. The staff is not wasteful she says, meaning that the shampoo and conditioner does not get thrown out and replaced every day.

Quaint little inn on a quiet side street with enough parking to accommodate one car per room (there are only 14 rooms). The staff is very friendly and helpful. Keep in mind that this is a very old home, all original hardwood floors, so you can pretty much hear every move that is made in upstairs and adjacent rooms. Bedding and towels are very clean. The bathroom in my room needs some serious updating though. The ceiling has been patched a hundred times and there's a rotting old trap door up there that frightens me a bit. But if you're in Charleston and don't plan on spending a lot of time in your room, it's sufficient, clean, and charming. Daily breakfast is served (yay, hard boiled eggs! Happiness!), afternoon tea, sherry, and cheese/crackers every day from 4-5, and my favorite thing...the baking of the cookies around 7:30pm...the smell is divine. These are left out for guests overnight alongside a pitcher of ice water. Midnight snack ready. Very close to amazing restaurants and tons of shopping!

A nice little B&B that is in a quiet neighborhood near the College of Charleston. It is one block over from King Street (think shopping) and a short walk from the market and East Bay St (think dining/drinking/waterfront) The staff was very helpful and friendly, although I did overhear a few snotty conversations between staff members about each other. However, when they interacted with guests everyone was completely pleasant. The breakfast was good even the coffee (which is hard for me to say good coffee since I tend to be a "coffee snob"). The rooms were spacious and comfortable. There is cable and WiFi available, and while I do not go on vacation to watch TV the actual TV sets are the size of my computer monitor (21"). The place does need a little renovation. Ceilings were cracking, large holes in the guttering, & peeling wallpaper,. I can put up with this because of the location that is far enough away from East Bay street to be lots cheaper than the average B&B closer to the battery. A nice choice in downtown Charleston.

Ebony was nice enough at the check-in. Poor girl is sitting there trying to learn the job it seemed while Leeanne comes over and embarrasses her with quick responses as if she's a moron. Then Leanne was cool enough later to be moody again for my wife asking for ice. I don't like Leeanne. The place is cramped as usual B&Bs, but very pretty. Ugh, why do I always pick B&Bs?! #canIdoThis #isThisAllowed Ebony was cool the whole time.

Such a great place to stay. Location is perfect, walking distance from everything - right on top of King's for shopping, around the corner from Market, a hop skip and a jump from the battery. The charm of the house is matched by the charm of the service. Breakfast on the back porch near the courtyard was intimate, delicious, and a great start to a beautiful day. The room rate is a little pricey, but worth it for the unique atmosphere and complimentary tea time and breakfast. The only thing keeping this from a 5 is the antique beds, which though beautiful, are a little noisy for a romantic weekend in an old home with paper thin walls. Just a heads up :)

I stayed at Barksdale with my mom and our Toy Poodle after Christmas. We both had time off work and decided to take a trip to Charleston for a couple of days. We chose Barksdale because it was dog-friendly and in the center of town. It was clean, our room spacious, had parking, and most importantly within walking distance to everything. We drove to dinner one night because it was chilly out, but otherwise we walked everywhere with our pup. The staff was friendly. They have a small breakfast in the morning and some tea/snacks around 4. We chose to eat out one day and caught the weekend breakfast before we left. We're pretty independent and didn't hang around the b&b much, but if you just need a place that you'll feel comfortable keeping your dog and close to the action this did the job.

I love this place and will stay again. We stayed the week prior to Thanksgiving and had our dog in tow. We were concerned about the reviews of the staff initially but needed a place that would accommodate our dog. The staff was incredible. Wesley checked us in the first evening and made us feel at home immediately. Room was clean, well maintained - it is an old house so prepare for old house charm - we had a creeky spot in our floor. I tried to avoid it for the sake of the people staying in the room below. Water pressure in the shower was fantastic and the water was very hot. Bed was super comfy. Breakfast on the weekend, was mini omelets (containing meat), pancakes, muffins, fruit and cereal. Coffee/tea as well. It is served in the main house complete with roaring fire. The only downside I see is if you are in one of the rooms at the front of the house. You may hear breakfast noise in these rooms if you're not an early riser. The breakfast atmosphere is great for chatting with the staff/guests to exchange dining or touring advice. The location is a block and a half off King st, the shopping and dining area in the city. Couldn't be better!

