    We spent a night a the colony hotel and, to be honest, it was just OK. I was expecting a lot more for $170/night. A few good points... The location is absolutely beautiful. If you're looking for a spot where you can just chill out and read or think then the Colony is great. There are lots of spots, indoor and out, to sit and enjoy the view of the Atlantic and read. The Colony is also walking distance to Kenebunkport, so you can literally get at everything by walking or using one of the Colony's bikes. Another high point was the breakfast, included in the price of our room. It went way beyond the standard continental breakfast and included many breakfast staples. One thing about the Colony that rubbed me the wrong way was the amount of noise in the hotel. It felt like the walls were paper thin. I could easily hear folks talking and walking a=in adjacent rooms. Bottom line, a pricey place to chill out and enjoy some beautiful views. I would expect a bit more for $170 per night, hence the 3 stars.

    This is a great hotel in Kennebunkport. It has access to a private beach, salt water pool and a cozy library you can enjoy on a cool August evening. The lunch in their porch dining area is delicious with gorgeous views of the ocean. The rooms are also very comfortable, however if you can rent the house on the side of the hotel, take advantage of it, the views are spectacular, you can hear the waves crash in the evening and you have your own living area. The hotel is within walking distance of the village, as well as the Bush Compound.

    An absolutely stunning location for dinner. The hotel itself is beautiful, and the dining room looks right out onto the ocean. Of course I opted for the lobster (being in Maine and all!) and it was actually one of the cheaper options on the menu at $26. It comes with a side so I chose the garlic mashed potatoes. They serve you bread at the beginning of the meal that is delicious--little knots of bread accompanied by a garlic olive oil and butter. With the lobster they bring out everything: plastic bib, extra napkins, and wet wipes. I ended the meal with the salted caramel cheesecake which was good! My only complaint was that the service was particularly slow despite the restaurant being not at all busy. Dinner took 2.5 hours, which had not been anticipated whatsoever.

    Love the pool area, friendly staff, and great short walk to the beach. The facilities are outdated, but really you should be outside most of the time anyway!

    I'm a wedding photographer and I've shot two weddings here. Both were MAGNIFICENT and I had an amazing time both days! It's a stunning location for a wedding, both for the hotel itself and the surrounding views/beaches. It doesn't get much more "Maine" than this. The staff has always been fantastic, and the food is incredible!

    The Colony is in a beautiful location and deserves its reputation for old world charm. We called at the last minute and booked a small room in the main building with no ac or tv. Never missed either of them. The room was spacious for 2, clean and very comfortable. We even had a large balcony over the entrance. Breakfast buffet is excellent. Highly recommend

    Pet friendly. Absolutely our favorite hotel ever. Pool is beautiful, private beach, breakfast buffet included with stay. Live music on Fridays and Saturdays. Such a charming and classy place! Rooms are beautiful and staff is extremely helpful and friendly. We are going ever year now! Amazing!

    Quick tip to anyone staying in Kenebunkport in Maine. DO NOT stay at The Colony Hotel. I was awakened at 7:30 am by screaming babies and small children out by the pool. I couldn't close my window cuz there's no ac in the room. The maid service started at 8 am with knocking on doors and banging crap around the room. At 8:30 the gardeners fired up the weed wackers and lawn mowers fired up and continued until at least 1 when we told them we were checking out and to cancel our next night. If that wasn't bad enough, I opened my eyes in their pool for a second and had searing pain and my eyes almost swollen shut by the massive amount of chemicals they dump in there. This whole time a screaming kid or baby was only several feet away. To the point where we took our lunch back to our room to eat there just to not have to listen to the ear piercing screams anymore. So, in closing, if your 70 years old, deaf and wake up at 7 every morning or if you feel like paying a lot of money to sit at a day car center with a pool, then The Colony is the place to be. If not, do your self a favor and stay ANYWHERE ELSE! Thanks for pretty much ruining the first day of my honeymoon. Two stars for the comfy bed, nice view and intermittent but free wifi.

