Everyone on here has reviewed the tea room but I haven't had tea here. I have, however, stayed in the inn twice and LOVED it both times. The rooms are so lovely and each room has the most amazing hot tub! The couple who run the inn are very helpful and lovely people. Breakfast is served in the tea room which, as people have said, is a cute and comfortable place. The walls are a bit thin, we've heard other guests both times we've stayed here, but it is still a wonderful place to stay! When going to Newport, if you're looking for a romantic room, don't go to one of the big hotels, stay in this little B&B!

The Tea Room at this inn is AWESOME! I did a day trip to Newport with a date and we came here in the afternoon. The Inn itself is very nice, what you'd expect from a cute New England inn, and the owners, Bill and Susan, were really wonderful. Susan runs the tea room, and she was a great hostess. Friendly and warm, attentive but not hovering. The tea room consists of two areas- the Victorian Room, which has a player piano in a corner, several tables and various kettles, display cases, etc. And then the outdoor patio for nice days. We ordered the High Tea and it was abundant and pretty inexpensive. You get to choose your own teacup which is fun. Most of them are flowery but there's a green one that's a little more manly. There were finger sandwiches, and both the egg salad and the cucumber-with-mint were delicious; sweets, such as carrot cake, red velvet cake, and brownie chocolates as well as cream puffs which are the best I've had outside of Paris and Buenos Aires; and scones, served with a sweet cream which was lighty and tasty, and raspberry marmalade. As far as tea, the selection consists of about 20+ types, both loose-leaf and in the cool mesh type bags, with everything from sencha to orange pekoe (which I ordered), to a fruity rooibos (which my date ordered), to oolongs, earl greys, chamomile-gingers... and was very tasty. You get a kettle-ful which was plenty, enough for 5 good cups. They also have options to just have the desserts, or just tea. There's also a gift shop which has some very cool stuff, worth a look. All in all a very unique place, and a great experience for any tea or dessert lover.

I have always wanted to go to a more formal tea room so when I saw the reviews on Yelp, I had to give the Tea Room a try. The experience totally met my expectation! First, parking is limited to street parking so can be kind of hard to find as the area is somewhat busy and the streets are mostly one way streets. My bf and I were really lucky to find a parking spot right off the bat. Second, the Tea Room is located inside a B&B so the seating area is not large. There is a large table that sits about 6 people and 3-4 smaller tables for couples. The atmosphere is very peaceful and elegant with an automatic grand piano playing in the background. I had made a reservation a few days in advance for the afternoon high tea ($16.95 per person). The tea selection is large and each person gets their own pot of tea. We also got to choose our own teacup, which was fun! The teacups are all displayed around the Tea Room so you can just get up and take any that you like. As for the tea, it does, if you prefer, come with cream. And each pot has about 5 servings of tea. The quality of the tea is good, although I can't tell you how good as I am not an expert on teas. But it is definitely freshly brewed and not from one of those commercial tea bags. One thing to note though, it does take a while for the teas and pastries to be served as there is only the hostess running the place. So be sure you planned enough tea time. As for us, we enjoyed about 1.5 hours at the Tea Room. Included in the afternoon high tea are finger sandwiches, scones (with cream and jam) and mini cakes. My bf loves the 3 types of finger sandwiches: cucumber, egg salad and some kind of wrap. Me personally, I love the scone and especially the cream (made from Hostess Susan's secret recipe)! That was my first time having a scone with the cream and it tasted heavenly! The jam, think it was either raspberry or strawberry, also went very well with the scone. Yummm~~~ The scone was just the right combination of density and fluffiness. And the cream was so flavorful and sweet! I totally fell in love with it! The mini cakes were delicious, too! There were 4 kinds: carrot cake, cream puff, lemon cake and chocolate cake. All these were served on a 3 tier tray, which really gets the mood going. There was no rush form Susan to finish your tea or anything so we were able to just relax and enjoy the experience while slowly sipping our tea and nibbling on the desserts. The Tea Room is really a must go for those that love afternoon tea. Susan is very nice and the place is clean and relaxing. The bathroom is also very unique. It's located upstairs and has the same elegant feel to it as the Tea Room. Although it doesn't offer the full privacy I would want due to the partial glass screen doors. If I ever go back to Newport, then I would come here again!

