FSGH are not -- advertised. We recently booked two rooms at FSGH. When we arrived at the property, the proprietor, Denise, asked if we were three people and showed us to a room in a third building on her property (not number 20 or 28 that are shown in the descriptions, but number 10) where we were given a "suite" with a kitchenette. The second bedroom was adjoined to the main bedroom, meaning you had to walk through one bedroom to get to the door and the bathroom, and there was only one bath. We didn't need or want a kitchenette. In addition, the rooms were dark, and one backed on a parking lot for a scooter rental business. We were told this was all that was left and we could take it or ... well we would still be charged since we were outside the cancellation period. I have complained to the booking agent but they say the proprietor is unwilling to provide any refund. Since the "suite" is not listed on any of the FSGH sites, it's impossible to to determine what the difference in price between two rooms and the "suite" might be. In addition, the wireless doesn't work in the third house (#10); when informed of this, Denise became quite offensive. The location is super convenient, and the price is reasonable compared to other choices in Newport, but you might not get what you think you're paying for at "Fair" Street.

The women who greeted us when we arrived was not very friendly at all. She asked us to pay the entire bill up front, which we thought was odd. She was very cold and didn't make us feel very welcome. The room was okay. The towels were all bleached stained and the room needed a good cleaning. It is all very dated. There was supposed to be free wifi in the room but there was none. When we asked about it she told us that it was working fine. She continued to argue with us about it. There was no wifi and she was rude and uncooperative. Would not go back and would not recommend it.

I had posted this on TripAdvisor when we stayed here in July 2012: If you are looking for a clean, comfortable and conveniently located B&B, then this is the place to stay. Wayne and Denise take pride in providing a friendly feel in this terrific B&B. They own 2 houses right next to each other and the homes are very nice. We were in room 3 in 20 Fair Street. It was a queen bed with a private bath. Right outside our room was a shared living area; but for all intents and purposes, it was like a private sitting room for us. The rooms were immaculately clean and very comfortable. We were here during a warm spell, but the room had a window air conditioner and ceiling fan. The breakfast they prepare for you is terrific. If you leave hungry, then you have problems :) When we arrived, Wayne took out a map of Newport and marked all the areas of interest. With Fair Street's location, you are literally in the middle of everything. You are in walking distance of many restaurants, bars and the wharf. If you like to walk, you a few blocks from Bellevue Avenue where all the "cottages" are. Then it's a quick walk to the cliff walk. We also enjoyed sitting in their garden area and chatting with Wayne. He helped us with several recommendations and also let us borrow some beach chairs and umbrella for the day. Wayne and Denise really made sure that our stay was comfortable and fun. When we go back to Newport, we are definitely going to stay here again.

i am beyond charmed by this place! my sister and i stayed here and our room was quiet, private, clean, and adorable. the location is superb, with shops and restaurants *literally* steps from our door. the best part about this place is the friendly owners and their stunning, garden-of-eden-like back yard. it was such a pleasure to unwind with a cup of hot coffee on their back lawn, surrounded by giant, lush plants of all kinds and a charming little pond with lilly pads and coy fish. there is also a beautiful little nook at the front of the house- it's a screened in porch with light, soothing music and baby potted plants everywhere. a nursery of sorts? well, whatever it is, it was lovely to sit in. we had to walk next door for breakfast, where we sat in a pretty dining room with toast, coffee, juices, and more. breakfast is included in your stay, actually, and aside from the sausage (which was.. chilly [i know, weird]), everything was delightful. i would definitely stay here again! :] ***IGNORE GOOGLE MAPS! it says to turn onto gidley street to get to the inn, but really you turn onto fair street- fair street does not appear on google maps, but it's there! look for it!

I'm not sure how I found this B&B, but I am glad that I did. The innkeepers are very warm and welcoming. My room had enough storage space and wi-fi signal was good. Bathroom shower stall was a bit tight, but the inn provided the bath wash, shampoo, and conditioner - what else do you need in the shower? Even though they do not do daily housekeeping, there were more than enough towels available. And the location cannot be beat - right where Thames meets America's cup. Nothing was more than a 20 minute walk.

My home away from home! I love the owners and the location, it is within walking distance to everything and some of the best places are right outside the door. I feel pretty lucky to have accidentally found it and will be staying here often in the years to come!!!

My daughter and I chose the Fair Street Inn as our location for our mom and daughter trip. This was the perfect location! The room we wanted was not available, so Denise have us a larger and beautiful room with a view. We came and went as we pleased (and I was not concerned about my child, she was made to feel just as important as a full sized guest). The location was fabulous and we could walk right to all of the shopping and restaurants, less than one block away. We will definitely go back - Newport is wonderful.

I am so happy to have found such an amazing B&B! Wayne & Denise make you feel right at home, very warm and welcoming. They really know how to run a first class place. Clean rooms & spotless bathroom, comfortable bed and delicious breakfast. And, to top it all off, it is located in the middle of everything - shops, restaurants, and a block from the harbor. Everything you need for the perfect Newport experience!