Good location and free parking. BUT! DON'T STAY HERE! We had a two night stay here. While we were out enjoying Charleston a pair of my valuable and sentimental earrings given as an anniversary gift were stolen from our room!!! The theft was reported to management of the Barksdale but they were very ambivalant about it. Reminded us of the "waiver" we signed, blah, blah, blah. We had not expected a whole lot, but this was unforgiveable. Of all our third world travels, nothing like this has ever happended. A perfect get-away weekend spoiled. So you don't take valuables....then think about the hair found on the sheets, the not so clean bathrooms, no tissue, etc. etc. rather worn and forelorn, and staff with apparant sticky fingers! DON'T LET THIS HAPPEN TO YOU! a fine city with plenty of options. This shouldn't be one of them!

The good: Free parking. Location was great, just steps from King Street which is full of shopping and restaurants, and only about a 20 min walk to the Battery, Rainbow Row, etc. Room (we stayed in Room 9 I believe, on the third floor with two beds) was very clean, and it had its own thermostat which was nice. Hot breakfast on the weekends, and it was delicious. The bad: Unlike most bed and breakfasts, the only common area is a room which has a desk/office set up in half of it for the employees, and the other half is where the breakfast buffet goes. There are metal tables w/ tablecloths in the hallway and outside on the porch for you to eat at. The porch itself is serviceable but kind of dirty with dead bugs and trash bins taking up one end. There is no real place to sit and relax, other than the tables in the hallway or porch- so the only place to relax really is your room. Most bed and breakfasts I've stayed in have a big comfy living room for you to relax in, as well as a nice dining area- rather than have that, they chose to fit in as many rooms as they absolutely could. During breakfast, the employees kept up a constant stream of complaints to each other- it's a little hard to enjoy breakfast when you are stuck listening to employees complain to each other about the guests, having to do check in/check out of guests, complaints about their personal lives, complaints about other employees not getting there on time, etc etc. Highly unprofessional, and the number one rule in customer service is don't complain about the customers in front of them. The bottom line is that the Inn is definitely serviceable, but you feel like you are in a "bargain" Bed and Breakfast, even though the price might not reflect it. If you are looking for a romantic B & B experience, and a beautiful place to stay, go elsewhere. If you basically want a clean place to sleep, in a decent location with free parking, this place is great.

Okay, the inn was nice, but I thought the breakfast on Saturday could have been better. Big fan of their parking area, which means you don't have to pay to park at this inn like some other in Charleston.

The location was good, the parking was free, the nightly rate was inexpensive. The bed linens were obviously clean, but the rest of the room I am not so sure about. There was a tissue box with 1 dirty tissue in it and a dead bug in the corner upon our arrival. While terrified of bugs, I do understand that this is the South and so I gave the benefit of the doubt and just thought it got missed. We received a phone call after our first night asking if we wanted housekeeping services. I typically would say no, but since the room was not adequately cleaned prior to our arrival we said yes. It was not cleaned even still. No one stepped foot inside. Our first morning brunch was good because we went to Blossom Restaurant. We decided to enjoy our inn and sample breakfast the next day which was yogurt and waffles that you had to toast and sit in a hallway to eat. The staff was nice, but didn't go out of their way to welcome you. The bed while clean, was extremely uncomfortable. Charleston was just lovely and while this experience did not ruin our travel through town, it certainly didn't add to it. During this trip we stayed in 5 cities, and we've traveled a decent bit in the past, so I feel confident in my review. Knowing what I know now, I would not stay at this Inn again. Charleston is a very walkable city, so location, free parking, and a cheap rate don't outweigh the negatives for us. I guess my biggest issue is that the website described luxury including turndown service, which we did not witness. Our review may be limited since we only stayed 2 nights, but I honestly wouldn't have stuck around for a third to gamble.
