    This is an absolutely charming little bed and breakfast! It's the perfect place to stay for a true "Charleston" vacation, and it just so happens to be in an unbeatable location. Steps away from Elliot House, there is Queen 82, Poogan's Porch (a fabulous brunch and dinner spot), as well as the always talked-about Husk Restaurant (I went to all three- see reviews). You can also walk to the market, the pier, King Street and East Bay Street with complete ease. Onto the property itself- it's so quaint and lovely! They have a gorgeous courtyard where they serve complimentary wine and cheese from 5-7pm everyday with lush foliage, a gazebo and picturesque little nooks and crannies. The room I stayed in was very spacious with beautiful victorian decor throughout. It actually reminded me of my grandmother's southern home (who, by the way, has fabulous interior design taste!). The bathroom was extremely clean and rich with modern finishings. The only thing I would suggest that guests bring with them is a sleeping mask (our room never got totally dark due to the lighting from Husk and the courtyard out front, but then again, that probably had a lot to do with the location of our specific room). Housekeeping was always amazing, the bed was very comfortable and I have no complaints about my trip- just great memories! The last two things I would like to add is that the complimentary bike rentals were awesome (the bike rides were actually the highlight of my trip... you should try it!) and the customer service was phenomenal. When we arrived on the property, the nice young man working at the front office spent a good 10 minutes suggesting all sorts of good places to eat, visit and experience on our trip. He also handed us a printout of Charleston history and offered a few maps with some routes that he highlighted for us to enjoy. Overall, I could not have asked for a more accommodating, friendly-staffed and equally charming bed & breakfast to stay at while on vacation. If you want to enjoy a small, lovely bed & breakfast that treats you like family, then Elliot House is definitely your spot! I will most certainly stay here again when I return. :)

    We're staying at the Elliott House for the second time now. The place is clean and the location is very convenient between one of our favorite restaurants (Poogans Porch) and a nice little French wine bar ( Bin 152). The rooms are fairly spacious for the price you pay per night. Try to avoid rooms 10 and 21 as they are facing Queen St unless you want to use the garbage trucks as your personal alarm clock. This is a common challenge with many hotels in Charleston but it seems even more noisy in those rooms. The breakfast is good, I especially like the classy touch of ceramic coffee cups and silver coffee pots. It reminds me of the "old-timey" breakfasts you're served in Europe. We will try some other hotels the next few times we're back in Charleston but the Elliott House is definitely a very solid alternative if you're looking for an above average stay between Market and the Battery.

    Excellent location, but that's about it. The rooms are small with rather basic amenities for the price. The breakfast should be termed "why bother". In a town noted for its food, Costco muffins and cold cereal do not cut it. The only fruit was half a grapefruit that was not sectioned with the sharpest utensil a butter knife. At least the coffee was good. The wine and cheese in the afternoon was also uninspired. Pleasant desk staff.

    I spent 2 nights at the Elliot House Inn. You can't beat the location, you can walk to many shops/restaurants/attractions. Bikes are offered for you to explore the city on your own. Another plus, the evening wine/cheese reception. Clean rooms and helpful staff. The breakfast was just enough food to begin your day. My next trip to charleston will include another stay here.

    This was really a nice bed and breakfast in downtown Charleston. Very good location. Across the street from the Mill House. Personally, I'm not a Bed and Breakfast girl, but this one was really nice. Such a great location. Close to all the cool downtown places..... Also Privacy!!! Our room was a little small but very cozy and clean. I wish I had brought my bathing suit to sit in the jacuzzi. The room had a small TV but we weren't watching TV anyway. We got to pick when they'd serve breakfast and it was Yummo. Id recommend the place for a night or two. Rooms were small but nice and clean. Friendly staff! Also even though it's old,.... It's very pretty'. And so close to some of the most amazing restaurants in Charleston!!!

    Where to start.... Let's see, the site we booked the hotel on had a 100% positive feedback.. We love charleston, been many times, always wanted to stay here but pricey. So ended up booking it on a whim and showing up the same day. The outside pergola was dirty, the "pool" which was the size of a king size bed.. Speaking of the beds, in the room the size are twin beds. Not good for two adults.. Anyway walked into a very pleasant guy at front desk. Went into the room and first thing we saw were dead cockroaches on the bathroom floor. For 300$ a night "off season" what a joke.. So many fun and beautiful places to stay in charleston, skip this one! Oh yeah!!!! A little advice to the women cleaning the rooms and delivering breakfast. You work in customer service, wouldn't kill you to smile and say good morning back to a guest!

