    The food was good, but overpriced. I got the vegetarian platter, which was loaded with a bunch of stuff. I just which there was hummus or tzatziki with it. My husband got the shrimp and scallops kabobs and there were two scrimp and 3 scalllops for $22. We waited quite a while for our waitress to come over us. I even looked over to the hostess area and waved to say, Hello, please don't forget out us.. Instead of acknowledging me the waitress who was standing there turned around and eventually went to find our waitress. This is a small place and not very busy and I'm not sure why this happened. Seemed a little rude.

    Went here years ago when it was new and returned again tonight. I'd forgotten how great it was but quickly remembered. All the food is delicious, obviously fresh, and abundant. Staff is very nice, warm, and friendly. Location is clean and well kept. We will definitely be back soon but next time we'll remember our wine (it's BYOB). I hear their lunch buffet (weekdays) is great but haven't yet tried. Only wish is for falafel.

    We decided to give this place a 2nd try. The 1st time we came here, we were turned away more than a half an hour prior to closing. This time we arrived at about 9:10 pm (an hour before closing). We knew from last time to order quickly, before the grills were shut down. We ordered the Sampler plate as an appetizer. Everything on it was pretty good. The egg plant moussaka was really good. I ordered the Chicken Masala. It was ok. The seasoning was a bit overwhelming for me. The rice that comes with it was very good. At the end, my husband ordered the baklava ice cream (having read these reviews, he was very interested in trying it). We were very shocked to be told that not only do they shut the grills down early, but they also apparently "lock the freezers" when they shut down the grills, so the ice cream was unavailable. Overall, this place has been a huge disappointment. Needless to say, we will not be back, and will definitely let our customers know not to go there.

    Great place to eat if you're staying in the area. I don't think you can go wrong ordering anything from this place, but the desserts are especially worthwhile, and there are several to choose from.

    The gyros and souvlaki sandwiches are very good. Fresh and flavorful ingredients - even the small Greek salad was delicious. Spanakopita app is almost big enough to share (ha ha). Will eat in sometime soon to further explore the OT menu.

    I would like to update my review of this restaurant! I e mailed them after the shock of the price increase of the specials my friends and I ordered. It wasn't even 30minutes until I received a response from George. He offered me a heartfelt apology and a gift card, in hopes I would come back in and give it another shot, which I will. I hear they have an amazing lunch buffet. I received the gift card in the mail almost immediately, just as George promised. My feeling now is that this is likely a more accurate representation of their customer service, and my initial experience was an anomaly.

    Very tasty food. Huge portions on the entrees. We both took home leftovers of the Chicken Soulvaki and the Mama's Makaroni. Server was very friendly. Definitely would go back again.

    We went to Olive Tree for the lunch buffet. The price is very reasonable at $10.00 for all you can eat. We were seated at a booth by the door and asked our waitress if we could be moved to a warmer spot. She did so with out any fuss. The buffet was delicious. There is so much to pick from. Everything was fresh and really tasty. I tried all but a few things. The chicken divan sauce was excellent. My favorite was the greek salad and the grilled eggplant and peppers. The waitress came often to take away dirty plates and refill drinks. The only negative thing is that you are not given spoons with your silverware - so you can not stir your cream and sugar in the coffee. The only thing that would make this buffet any better would be to add a few dessert items then it would be perfect.

    They say to be wary of a restaurant's specials because that's a way to use up ingredients before they expire. Olive Tree featured no less than a half dozen specials tonight. Of course, I remember this adage after eating there. Yes, I ordered one of the specials (as did my co-worker). I had a penne pasta with olive oil, zucchini, feta, salmon, and a tomato spread on top. Overall though, I was disappointed that the clam and corn chowder I had to start with had more flavor. It was also pretty pricey, but at least they hooked it up. My co-worker got some lamb skewers which weren't too bad, but still expensive (each dish was around $25!). The food is ok, but unless you're rocking a corporate card, it's really not worth it. Even if you are, there are better eats to be found in the restaurant-rich Exton area.