    I'd be tempted to give 5-stars because they are so extremely dog friendly here... We brought Ben-Boy here and he was welcomed with open arms. Its a beautiful, tranquil setting. What you would expect for a nice hotel along the Maine Coast. Adirondack chairs, nice pool, dining area, the Marine Bar was cool, very rustic. Yeaahhhhh, Yeahhhhhh. The walls are paper thin, that was one of the drawbacks. It can get kind of loud, if you are a light sleeper... We had a room facing the road / the front and heard everything, were woken up early both mornings... Also, there are no fridges in the room, you can only do so much with a small ice bucket. It certainly is a nice place, only a couple minor quirks which restricted the overall rating. Yeahhhhhh, yeaaahhhhhh.. Big time, big time.

    This grand hotel celebrates it's 100th anniversary this year, 2014. The Colony Hotel combines the best of the old and the new. The old: gracious common rooms with high ceilings and huge windows with gorgeous views of the sea, beautifully landscaped grounds, and first rate service. The new: colorful and sumptuous décor, new pool, and delicious food with contemporary touches. I can't recommend The Colony Hotel in Kennebunkport too highly. Guests return year after year, and it's obvious why they do.

    So I can't stay here as I am a 56 year old woman who HAS to have air conditioning....saw the rooms and they are super small but nice...sound is an issue for me...BUT.....the pool area is the best! Spend the $30 per person to go there for a day...great view, close to the beach and feels old charm! Make sure and sit in Jennifer's section at the outdoor bar as she is the best around!!

    This review will hopefully be given a chance to be made right, but I'm so angry that it's going up right now. Angry doesn't even begin to describe it. My parents (ages 75 and 74, respectively), are traveling throughout New England this week. They are taking a trip to celebrate the end of my mom's brutal 10 month breast cancer treatment for a very rare and aggressive type of breast cancer. This is their celebration that she made it through this part of the battle, and it is their opportunity to relax and enjoy some time away from California, where she has been tied down to doctors appointments and chemo chairs for the better part of 2015. My parents checked into this hotel, today, 9/21/15, getting one of only two rooms in the entire hotel with a balcony, (at a not cheap $350 a night, by the way). My dad was so happy and excited to share this special place with the family that he emailed us a picture of the property, sharing his delight with the beautiful hotel, and my mom also posted a picture on Facebook of the gorgeous sunset from their balcony. Their peaceful, relaxing evening was interrupted by a knock on their door from one of the hotel employees, accusing them of smoking on their balcony. My parents explained that they were definitely NOT smoking on the balcony, nor anywhere on the hotel property as neither of them smoke. The employee (whose name I do not know at this time, but believe me, I will find out), insisted that they were definitely smoking. After some more conversation that led nowhere, the employee left and my parents were left reeling in their room. It was not a pleasant exchange. My mom chose to go downstairs about twenty minutes later (around 7:30pm) to try to smooth things over, as the hotel employee had been extremely accusatory and unprofessional. After waiting at the empty front desk for several minutes, and no one showed up, she walked to a door that led to an employee area. She knocked, and it was opened by an employee who said he was the manager on duty. My mom explained the situation to him, and he not only wasn't helpful, but he told her that HE and another employee had seen my parents smoking on the balcony. No amount of discussion from my mom could convince him otherwise. My dad joined in on the discussion and again, it was handled very poorly by the hotel staff. The employees would not accept the claim from my parents that there had been zero smoking going on. I don't know what their reasons for this claim are, but let me tell you this. I am not going to let this drop. I am not even going to speculate about their possible reasons for harassing my parents, but this treatment and customer service is not only unacceptable, it is REPREHENSIBLE. My hopes lie in the fact that the actual hotel manager can come in in the morning and somehow make things right. I will update as necessary......

    Spent only one night here, that's my only complaint. When making the reservation we were told that the main hotel has no AC or tv....to preserve the historic aspect of the hotel. We opted for one of the two guest houses they offer...directly next to the main building. They have a more "cottage" atmosphere. Newer, so clean, nice bathrooms, and pet friendly...As is the whole resort. Great pool, bar, restaurant, and breakfast buffet. They have bikes available to use for no charge. I loved everything about this place. Cannot beat the views. I will definitely be back soon! And for longer!