    My wife and I loved staying at the Elliott House Inn for a few days during our recent trip to Charleston. The people are very friendly, the location is very convenient (parking garage across the street and walking distance to everything in the city), and the rooms were very nice and clean. The price was also very affordable. **Helpful Hint: Free breakfast and daily wine happy hours are included with your stay. Even if you want to get out of the Inn for either event, it is great to have the option.

    We came to Charleston during peek season (tourist and wedding) so all of the hotels were a bit pricy. I reserved a queen room for my boyfriends birthday, where we spent a Saturday and Sunday night. The hotel - I selected Elliott House because it wasn't quite a B&B but had that feeling. Some of the B&B's seem just a little bit too antiquated for me so I thought this would be a nice compromise, and I liked the cute courtyard. They do wine and cheese reception in the afternoon and complimentary breakfast which can be delivered to your room or to the courtyard. The wine and cheese reception and the complimentary breakfast were both nice touches but could have been better. The cheese are cubes of cheese you would get at the grocery store, and the wine tasted watered down. The breakfast options were only things like bagel, cereal, yogurt (no eggs and bacon here). They do have room service that they can deliver from 82 Queen, which we did not get to try. They recommend parking in the garage across the street but offer no validation or discount, which is a shame because it's $20 a day. The room - I spoke to one of the people at the front desk and they told me a little bit about the rooms. We selected the cheapest option which they said was on the street so it could be a little loud in the morning with delivery trucks. This was not a problem Sunday morning but it was very loud Monday morning when garbage got picked up. The room itself was very small, which was fine. The bed was comfortable and the bathroom was clean and nice. There were scuff marks on the wall, but other than that the room was very nice and the turndown service was great. The location - this location was PERFECT. It's really in the action of Charleston with easy access to anywhere you want to go. Charleston isn't very large to begin with, but having this hotel in between King and Meeting street and on the south end of the peninsula worked out great. The staff - VERY nice. I was able to get a AAA discount for our hotel which dramatically reduced the price. I love that they will bring the breakfast straight to your room. We didn't really have any issues but I'm sure if we did they would have been very accommodating.

    Stayed here while on a trip to Charleston and couldn't have been more pleased. Elliott House is perfect if you need the basics while traveling: Clean room, comfy bed, clean bathroom, central location and excellent service. The location is one of the greatest things about Elliott House. Located right in the middle of town and close to all restaurants, tourist attractions, bars and shopping. If you're looking for convenience, this is an excellent choice. The rooms are a bit small, but aside from that, it provides a very cozy and relaxed place to stay. They also host a wine and cheese happy hour for all guests every day which is very laid back and relaxing. The front desk staff is also extremely polite and very quick to make great recommendations if you haven't been to Charleston before. As someone who was long skeptical of b&b's, Elliot House really changed my whole mindset by providing a perfect experience. As a solo traveler on this trip, I couldn't have asked for anything else. Highly recommended.

    Another great location. Parking garage across the street (paid). The property is small but has a great lay out including a swimming pool. My room was small I suppose in that the king size bed took up almost all of it. The decor was a solid balance of historic southern and modern convenience. I thought the bathroom was fantastic. I enjoyed the custom breakfast delivery in the morning and the inviting lobby in the afternoon. The staff are really nice and extremely knowledgeable. You're also walking distance to pretty much everything you need to or want to see on the peninsula. Best of all you are near some of the best restaurants serving some of the best food in South Carolina if not the entire Southeast. If you're in to history ask for the guy that happens to be a historian and also works here. He knew everything about everything. He printed out his summaries and suggestions based on our conversations from his personal notes. Those few pages ended up being a great resource.

    The guy at the desk was extremely nice & helpful. I would suggest to get a room in the back Bc of all the noise. Rooms are quite small. Honestly the "breakfast" was no good. They should just offer coffee. Wine & cheese was cheap. They should just do away with that as well. We had a comfortable king size bed. The location is amazing though. Would probably not go back.

    Elliott House has a lot to recommend it. At the top of the list is location - so many excellent restaurants within two blocks. The staff is friendly and efficient. The rooms are large and comfortable. The 5 PM wine and cheese in the courtyard is pleasant, even if the actual wine and cheese is indifferent. However, you have to understand that Charleston is a city were all maintenance is deferred and casual scruff is part of the charm. If you are expecting the sleek spotlessness of a spanking new property you will not only be disappointed, you will be horrified. There some people I would never recommend this to and others I would highly recommend stay here. I think you two camps know who you are.