    The lemon orzo soup is a must try. So much flavor. Gyro was fresh and good but not the best I've ever had. I would have liked more meat in it and less of the large chunks of tomato. The bill was a little high over all but we did like the place and would give it another try sometime. We went for lunch so it was not packed.

    Oh how I LOVE the Olive Tree! It is in my Top 3 favorite restaurants! Greek food is one of my favorites and the food here is always fresh, flavorful and delicious. I stumbled upon this restaurant a few years back when I lived much further away and I was taking my mother home after she had spent the weekend with me. We tried the dolmades and gyros for lunch that day, and it was oh so delicious! I made note of the location and have been back many times since. When my husband and I were first dating we had dinner here our first New Year's Eve together. We celebrated our engagement here. When I was pregnant we came to ease my craving for Greek food. Now my toddler son even loves it here! The lemon chicken soup (it has a fancy name) is his favorite! The food is much better than you would expect from a restaurant in strip mall. They always have several specials to choose from and they are always delicious. I honestly cannot say I've ever had a bad meal here. Do try the desserts! You will not be disappointed, I assure you!! Is this the most inexpensive lunch/dinner you could get in the area? No. Is it one of the best tasting. Absolutely! The prices are normal for a mid to higher end restaurant. The portions are large and I almost always have leftovers to take home. The restaurant staff is extremely attentive and they always remember us when we come in. If you are a fan of Greek food, you absolutely MUST try this place!!

    tried this place for the first time with a friend. Much better than some of the other Greek restaurants I have tried. Food was very good although it was obvious it was getting close to closing time as the waitress was hustling the service along. Would recommend and try again :-)

    We love this place for good Greek food with BYOB and very reasonable prices. Highly recommend the Sampler Appetizer either for a shared table or for lunch for two...everything is fresh and delicious. Service is friendly too.

    Tried it out for dinner with my brother and his wife the other evening. We decided to share the assorted handmade appetizer platter for $19. The price is high for an app but they do give you a lot to sample from on the platter and it was all very tasty so it's definitely worth the price. We got small Greek salads served before our meals. The greens were fresh and the salads were very good with just the right amount of feta cheese and dressing. For dinner we tried the Moussaka (eggplant, potato, cheese casserole), the Ionian Seafood Pikilia, which is fancy way of saying a seafood combo, and the Garlic Shrimp Florentine. Here's where we had a couple of missteps, one minor and one major. First the minor misstep. The Seafood Pikilia was supposed to have the fresh fish of the day (which was Bronzini - Mediterranean sea bass) as one of its components. Instead it came out with Salmon on it. The Bronzini had even been pitched to us as one of the specials. It wasn't earth shattering but why the substitution without mention of it? Fortunately my brother likes Salmon so it wasn't a big issue. The major misstep was with my Garlic Shrimp Florentine. It's described on the menu as jumbo shrimp sauteed in olive oil with fresh garlic and fresh baby spinach finished with a rich cream sauce served over rice pilaf. Heavy emphasis on the GARLIC! I can't imagine that a mistake wasn't made in the kitchen because all you could taste was garlic. It had enough garlic in it for 4 dishes. I let my brother taste it and he is a garlic nut, you know the type that thinks you can always have more garlic in a dish, and he got wide eyed and said "wow, that's a lot of garlic". Unfortunately all I could taste was garlic so it was a definite disappointment. The shrimp on the dish were also a far cry from being jumbo, more like medium shrimp. I only ate a couple of bites and thought about sending the dish back but I had such a long day and was so exhausted I just didn't have it in me to bother. Our server was pleasant enough and provided good service. I actually was really struggling on whether to give 3 stars or 2 for this review. So much about the restaurant was good and the food was really cooked well, but it in the end I just couldn't get past that excessive garlic in the shrimp florentine as it made the dish borderline inedible - unless you're someone that likes eating warm creamed garlic over rice.