    While it is one thing to maintain the integrity of an old building (no air conditioning), the Colony Hotel seems to use it as a crutch/excuse for things that could be better. The rooms are somewhat charming if you like that "my grandmother died in here" type feel. There is definitely an opportunity to maintain the integrity of the hotel while creating what could be a more "restoration hardware meets Maine" concept in the rooms. Another complaint I have is that they first put us in a room next to the bar. When I say next to the bar, I mean that the room was literally in between the bar and the mens room. The walls were so thin that I could hear every word the waitress was saying about the couple she was waiting on as she complained to the bartender. I was blown away that they rent this room to guests, it has no business being a hotel room. They understood at the front desk and switched us, so not a major issue, but it was touch and go because of a full house. I feel bad for the person that gets that room. The property grounds are definitely maintained well and you can walk down to a public beach with ease. The pool area is interesting...it is a diverse mix of families, couples, and everything in between. It definitely felt more like a pool in Orlando (that is a negative) than Maine and I can't say that it is awesome as people seem to think in their reviews. Overall the property definitely has its charm, but I think it could be so much better than it is. I think I was just underwhelmed by the entire experience.

    I've never stayed here, but a friend of mine had a bad experience with the management. After leaving a negative review the manager offered them a discounted rate but only if they agreed to remove the negative review. Trying to bribe my friend $100 to remove the negative review is the worst kind of manager. This place needs to take some lessons in customer service.

    The Colony's lobster buffet is the best meal in all of Kennebunkport. We have attended it every summer for many years. Clams, chowder,many veggies, corn on the cob, lobster, prime rib, roast lamb and homemade desserts to die for.

    The place is inexpensive (relative to Boston), but keep in mind it is an older place. Our room was small, but then there was a huge walk-in closet and a large bathroom (and oddly the shower is great compared to most old places like this). No TV (who cares, go walk on the beach), the beds were rickety and lumpy (and noisy), and the walls are thin. But the pillows are AMAZING - so much so that they sell them in the gift shop. They are made out of some sort of magic. And probably down. The location is beautiful, and if for some reason you are into shuffleboard - you are in luck - they totally have that. And a putting green. Because, why not. It seems they must allow dogs, as every dog on the planet was there, and it was awesome (I like dogs). If you don't like dogs, you might not want to stay there, and you disgust me as a person. A bit of a trek to walk down to town, but a pretty walk if it isn't raining - careful at night as there are probably drunk rich kids careening home to their yachts. There is a breakfast every morning, but you are probably better off just going somewhere else, as the food seems to be sparse (as in they put in a small amount, everyone fights over it, and then you wait roughly forever for them to repopulate the stuff). It is far easier to just go somewhere and in exchange for money they give you the actual food you want right into your face. As a 30-something male, I sort of liked the place. BUT if you are an elderly bitter overweight woman - you are going to LOVE this place. They were everywhere and angry, but in that pleased-to-be sort of way - particularly about the lack of scrambled eggs in that aforementioned breakfast thing.

    I got married here. Everything went PERFECT. Christian was our go-to guy and he made sure everything was absolutely perfect. They went above and beyond what they needed to do. The rooms were nice, but small. Of course I was only there for two nights, so it didn't really affect my stay. Everyone who worked there was excellent. Breakfast was also wonderful, an above average continental breakfast. Also, they have a heated pool!

    Old world classy sophistication in a quintessentially Maine setting. The interior is beautiful but highly traditional. The pool area is Immaculate & enjoyable as is the lower level game/lounge area where dining alfresco in a more casual environment is offered. We really enjoyed the slightly formal dining room on the 4th of July for their buffet. Grand yet comfortable w a perfect view of the harbor w high celings & broad windows. The buffet was $39 all one can consume. Tastefully executed, immaculate, gracious servers at every station, & everything was ample & fresh through out the duration w excellent selections. Carving & pasta stations. Veggies/cold salads, crudités, rolls, fresh seasonal fruit. The highlight was the 1-11/2 lbs Maine steamed lobsters served w drawn butter & lemon. Perfection! The dessert table was huge offering a broad variety of decadent confections like Maine blueberry pie/cheesecake, berry trifle, pecan pie, coconut cream pie, carrot cake, red velvet cake- really excellent, mini- tarts, eclairs, etc. Very accommodating staff & pleasant. We retired on the huge porch over looking the grounds & admiring the moonlight view. A lovely evening all around.