    My husband and I were in town for just one night & we had a great time here! I love to stay in historic B&B's & this one was unique, charming, & beautiful in it's own way. We parked our car across the street in the parking garage ($20 for overnight, but we didn't mind) & walked everywhere we went. The room was quaint & comfy & the bed was cozy. We enjoyed the free wine & cheese reception that they serve at 5pm every day. Our favorite part was the breakfast they brought to our room the next morning. It was so nice to have breakfast in bed! Not a whole lot of food, but we enjoyed what they served & it was enough to fill us up until lunch. The people were nice & very helpful. Will definitely stay here again on our next visit to Charleston!

    Adorable little B&B in downtown Charleston. The staff was very accommodating and the room was very charming. I will definitely be staying here again. There is an outdoor Jacuzzi and they bring breakfast and coffee to your room in the morning. It's also located right downtown near a ton of amazing James Beard nominated/awarded restaurants. A sweet little gem.

    My GF and I booked two nights at the Elliot House. The location is ideal for a Charleston getaway. This gem of an Inn is located within walking distance of almost everything (restaurants, museum s, shopping, etc.). Upon arrival you will be greeted by either Grace or Neil both local Charleston folk with a touch of southern hospitality. Grace was an absolute sweet heart and very helpful with all our accommodations, while Neil was a history buff and provide great insight of what to see and do, he provided a useful map and essay he wrote about Charleston. The overall hotel was very clean and well maintained with a picturesque scene. The breakfast was wonderful they would deliver it to your room at any time you desired. Overall the only issue I had was you had to pay 20$ a day for parking which is a parking garage across the street, to me this should just be included in the price of the hotel. I would definitely recommend this place to anyone looking for a Charleston getaway.

    My husband and I stayed here for our anniversary at the end of April. It was the only bed and breakfast type inn we could find with any availability one month before our trip. It was really nice that they have a 24 hour concierge, so someone was there to greet us after our late arrival Thursday night. The courtyard is quite pretty, as well as the rest of the exterior of the inn. The biggest issue we had with Elliott House was the breakfast. It is nice that they bring it to you on a tray in the morning, but you only get to choose from cereal, bagel, Activia yogurt and granola. I feel like the amount you pay for the hotel should yield a nicer selection of breakfast items. I really would rather that they save the trouble of delivering breakfast and just have a really nice hot continental breakfast. The first morning we ordered the bagels with cream cheese and received no cream cheese. The third morning we ordered tea and coffee, and received hot water with no tea. Definitely not an issue to totally ruin our experience, but definitely an annoyance. Other than a few minor issues, the inn was pleasant. The room was nice and comfortable. The location was also very convenient, directly next door to two restaurants, one being the very highly acclaimed Husk (where we did dine and had a great experience)

    This place is truly a hidden gem in Charleston! Was in town for a wedding and we needed a hotel for Thursday-Sunday but Mills House Hotel (where the block of rooms was) only had Friday-Sunday available. Although Mills House was nice, I would have much preferred all 3 nights at Elliott House Inn if I had known how amazing their rooms and amenities were. A LOT of thought has been put into all upgrades in the rooms. The bathrooms have top of the line fixturing, the linens are crisp and white, and the room was quaint and clean. You even have a small private patio! This isn't even touching upon the warm pastries, yogurt, coffee carafe, and juice delivered to your room on a silver tray in the morning. And that is in addition to the wine and cheese nightly happy hour in the courtyard. Aside from being next to the neighboring restaurant, housekeeping is a little noisy in the morning. But, this is something I have come to look past as it happens in every hotel that I stay in no matter where I travel. I cannot wait to make another trip to Charleston and stay here again. Will definitely recommend to all of my friends and family.

    Stayed here for the first time for five days immediately before Christmas so we were there long enough to get a good feel for the physical comforts of the place as well as the service. On both counts it deserves solid marks. Rooms are adequate and comfortable and we found the staff prepared to go above and beyond what is called for to see that your stay is enjoyable. Location is the most compelling factor as it is within a short to reasonable walk of all of Charleston's downtown attractions and districts. In a word it is convenient to anywhere you would want to eat, shop, or visit. Municipal parking right across the street adds to the convenience if you have a car. Parking at $22 a day is also reasonable given the location. Breakfasts were light which was great for us as we spent the rest of our time in town eating our way through all of Charleston's excellent restaurants. Wine and cheese at night was a nice way to close out the day if we were around that time in the late afternoon or early evening. The secret of the Elliott House however is the pool/jacuzzi which seems to draw criticism from some reviewers. After a long day on your feet walking to all of the attractions near the Elliott House a relaxing session in the hot waters of the jacuzzi with the water jets going is all you need to fully relax and get your feet and legs ready to do it all again the next day. The courtyard is also a quiet and peaceful place to unwind and relax between walking trips around town. Finally, the Elliott House is an inn/BandB and does not pretend to offer all the things that a full service hotel makes available. As such, the rooms and the TVs are not huge and many of the things a seasoned traveler expects to find in a full service hotel are not in the room. However, as an inn/BandB it is more than adequate and deserves all four of the stars we gave it in this rating.