    Let me start by saying I've eaten her at least 15 times and I promise you that as a "salad expert" this place has THE BEST Greek Salad you will ever taste anywhere in the state of Pennsylvania. I don't know if it's the dressing, the seasoning, the fresh ingredients, seasoned chicken or the perfectly warmed pita bread, but it is worth traveling for. Is a salad worth a 4 out of 5 rating? Ok, so i've tried other menu items and they're pretty much as good. Why not a 5 out of 5? Dinner menu is a tiny bit pricey and the atmosphere is a little antiquated BUT its BYOB...

    A surprisingly solid experience. Went there on a lark for my pre- birthday dinner. Had low expectations due to the rampancy of mediocre, cookie-cutter mediterranean food. We arrived towards the end of the night, but we were fully accommodated. The space is mid-sized, but well used. Low light & the deeper color scheme contribute to a relaxed vibe. The service was friendly, thorough, & professional throughout the evening. We ordered both the mixed grill & the appetizer sampler. They arrived quite promptly considering the amount & diversity of food involved in the dishes, but not fast enough to cause alarm. Everything was nicely presented, hot, fresh tasting, & cooked properly. We especially enjoyed the tzatziki & the tomato based dip on the appetizer platter, as well as the tasty spanikopita. One of main criteria for sizing up a Mediterranean restaurant is by their spinach pie. This one was well seasoned, & rich tasting very satisfying. For the mixed grill, we felt that the Greek meatballs, & the orange infused sausage stood out from the crowd. For dessert, we were presented with a surprising array of choices spread across a case by the front entrance, a tableside tray of selections, & a few choices from the kitchen. We tried both a Phyllo custard with caramelized honey, & a cinnamon ice cream with chunks of actual baklava in it. Both were unique & delicious, and came in ample portions as well. Though the honey on the custard dish quickly hardened & become a challenge to eat. One notable question for us though, was exactly how much of the food is made in-house,& how much is bought-in? The spanikopita, & some of the dessert.offerings seemed pre-made. Not bad, just not truly original. Overall though, the Olive Tree delivered a satisfying experience across the board. Will certainly return.

    I have dined here on three occasions and have never been disappointed. We enjoyed the appetizer sampler for 4 and it has something for everyone. I am the only one in my house that likes lamb, so I have enjoyed the kebabs here. My wife had the flounder and said it was great. Since this is a BYO restaurant, we always bring a red wine from home which saves us considerably. The staff is always pleasant as well. Take a break from the chain restaurants, check out the menu online and give the Olive Tree a try.

    Great food. Went with family to celebrate a birthday had a total of 13 peeps. Quick service, food was hot and delicisious. I had the vodka penne pasta and the portion was huge! The lamb meatballs were great as well as the appetizers. All portions seemed to be plentiful and all had enough for leftovers. The atmosphere is a little boring but our waitress and the staff was great. True authentic mediterrian food and very tasty. I'll be back!

    Amazing food, so filling. They have great apps that are huge great for splitting and trying new things out. The cheesecake is great. I force myself to save room for it. Try anything you want, i have yet to be sorry.

    Is it fair to drop a restaurant a star just because it's so far away from Philly? I say "yes", and, unfair or not, it's my review. We drove out to Downingtown for a surprise birthday party for a friend. She is a good friend, hence the hour drive. Anyway, while we didn't know that it was a BYO before we got there, it soon became apparent (when we were offered lemonade or iced tea). Luckily, the wonderfully attentive waitress was happy to give us directions to the (very close) liquor store. I really don't have anything negative to say about this restaurant. The waitstaff was attentive and knowledgeable, the food was incredible, and the portions were more than reasonable. I had the fish of the day, a grilled Bronzino, that was definitely worth every penny (and it wasn't cheap). All the traditional Greek specialties were just as good (hummus, baklava, etc), although the moussaka may have been a little heavy on the meat and light on the cream sauce. So if you ever feel the need to drive an hour for dinner, the Olive Tree is definitely worth it.

    We've been here a few times with friends, it always awesome. The food is always fresh and very tastie. The grilled calimari and bruschetta is the best. A great BYOB to enjoy a great night out. They recently remodeled the dining area, it's a very nice atmosphere to enjoy a great meal anytime.