    A bit frayed at the edges...but really a "grand hotel" on Ocean Dr.. greeting U with classical red roofs with a central cupola as U approach the hotel conveniently located 1 mile out of Kennebunkport on the way to the G. Bush estate at Walker point.. We stayed at the East House....our room was capacious , well air conditioned, with 46" flat screen TV. The bathroom facilities were better than adequate. The room came with relatively newly painted furniture and a safe with in the closet. There was no refrigerator. The room rates included a better-than-average buffet breakfast.... The grounds were well maintained & included a putting green. Parking was convenient. Once an hour you could take a shuttle into town... Since parking in Kennebunkport during the summer season is a pain, this is a real plus... Since there are many very good restaurants in the Kennebunkport area, we chose not to have our dinners at the hotel.... Another big plus for the Colony is the veranda overlooking the bay and the beaches... Simply peace on earth... By the way.... this is a dog friendly hotel..... If you don't want to leave your pooch at home, Colony is the place for you... Finally we cannot forget the staff..... They're friendly and well-trained.... But don't expect to find a dedicated concierge .

    There were some cons of this place that aggravated me over the trip but for the most part I did love this place. I think if I had paid for our trip I might feel differently. Good: Beautiful spot and beautiful hotel. The pool was perfect when it was heated at night. The breakfast buffet was delightful with wonderful staff. Lots to do in the area, a great time. Bad: The wifi came in and out so when I wanted to check email or look up a restaurant it took me forever. The cell phone range was pretty much non-existent. The food at the hotel isn't worth how much it costs. I was also pretty surprised I had to ask them to turn on the lights for the pool at 8pm one of the nights, seemed dangerous to have the pool so dark. Also as others noted the walls ARE very thin, you can hear everything and somehow all the noise outside echoes into the rooms. Overall the place was nice, I'd just recommend they work on some of upgrades.

    There are no words to describe how awful the hotel management is. After an error (on the Colony's part) in booking a room too small for our party of 3, we were unable to add a cot to accommodate all in our party. When Roslyn, the manager on duty, refused to honor the room rate available at the time of our booking for the larger room we actually needed, and refused to assist us in finding a hotel with availability for our party, we left and went down the road to the Nonantum. Gosh that Roslyn was rude and condescending. Definitely not well-suited to the hospitality industry.

    I love this place so much that after a visit my husband and I decided to get married here. You can't get more New England post card and the staff was so nice. The food has always been good on our individual visits and as far as our wedding food people still talk about how amazing everything was. The one thing you have to pay attention to is that some rooms have TVs and others don't so double check when booking the room not many people think to ask about it but it matters to some people. Oh PS the breakfast that comes free with your stay is really good.

    The Colony is a New England classic with a great setting. However, I believe it is resting on past laurels and an older client base not interested in the latest amenities. The hotel needs some updating to be on the par with some of the other resorts of similar ilk. This includes the Mermaid Bar which looks over the pool and ocean. The staff is great but the setting needs some buffing up and the jazz band of old guys is quaint but not likely to appeal to those under 60. The question is how they will make change

    Once you enter this classy joint, you expect any member from the Bush clan to enter at any moment. This place definitely has an old east coast money vibe to it. When booking a room, ask for air conditioning and tv (yes west-coasters, these are options). Ideally, you will get a room down in a separate building away from the main hotel. Our room was spacious, frigid air con, and a really nicely updated bathroom. Came here for a friend's wedding, but would recommend it if you are every in the Kennebunkport area.

    There are a lot of things I loved about the Colony Hotel, but there were also a few fairly significant drawbacks. First the pros: Above all other things, the Colony Hotel is gorgeous. It's a massive inn situated right on the water, and there is a ton of outdoor space where you can enjoy the view (weather permitting). They also include a warm breakfast in the cost of your room. If you've seen the prices in the area, you know what a great value that is. When I was there, the buffet included biscuits, gravy, eggs, bacon, bagels, baked goods, and prunes, among other things. The prunes made me laugh a little, given that almost everyone there was much older. Another great thing about the Colony is that the staff is super friendly. There wasn't a single employee who was anything less than positive. The front desk employee walked us to our room, helped with doors and bags, and then proceeded to offer suggestions for late night snacking. Of course, nothing is perfect, and the Colony had some pretty major downsides. The walls were very thin, and it was possible to hear neighbors' conversations clearly. If you're an early-to-bed type, you probably won't mind, as most of the patrons seemed to be older and very respectful. This isn't a place where college kids party into the night. I did feel a little rude for staying up until midnight, even though I made a point of being very quiet. The nearby rooms were silent after about 10:30pm. The room also lacked a television, which wasn't a big deal to me, but I could see how it might bother someone who wanted to veg out at the end of a long day. The worst thing, though, is that the room was COLD. The heater didn't appear to work, and the natural room temperature was, to put it kindly, very crisp. I eventually got to sleep after taking a hot shower and letting the steam flow out into the room, but it was much colder than I would have liked. If you are the type who prefers a room that's slightly cooler than room temperature, though, you'd probably be okay. One more tip - if you're looking for last minute lodging and you're in the area at an off-peak time, call the hotel and ask what kind of rate they can offer. We got a rate that was 30% less than the lowest published rate, along with an upgrade to partial ocean view upon check-in. They get to fill unused inventory, you get a deal, and everyone is happy.

