    This is lovely and charming bed and breakfast in Newport, in walking distance to 'downtown'. It's run by an English couple who are very sweet and helpful. In the morning there's a little breakfast and you can choose how you want your eggs. There's also coffee and yoghurt and some cereal. If the weather is nice you can sit outside in a pretty courtyard. We stayed here over my 30th birthday, which was also our engagement weekend and it was lovely.

    We used a Living Social deal for 2 nights here. It included parking, a bottle of wine, breakfast, and 4 coupons for mimosas at breakfast. The location is a short walk from the downtown area, so it's easy to get to everything. I would stay here again.

    My wife and I planned an impromptu getaway for our anniversary and landed on the Brinley Victorian after much last minute calling around to find an available property. As you will find when looking for a B&B in the summer season, you have to stay a minimum of 2+ nights generally if you are looking for a weekend night in Newport. We did not have the time nor the budget for 2 nights, so we had the added fun of searching / negotiating with properties to try to score an elusive 1 night weekend stay. We landed at the Brinley, which is apparently one of four properties owned by the folks who own Inn on Bellevue. Here is the brief review of our brief one night stay. Pros: Price : We were able to avoid the min night stay and the room was less than $200). We did have other places get back to us with the ability to waive the 2 nights, but they are easily $250+ for the night. Location : Properties are a short 5-10 min walk to the wharf area where you will find most of your entertainment. You are in a very quiet neighborhood and did not have any worries about rowdy neighbors. Neither Pro or Con: Service We were there a very short time and only interacted briefly with gentleman at front desk and a waitress during breakfast service. Both were pleasant for the 10 minutes total time we saw them Cons: Décor / Bed / Room : Going to lump it all in together here. The place looks very nice on outside, but very dated on the inside. You can tell that they are doing the bare minimum to get by here. Everything felt dusty / old...We get that you should not expect a modern look / feel in a Victorian house, but this just went to another level. The bed in the room we stayed in (room 7) was in the top 5 of worst beds I have slept in...and I pride myself as a guy who can sleep comfortable anywhere...Mattress and pillows have to be at least 10 years old and guessing much older than that. They were flat rocks...could have slept on the floor. If I was staying multiple nights, this would have been a major problem. You have to unplug tv or lamps to get an outlet to charge your smartphone (free wifi though). TV appears to be relying on OTA signal which gives you an...eclectic...choice of channels. Breakfast : They tell you they serve a 'full' breakfast, which is technically true. I called it Continental Plus. They had 2 warming trays with one having chunks of ham and the other having this weird asparagus / ham frittata...Fruit cup was obviously made and then frozen and thawed...mushy fruit...yum! Did it save me from having to buy breakfast on Sunday morning? Yes. But that's about the only praise I can give the breakfast here...I know some people get picky with a B&B having a solid second B and you will not find that here. All that being said, we were neither pleased or displeased with our visit to the Brinley. We fortunately had a very short time here and were appreciative of the flexibility they showed on getting us 1 night and the low cost. That being said, I would not recommend staying here long term at all and if we come back to Newport and can find someplace for $20-30 more, we will probably pull the trigger in hopes of finding a better executed B&B experience.

    While they normally require a three night minimum the manager gave us permission to stay one night in the suite in the Manor while we passed through town with the in-laws. It was charming!

    4 of us (all women) visited Newport this summer and stayed at the Brinley Victorian Inn. Room #8 was perfect for us with two queen beds and a private bathroom. It also had a fireplace, which we didn't use as we visited in August, and a small sitting area. I visit Newport quite often and the Inns on Bellevue offer a perfect home away from home, especially if you're traveling with several friends. Most inns can only accommodate up to 2 guests in a room, so I am thrilled we came across this property. Breakfast is included daily (a short walk away to the Inn on Bellevue). The Inn is close to shopping and within walking distance to Bannister's Wharf. They also offer free on site parking. In fact, I was able to keep my car parked in a garage during our stay. This is our second time staying on the 'Inns on Bellevue' property... we plan to continue the tradition next summer!

    We liked this place because it wasn't too expensive, had parking included, and had private bathrooms. It was also in a good location easily walkable to both downtown and the beach. However, our room was small (or I should say our two small rooms attached were still small) thanks to the slanted ceilings, and although we showed up to breakfast at the end both mornings (10:30) it didn't feel very good when we were pretty much ignored. What eggs? So, I say, it's a good value for the money considering our room was $199 per night compared to others ranging closer to $400 per night. Try to ignore the peeling paint on the attached house where some of the rooms are. Also try to ignore the loud neighbors shouting at 1:30 am on a Saturday night/Sunday morning. Hopefully they won't be out partying when you're staying there.