    I went here last week with a friend who is gluten free. I heard many good things about this restaurant and wasn't impressed. We went around 3:45 for a late lunch/early dinner and were the only ones in the restaurant. I ordered the grilled vegetable sandwich and asked for hummus instead of tzatziki sauce and no dressing on my salad. Our waitress was nice however, I constantly had to hunt her down for refills in our waters which was annoying considering we were the only ones there. When our food arrived, I took one bite of my sandwich and noticed there was tzatziki sauce and there was dressing on my salad. I sent the meal back and had to wait a long time for a new sandwich. I was pretty annoyed when my new sandwich arrived on a soggy pita with a small amount of hummus. My friend ordered the vegetarian board and they did accommodate it to make it gluten free but that just meant bigger portions of rice and potatoes and extra olives. I wasn't impressed. Overall, it was an okay place but I would choose somewhere else before going here again. It's overpriced and the food is just okay.

    The highlights of the meal were the mussels and the octopus. Each was in a unique savory sauce. The octopus texture was perfect and had an excellent charred flavor. The mussels red savory sauce had my father trying to eat it by the spoonful. Portions were very large. My only dissapointmen was my tuna steak which was overlooked and dry. My rabble loved everything that they had. I would definitely go back. We showed up with a party of 8 on a Saturday night, and were seated immediately. Service was pretty average.

    Great place for Greek food which can be hard to find. We went for the lunch buffet which had many great options. The Greek salad was delicious. Also loved the pita bread with tziki sauce. The pizza was tasty as well as all the grilled veggies. All very fresh and the buffet kept stocked. I did not try any of the chicken dish but those in my part raved about it. My only disappointment was the quiche ( not much flavor) and there was no hummus! The place is BYOB and also a great place for takeout. Loved the spanakopeta which I got the last time I ordered takeout.

    My friends and I travel an hour to go to this place! The food is consistently fresh, perfectly seasoned, simple and delicious! I don't think we have ever had anything we didn't like. I always recommend getting the grilled calamari (just trust me), and the gyro on a multi grain pita. The moussaka is better than anything I've had elsewhere. Even the salad is better here... You'll see I'm not an enthusiastic reviewer at all times, but we love this place! The one con I have is one of their servers. She's great while you're actively ordering, but the moment you've had dessert, she's basically done with you. You have to work to get drink refills, order things to go, etc. That is always a big minus when my friends and I go in, cause we live far away and yes, we hold up a table for a while but we also spend a lot of money and tip well! Anyway, definitely give this little place a go-- and not just during the buffet. You won't be sorry!

    We ate here for lunch yesterday and had the lunch buffet. We have been here many times for dinner and always had a good experience, so we decided to give the lunch buffet a shot and I'm so glad we did! There was such a great variety of both hot and cold greek/mediterranean options to choose from. On the hot bar there was 4 main dishes: a seafood stew with different fish in a seasoned cream sauce, greek meatballs (so good!), traditional greek moussaka, and some type of grilled chicken souvlaki. I tried a small sample of each and all were very good. There were also a couple of different pita pizzas and seasoned pita fries. My favorite offering was the wide variety of chargrilled vegetables including eggplant, zucchini, red peppers, green peppers, red onions and mushrooms. All were grilled to perfection, perfectly seasoned, and tasted great. They also had a lot of cold options such as greek and house salads, a greek village salad with tomatoes, green peppers, cucumbers, red Onions, olives, salonika peppers, feta Cheese and house dressing (awesome), coleslaw (exceptional), fresh soft pita bread, and some tzatziki sauce that was hands down the best I have ever had! There were other options too that I just can't recall, but everything that I tried was very good. The buffet was $9.99, and for the quality and quantity of food I think it is an exceptional value. In fact, the one woman in the buffet line commented "this shouldn't be so exciting, but it is!" I totally agree! The only thing that was a little disappointing was there were no dessert options on the buffet. I was hoping for maybe one choice like a baklava or karidopita, but no such luck. If you want to order these in addition you can, so not completely out of luck. All in all, a very satisfying meal.     Can only comment on stopping in for a quick lunch and had a taste for a Gyro. It was good, nice size and came with a Greek salad that was crisp and fresh. They offered fries if you didn't care for a salad as a side. I love Gyro's and would say this was as good as any I've had in the Philly area. Service was prompt and friendly. Plenty of free parking and they take all credit cards.

