    Probably the number one reason to stay here is the location. I have stayed at a few B&B's in Annapolis and while this wasn't my favorite, it's location right outside the main Naval Academy gate is great. It is also a hop skip to State Circle & mainstreet Annapolis. The main proprietors of the Inn were on vacation so they had a substiute manager. While I wasn't in Annapolis to watch tv and while we were staying in a B&B, I thought the tiny tv was dated. My real disappointment was on our final day. Upon checking in, we told the substitue manager that we had to check out at 0600 so would miss breakfast on the final day. However, he said he would have a to go bag with fruit and muffin. How nice! But morning of departure - you guessed it - no to go bag. I wouldn't have been disappointed if he hadn't offered but we were pretty bummed upon leaving - so not a great send off. Oh, and no fault of the Inn's but ask in the future how many flights up your room is - hauling your bags can be problematic if you are on a top floor of one of these old Inns. While the prices seem steep - everything in Annapolis is pricey.

    Excellent location and has it's own parking spaces behind the house. Parking is prime so this is definitely a plus. Charlotte, one of the owner, is super friendly, nice and very helpful. The house is clean. It is an old Victorian house so if you are not good with steps, then this might not be your best choice. Or you can ask for second floor instead of third floor rooms. I agree with other reviewer that TV is outdated but honestly, we were too busy to even think about watching TV.

    My friend and I stayed at the Flag House Inn during Navy Homecoming last weekend. Our room was small but nicely appointed. A great location, near the city dock and the U.S. Naval Academy. Another plus is off street parking. the owners were very nice and provided a wealth of information to us about Annapolis. Breakfast every morning was excellent. I would deffinetly stay here again.

    Never made it to the B&B. I made a reservation online for the boat show and was quoted a price (different $ before and during the show). Was asked to confirm cancellation policy during reservation request. 24 hrs later receive email with price which is 20% higher and now has 50% non-refundable deposit instead of the usual $30 and 10-day advance notice. I complain about this and get a response telling me that the online reservation system only allows them to put in same $ amount for the entire week and 50% is standard. Clearly not true since I was quote different rates during the same week. Policies posted online should be honored. Sounds like a bait and switch to me.

    Had a great 4th of July weekend over at the Flag House Inn. My boyfriend and I were looking for a nice weekend trip and thought, why not look for an adventure in our own backyard?Annapolis was close by and rich with history and things to do, so we had to find the perfect Inn to go along with it all. The Flag House Inn, run by Charlotte and Bill, is about a 5-10 minute walk from just about everything in Annapolis. We were greeted by our hosts, who were very accommodating with our check-in time, on Friday afternoon. Charlotte showed us around the house and made sure to let us know they were available for advice on the best restaurants and spots around town. Breakfast was delicious both mornings and we really enjoyed talking with our fellow boarders in the beautifully decorated dining room. Later in the evening, my boyfriend and I took advantage of the charming swing on the front porch. We ate our ice cream and people watched. Inn was immaculate, comfortable, and had onsite parking for our car (which we didn't have to use at all due to Annapolis' walkability). Would definitely recommend the Flag House to friends and family, and in fact I already have. We plan on visiting again in the future!

    Had a wonderful stay at Flag House Inn during Memorial Day weekend. We were welcomed with our State Flag hanging from the balcony which was a nice touch. Our host Charlotte and Bill were great. The house is a beautiful Victorian that is perfectly located for enjoying Annapolis by foot. Bonus is free parking and a wonderful breakfast. Best of all is the quiet calm you experience when getting back after a busy day of sight seeing. If your looking for the best deal in town this is it.

    Stayed in the Fleet Suite. Beautiful house, and the room left nothing to be desired. Bill and Charlotte are incredibly sweet and accommodating folks. The rooms in our suite were very nicely furnished. While we enjoyed wonderful privacy, we knew Bill and/or Charlotte were always available should we need anything. Breakfast in the morning was great (fresh fruit, tea, french toast, and sausage). As for location, I couldn't think of a better place to stay, whether you're visiting Annapolis for the first time like we were, or if you've been several times. The gate to the Naval Academy was right across the street from our window, the waterfront was a block and a half away, and no shortage of great bars, restaurants, shops, and historical sites beyond that. Overall, couldn't have asked for a better home base during our first trip to the city. Highly recommend.

    I highly recommend the Flag House Inn B&B. I researched a few of them and chose this one based upon location and reviews. The owners are wonderful, friendly people and very helpful with information about history and things to do in the area. The location can't be beat - you can walk to EVERYTHING. And, free parking on-site is great. The breakfasts were tasty and abundant, and the set-up was useful as I was an individual staying during the time when a family and a few couples were there. I fit right in. My room was on the top floor, but the owner Bill, was more than willing to haul my bag up/down the stairs, so I didn't really notice how high up my room was. I liked that the owners had their own area for living and that each room at the Inn had their own bathroom. The amenities in the rooms were perfect - as if they owners knew exactly what I would need. And, the free Wi-Fi was a plus. As an individual staying in a double room, I thought my fee was a little high. But, everything in Annapolis is expensive, so everything else made up for it. I would definitely stay here again when in the area!