Was very sad to find the Tea Room closed. Their hours are on their website but nothing saying they were currently closed or only open certain times. :(

Walked by and am SO glad we went in. We were warmly greeted by the sweetest lady ever! It was a gorgeous day out so we decided to sit in the back patio which had a few charming patio sets, there was little statues all over and ivy vines climbing up the back fence. The scones were delightful and it was some of the best iced tea I've ever had. I'd recommend it to anyone for a relaxing oasis steps away from the hustle and bustle of Thames street.

What a hidden gem! My wife and I saw an ad for High Tea at this Inn on a guide map. We went last minute without a reservation and they made room for us even though we didnt call ahead. The woman who owned it was very nice and accomodating. The tea and sandwiches were fantastic as were the scones and sweet cream. I had the Chocolate Mint Tea and my wife had the Snowflake tea. Both were simply amazing. They serve tea in a quaint room in the Inn. The price was very affordable as well. They serve from 12p-5p so it is not limited time wise. We highly recommend this place and will definately be back when we visit Newport again. Do yourself a favor and go for the High Tea.

This is such a cute place located at a local's bed and breakfast inn. My wife had been dying to go here and we finally made it there our last weekend in Newport. Very small and quaint we had the whole place to ourselves until another couple came and sat outside so we still had the inside for our own use. My wife and I both had the afternoon high tea which lets you get a tea and the small sandwiches and wraps and scones. I had a something along the lines of a tropical iced tea and my wife had a more traditional hot strawberry green tea. Both very refreshing and the food was very good. Highly recommend it for couples who want a quiet and romantic meal who aren't too hungry because you don't get alot of food.

My wife and I came down for the day from Boston and went to the Tea Room for Afternoon High Tea. We enjoyed Susan's gracious hospitality and the wonderful meal. It was the perfect start to our exploration of Newport!

I visited the Tea Room for the first time today, after hearing about it via a a flyer while working in Newport. The tea room has been around since the end of last summer, but this summer is apparently it's kick-off, with the grand opening having just happened a couple weeks ago. The inn and tea room appear somewhat strange at first, when you walk up the steps and ring the doorbell to be let inside, though I may be biased since I am only 22 years old and have never adventured into something as classy and quaint as this. Also, let me stress that the entire experience was friendly, and both the house and Susan, the owner and server, were very inviting. Upon entering I asked what the deal with the place was, and was given some background information on what the menu consisted of. I was led through the first floor hallway and got to notice an upscale dining room before being brought to the outdoor patio in the back. Susan was only away a minute or two before she brought me a menu. I went with the Earl Grey tea on the Black Tea menu, and I ordered some tea sandwiches, one being cucumber, the other egg salad. There are three types (the other being hummus and black olives, I believe) of tea bread, and an order consists of two sandwiches. One cool thing is that you can mix it up and get two different kinds. I was brought my tea pretty quickly, which was served in very attractive china and tasted delicious. The band of Earl Grey was Mighty Tea. Anyway, the environment is a nice one. There are a few tables in the back, and at least the one I was at had an umbrella (not sure if the others did). The whole set-up was very Dickensian, reminding me of Victorian England--there were flowers blossoming, green plants everywhere (including one growing out of a white tennis shoe--cute), and everything was pretty quiet (secluded from the busy Spring Street that the building is located on). It was kind of weird to be the only one "dining" out there (apparently yesterday, a Friday, had been busier), but I got to do some light reading and munching in peace. The food tasted delicious and included some added bonuses (strawberries!), and Susan was very good. She was not nagging but visited my table naturally. She's a good person to talk to and had enticed me to go back again. I would recommend this restaurant for anyone who likes tea, but also for any individuals that want to get away from the "bar and boutique" atmosphere that dominates Newport's downtown areas. I think it has a lot of potential for the college and post-college crowds, and will definitely satisfy the older folks too. Oh yeah, and the prices are definitely reasonable. I would have given this five stars except for one small flaw I found: the advertisement and the menu both listed bubble (Boba) tea, but it was not yet available (Susan said she had the ingredients, she just did not get everything prepared yet). Seeing that it's the middle of summer, a cool and delicious bubble tea would have hit the spot. But aside from this slight disappointment, the experience was great.