    Love coming here and been coming here for 10 years. Would've given it 5 stars except for this last visit when they tried to take more money out of our account for our reservation than originally promised with less than believable reasons. It would've been nice for a heads up before we got there rather than springing it on you when you're just checking in. Their wifi was working the first 2 days of the trip and then wasn't working for the last night. Unfortunately their cliental has gone down over the years, and as luck would have it, we always come when there's at least one wedding. This year I've never seen the brattiest kids, loudest dogs, even some less than together people coming back to their rooms after a few drinks, but I'll blame that on the wedding parties. Honestly, I love everything about this place, but it's almost come to the point where I'd rather stay at some place down the road and drive up to enjoy their porch.

    If you have an event planned at The Colony, it will be in a beautiful, but the headache you risk is not worth it! My husband and I held our rehearsal dinner at The Colony over Memorial Day weekend this year. It was opening weekend for them, which inevitably comes with a greater chance of things going awry, but we could not have anticipated things would have gotten as bad as they did. We had a BBQ Buffet on the Mezzanine by the pool with roughly 60 adults. As far as event glitches are concerned, I had asked for corn bread to be included in the buffet which it was not, and they set up the open bar which was beer and wine only, with all liquor bottles on it. They put the liquor away when I asked, and the "Event Capitan" was apologetic about the corn bread, but at that point nothing could be done. Overall we felt as though the event was a success, and didn't think about it again, until 1 day into our honeymoon, when we noticed something was not right with our credit card. It turns out The Colony had double-charged us for the remainder of the event and added a miscellaneous charge for over $4,000 in incorrect charges! I called The Colony immediately, and was required to prove their mistake, before they would address the issue. Luckily, I was able to take a screen shot of my credit statement and email it. Within a day I had confirmation that a mistake was made on their end and we would get reimbursed. All was well, I assumed, until 2 days later when I checked my credit account and saw that there were 2 more charges from The Colony. At this point The Colony had mistakenly charged me a total of almost $6,000! We were told by the accounting department the 2 charges were an authorization charge and what we still owed for the event. The amount we supposedly still owed was completely incorrect and, after a week of back and forth it was determined that the incorrect charge was a result of counting babies and adults at the adult price and we were being charged for the liquor consumed, the liquor my guests had paid cash for the night of the event. After 2 weeks, we finally seem to have it cleared up, but even in the final statement from the Hotel summarizing the mistakes and charges, they left out one of the erroneous charges. I understand that mistakes happen, especially when it is opening weekend and people are learning a new system, and the Sales Manager did apologize multiple times throughout our many emails back and forth. However, at no point in this process did I get acknowledgement or compensation of the forgotten corn bread, nor did the Colony offer any sort of compensation- this was the last thing I wanted to be dealing with on my honeymoon. If there had been some more effort on their part, I would not have felt compelled to write this review. If you choose to hold your event here, it may be in a beautiful location, but it is in no way worth the headache and risk of abuse to your credit card afterwards!

    The Friday night seafood buffet is terrific. Steamed clams, clam chowder, salads, breads, boiled lobsters, salmon, meats, chicken, pasta, assorted potatoes, corn on the cob, and an amazing dessert selection (I particularly liked the coconut cake).