    We stayed for 3 nights in February and loved it. The only thing that we thought that they could improve on was breakfast. You only get a couple of choices and it's the same choices every day.. When I say "a few choices" I mean yogurt and muffin or beagle and half of a grapefruit.. I was starving by 9am. Other than that everything was perfect, walking distance to everything.

    Price wasn't bad, considering ALL of Charleston is expensive. In hind-sight we shoulda done a VRBO.com rental. We rented two rooms...one king for ourselves, and one queen fo our parents. Room #28 was the king suite, and it was fantastic. Beautiful decor, built in cabinets, nice TV, and a couch. Room #25 was the queen suite, and it was disappointing. There was a sewer pipe running the length of the ceiling, hardly any decor, smelled like mold and the window-view was a plaster wall of the restaurant next door, less than 3 feet away. One morning a cockroach (Palmetto bug as they call it) ran across the floor. The nice girl at the front desk let me see room 11 as a possible alternative, but it was just as bad. Later, i voiced my displeasure to the GM, and she refunded a nice portion of the rental, so i have to give them credit for that. She told me each room is individually owned and decorated, and that Elliott House simply serves as the on-site management. Fair enough, but i think they should set a certain standard for room decor...and definitely get rid of the moldy smell. Also, you had to ask for an iron (which leaked water like a sieve), and ironing board (which was damn-near broken). The breakfast is typical continental, but at least they deliver it to your room.

    We absolutely enjoyed our stay at the Elliott House. Can't say enough good stuff about the staff... everyone we encountered was exceptional. The Inn is everything we hoped it would be... quaint, cozy, perfectly located. Although we didn't have the opportunity to partake of the wine & cheese reception, it was nice to know it was available. We had read the reviews re: noise from the adjoining restaurants and early morning deliveries... we experienced none of that. Of course, our room was at the back of the property overlooking the courtyard. We also read of the musty smelling rooms... It's Charleston! It's humid! ;-) Room delivery on the continental breakfast is a nice touch! Yes, it's a very basic offering, but it is sufficient. You want more than that? Walk a couple blocks over to Toast. My only recommendation for the Inn would be to power wash the stairwells a little more often. They were looking a little rough. Want the rest of my wish list? Adding a full length mirror to the rooms would be helpful, and an in-room mini fridge would be awesome!

    Spent a night at this little gem, located between Meeting and King St. We were a day early meeting up with family and booked a room for the same day. The staff was very friendly and personable. The room was charming, comfortable and super clean, with a great hot shower (not always the case with historic setting). A nice continental breakfast is included (served either in room or courtyard), and the free beach cruisers were an excellent way to tour the beautiful surroundings and historic homes.     If you like to be awakened EVERY morning at 6:30 by the garbage truck, you will enjoy this place. If you enjoy the sound of a pressure washer 15 feet away in the courtyard while you are eating a minimal breakfast at 8:30 in the morning, you will adore this place. The rooms are ok, nothing special. It is convenient to all the shops and restaurants in Charleston, but the ambiance is below average.

    I had to stay for business, so my visit was quick and didn't have the luxury to enjoy the outdoor courtyard for daily wine and cheese. It's located in the heart of downtown Charleston within walking distance to shops, restaurants and sight seeing. The parking isn't convenient as it is across the street in a public parking deck, but the Inn Staff suggested I pull into their small driveway to drop off my suitcase before parking. The overnight parking costed about $20. The room itself was nice and quaint although my upstairs neighbors had their TV a bit loud until late at night. However, the A/C system was so loud it drowned out any outside noise. It had a nice back patio that might be enjoyable with room service. I didn't care too much for the cheap quaility of linens especially the bath towels. I prefer a more plush bath towel with washcloths and bath mat which was missing. The cute little danish, yogurt and tea was a nice touch in the morning delivered to your room at your designated time. The courtyard had a cute little pool that was more for the visual than for swimming since it was full of leaves and not warm enough to swim. I don't know if I will stay again as if I'm going to stay in an Inn or Bed & Breakfast I would rather explore other options in Charleston.