A full week of activities for our first visit to Newport and having this lovely home as our base was a perfect spot. I had no idea how busy this town can get and having the parking spot was an invaluable benefit. We could easily walk downtown in just minutes. We made ourselves at home in the top floor suite and could not have been more comfortable. Tons of space, a private deck, ample a/c, huge bathroom with jacuzzi tub, comfortable king bed, but the best part was the warm welcome and delicious breakfasts. With just six guests around the table in the lovely dining room we had delightful conversations with other visitors from all over. Highly recommend!

Went for high tea today and it was delicious!! Really great strong tea, lovely service, tasty food. Only suggestion is that though it is only "tea" perhaps a larger quantity would be better.

What a delightful experience at a beautiful venue! I think everyone should try afternoon high tea at one point. We came down to Newport from Boston, and had made reservations the day before (confirmed the morning of), and I'm so glad we did. The bed and breakfast inn itself is gorgeous, and the main room for tea is like something out of a dream. Tables and buffets beautifully laden with flowers and tea sets, with a piano (shell... tee hee, saw the electric keyboard housed within) in the corner, it all sets the the tone: refined and elegant, classy yet comfortable. I tried the white chocolate (hot) tea, and it was very delicious. It complemented well our homemade finger sandwiches (cucumber with mint, hummus wrap, and egg salad on wheat), dessert bites, and scones (fresh sweet cream and jam). My best friend ended up getting the iced ginger peach tea, and that was good as well--definitely refreshing on a warm summer day. Really, all of it was very tasty and surprisingly filling. A pleasant way to spend an hour in Newport! While there, I got the chance to look outside (beautiful courtyard) and a bit inside, and the rooms at the inn are spacious and charming. I'd love to come back and actually stay here, in addition to trying the high tea again. The prices are quite reasonable... $16.95 per person for afternoon high tea. Like I said, I think everyone should experience this!

My girlfriend and I decided to stay in Newport for New Year's Eve and I booked the Victoria Room at the Spring Seasons. This was our first full bed and breakfast experience and it was definitely a nice change of pace from just staying at a hotel. Susan took good care of us and made sure we were comfortable the whole time we were there. We only stayed a night but everything was great - from the comfortable room to the hot breakfast in the morning. At midnight when the ball was dropped an impromptu singalong broke out! All in all a memorable visit. Like much of Newport, Spring Street is narrow and crowded, but you get free parking in a private lot right down the street, which is a big help. You can unload your stuff out front and then just drop the car in the lot. There's a lot to do within walking distance. I was a little concerned about being in the room on the ground floor in the front of the building, but we were fine. It's not the height of privacy, but it's quiet and we weren't disturbed by traffic on the street or people coming in and out. I read a few complaints on other sites that this room was too hectic for couples looking for a quiet getaway, but this seems like an exaggeration. The tea room is supposedly worth a stop, but it was not open when we stayed. Recommended!

Love this place! The owners live there and have a quaint bed and breakfast also. I took my mom to newport for her birthday. Since we live in the area i searched the internet for somewhere we havent been. I searched and found a page talking about high tea. I said "ive never been to have high tea before!" thats exactly what we did. It was a very alice in wonderland experience. We walked into the dining room and there was a little girl and both her grandmothers, in fabulous hats, drinking tea and laughing. It was something that made me remember playing tea party when i was little. The food was tasty and fresh. Little cakes and sandwiches. The scones are delicious! If you like tea this is a great place to go. Lots of choices!

Charming New England B&B in the heart of Newport. My boyfriend and I stayed at the Spring Seasons Inn this past Memorial Day Weekend. Susan and Bill run the inn and they do a spectacular job. Susan cooks delicious breakfasts every morning and brews a delicious cup of coffee. Parking is included as well as free wifi. They also sell discount tickets to see the mansions and provide all the information you need as far as tourist attractions and restaurants in the area. Two other couples were staying at the inn that weekend and we very much enjoyed having breakfast with them every morning. The location of the inn can't be beat. Our room was large and immaculate. Will definitely be back!