    I just arrived to Philly from Chicago and was looking for a great Greek restaurant in the area. Yelp you came through again. This place is great. I had the Gyro sandwich and wow! The salad that came with it was fresh and the lamb/beef was cooked to perfection. Not greasy and full of flavor. The food was so good I ate there two nights in a row. Next time I'm in Philly, I will be coming back.

    I ordered some dishes here the other day for takeout. I spent about 100 dollars worth and was surprised with the small portions received. I was really disappointed because I did hear good things about it. I paid 23 dollars for a shrimp and scallop dish but had maybe less than a quarter of shredded scallop and the shrimp was just medium and bland. The lam meatballs were hard as a rock and the falaffel fritters weren't even cooked through. In addition, I didn't even receive the potatoes I ordered for my dishes and instead just gave my rice. It is a shame because I love Mediterranean food. I don't know if it was a off night, but I don't think I would come back again.

    I mentally bookmarked this place when a co-worker told me they had homemade baklava ice cream. A few months later, we finally got an opportunity to go. It was around 8 pm on Thurs night and the place was completely packed. I figured there would just be a few people, but I was wrong. After waiting a little bit, our table was cleared and we sat down. The one thing I liked about their menu was they offered a lot of sampler choices so you could try a little everything especially if you're not familiar with Greek food. We started with their sample dip appetizer which included Tzatziki, hummus, and another dip I'm not sure what it was. This was perfect since Jeff got this Tzatziki and I got my hummus. I ordered the moussaka (eggplant, potato, cheese casserole) and it was good. it was definitely not as heavy as other moussaka's I've had before. Jeff ordered the chicken with prosciutto in Vodka sauce. He says, "The chicken was flavorful, but the prosciutto was a little too thick for my liking. The sauce was delicious." The baklava ice cream was seriously cinnamonized (yes, I made that word up). At one point, it felt like we were eating cinnamon altoids ice cream. My co-worker said that's not how it usually tastes though. It was a bit far for us to go back to, but if it's in your neighborhood, check it out.

    We have been to the Olive Tree Mediterranean Grill 3-4 times in the last few months and the food has been fantastic every time. Served quickly by knowledgeable, friendly staff. We have had salads, sandwiches and the fish special of the day and loved everything. If you like Greek food, you won't be disappointed.

    This was probably my 8th time here. I can at this point say I can make these comments with some merit. The food is just mediocre, at best. The horseradish crusted salmon is good however very salty and always sitting in tons of oil or butter. It seems all the dishes have too much oil. The prices are always high. The prices of the specials are even higher. If I wanted a $34 dollar filet I will tell you I am not getting it here. Seriously, $28 dollar chicken dishes. The atmosphere feels like a converted diner and the lights are normally too bright.

    I've become a fan of BYOB's (as long as the corking fee doesn't go above $5) and this place doesn't charge for that. Like most BYOB's the focus is on food, atmosphere and service. Not a whole lot of atmosphere here but they make up for it in the food and service. Stick to the meat and seafood dishes and you can't go wrong. The tuna is my favorite.

    We went to Olive Tree for the second time Saturday. This was the second time I ordered a steak. Like the first time the steak came out under cooked. Unlike the first time where they fixed it beautifully and re-plated it, this time it came out an over cooked burnt mess. The crab meat on top of the steak was then dry. For a $38 steak I was not pleased, and no one ever came over to inquire if I was happy. Don't know that we will be returning.

    This Mediterranean (not-quite-Greek) restaurant was the standout of my two week business trip to Exton. Satisfactory portions of food, excellently conceived and prepared. My only complaint was that my server was TOO attentive, interrupting my meal several times to ask everything was OK. Everything was, but I would have enjoyed the food more if I had been left in peace after the first inquiry.