    A beautiful 100 year old wooden, steepled "old Maine luxury" hotel on a bluff overlooking the ocean. This traditional place remains mostly unchanged - which is how it should be. It's Maine Casual... (nobody really dresses up unless its for one of the many weddings happening on the grounds). It's quiet and relaxing. There is a large dining room with a wrap-around porch overlooking the sea where the included-breakfast is served. It's a great way to start your day and it stays open until 10am. Casual... even swim suits with cover ups work there. The extremely large salt-water pool also overlooks the ocean. The pool is surrounded by locally-made wooden chaise lounges with blue upholstered cushions and thick white towels dispensed by one of the uniformed pool boy. They serve lunch right there poolside at the Marine bar below umbrella tables (lunch could be better, but nobody can beat the view). One of the young waiters meandering through the guests sunning would be happy to bring you something from the bar. The Colony beach is a very short walk downhill. It is directly adjacent to the Kennebunkport Beach. It has some nice sand but wear your flip flops, because you are going to walk over about 10' of ocean-washed stones to get to it. (which is no big deal...) Dogs? It is a Dog Friendly hotel... and you'll see plenty of well-behaved dogs around. Rooms - OK... now, before you freak out, the large main building (the one with all the views) is not air conditioned and there are not any TV's in those rooms. RELAX. You are on vacation in MAINE. Normally there is a nice, cool breeze flowing through your open windows and the ceiling fan and portable fans do a great job of keeping you cool even in the summers (truth be told... we've been staying there for about 14 consecutive summers... and i've been warm at night maybe a total of two nights in all that time). What? No TV. You'll get over it. Read a book. If you really can't handle the withdrawal of the idiot box - there is a TV room off the main lobby. Also - if you just HAVE to have your TV and A/C - they DO have a couple of adjacent buildings that offer rooms with those amenities built right in, but you'll miss the amazing views. I'm telling you... I'm a TV Addict and our home Central A/C is cranked to 69 degrees... yet Maine is all about "the way life should be" - and that's at The Colony Hotel - pool side or on one of the big porches with a drink in your hand, a book by the other and your sweetie by your side. Give this place a go. Rooms are avaialable at a variety of price points - from high to low, but they all include the amazing grounds, huge porches, the pool, the dining room, the lobby, etc... For our family - it hasn't been summer if we haven't been to The Colony. Chris from Cincinnati

    Beautiful setting. Decent location. Nice breakfast buffet included with your stay. Stayed in the outer buildings with air and tv because of kids. Good sized room and nicely decorated. The rooms can still be noisy. Our room smelled musty/moldy - I think it may have been the shower curtain. The private beach is nice but not one you can do much more than sunbathe or walk along on. The pool is beautiful - bring goggles if you have kids, the saltwater is very strong and burns. The food at the poolside pub is also not bad. If you find a good deal here, it is worth a go.

    Real good experience here, but with one BIG negative. The looks of the place are exactly what you would expect--a grand, white clapboard hotel. The location is excellent. Less than a one-mile, easy, picturesque walk to the center of town. Set by the water, the views are excellent and you can have breakfast (included, good for buffet) or drinks or just sit on the veranda and look out over the ocean. Friendly service. The hotel was built in 1900 and supposedly renovated in early 2000's. It does not have air conditioning, so you better hope for nice cooler weather. The bathrooms are older anr cramped. In short, don't expect the ammenities of a newly-built 5 star place. It is an old seaside hotel that looks the part and in that respect is what you should be looking for in this area. So, what's the negative? The noise. There is no soundproofing whatever. There was a wedding reception in the restaurant below and we felt like we were sitting by the bandstand, even with windows closed (thankfully, it was good music and not too late). Anything that happens in the hallway, you hear (and that includes doors slamming all the time, since they are not restrained by any sort of cushioning mechanism). But we could deal with that. The big problem is that you can hear EVERY SINGLE STEP OR MOVEMENT that the people in the room above you (and, I suspect, their neighbors) make. I mean, I've never been somewhere where every step in the room above is a huge blast of noise in your room. The folks above our room were early wakers and were walking around at 5:55 am! I would go back to this hotel, but only on the condition that they guaranteed me a room on the top floor. The rest of the noise I can deal with, but not the constant noise from above.

    If you ever stay at this hotel and order room service, ask if Delroy is working. He's the ever-smiling jamaican guy who balances trays on his shiny bald head. Give him a BIG old tip... he's awesome! I'm not even sure if he still works here, but it's worth a try!
