    It's 80's brass/glass/ain't got no class style. It tries really hard to be nice, but it's a little much. WHO CARES when they rock the potato pancakes like they do??? NOT ME! I mostly just get these when I come here but the Mr. says the omelettes are good, too. Sausages are tasty and no gristle. I love the syrup-pots and little paper cups of soft butter. Mmmmm potato pancakes. The Hostess (she deserves a capital letter) is a nutty older lady who HUMMMMS to herself constantly while she bustles around. She rarely speaks, just hums. I think she seems a little unhinged, but if the humming keeps her from machine-gunning this place she's been shackled to for a long time (at least 20+years that I'm aware of) then it's a small price to pay. The service is mediocre to poor. The coffee is pretty cruddy. Who cares? Not me!!! Mmmmmmm....

    If you want to go to an Original Pancake House, go to the one in Kirkland. Their omelettes are unique, made Spanish style by *baking*, which makes them fluffy and awesome. You also seem to get way more food for your $ -- everything comes with everything, and if you want to upgrade your pancakes (which comes with just about any breakfast you order), it's just a dollar more. Or if you want breakfast in the same area as this place, go to Patty's Eggnest for better food. Both this location and the Kirkland location are currently participating on Restaurant.com -- but watch out using it here. I got attitude about it, and the cashier refused to apply my mom's senior discount (even though it's a restaurant policy, not a separate certificate we had -- what if she'd ordered one of the senior-only meals?). Don't participate in a discount program then get pissy when people use it. The food was average (and unlike the Kirkland location, didn't come with everything), the location dismal, and you get attitude when using discounts sanctioned by the restaurant. I won't be back.

    FPH is a FIVE STAR FAMILY BREAKFAST SPOT. We absolutly LOVED this place. I'm one who doesn't care if a restaurant looks like my grandmas living room, so long as the food is good. Okay so my major qualm at breakfast places is that I want breakfast with eggs and toast and hashbrowns..but i also want just one specialty pancake..not 2 or 3 yucky buttermilks. But they never have that type of combo and i end up ordering two breakfasts, while my mate (who DOES have a hollow leg) finishes the rest. BUT ALAS! the FPH has a combo JUST FOR ME!! i was extactic when i saw i could sub the 3 buttermilks on my combo for a delicous SWEDISH SOUR CREAM AND BERRY pancake! The Family Pancake house made all my breakfast dreams come true..and it's really reasonably priced.

    Pretty much your traditional breakfast place, and as long as you stick to that you won't be disappointed (except for the eggs benny, not the best). The pancakes, of which there are many varieties, are excellent - I prefer the potato ones with green onions inside, my 2 y/o loves the swedish & buttermilk. Coffee is OK, service is generally good, and even when they're very busy you still get in an out in pretty good time, essential to me for any good "family" restaurant since nothing can ruin a good meal more quickly than a bored child. And if you're in the mood for meat, eggs, & 'browns you gotta try Bob's Big Breakfast - best deal around!

    Someone made it smell like syrup in my office at around 11:30 today. WTF? How did they do that?? What were they eating? At any rate - I had to get me something with syrup on it I was off to get my piece of shit luxury car out of hock from the service department at Mercedes of Lynnwood and thought I might hit up a Sheri's or some such acceptable purveyor of syrup covered fare. As I was driving south on 99 through Edmonds I spotted the FPH on my left - I nearly killed myself and a couple other folks making a fast turn across the highway. The ambiance is perfect! Clean, speckled with seniors having a nice discounted lunch. I was seated in a small booth and given my homey green menu. Pigs in a Blanket please - or rather "Three Little Pigs". My food arrived swiftly with a tin tea pot of warm syrup and two cups filled with perfectly scooped butter. I went about slopping butter all over the three pancake/sausage burritos, doused them with a sickening amount of syrup and dug in. Num. So happy. Syrup all over my shirt by the end of it. So proud. The service was great, the pancakes were perfectly fluffy and moist - not sweet on their own at all. Loved it. Will go back for one of their many crepe specialties soon!

    This place was great, it's in the same style of pancake house that my grandparents used to take me to as a kid. Came here expecting good ol' American breakfast fare and they did not disappoint. The Farmers' Omelet was especially delicious and awesomely proportioned, and my wife built her own omelet of sausage, mushrooms and green peppers, which also rocked. No complaints.

    Get the buttermilk pancakes. GET. THE. PANCAKES. Seriously, you will regret it if you don't. The service sucks, it's usually always busy with a line out the door, and don't dare ask them to split the bill. I asked once and the counter lady called me a liar. WTF indeed. The price is right for the fare (about $10/person usually), the coffee sucks, and everytime we've gone we've always had to endure strange conversations from the table next to us. Last time, a husband and wife (both about 85 years old) were eating the lunch special, the wife took a chip off the husband's plate and he smacked her and then said he'd "take her arm off" if she took another chip from him. Another time we heard a table discussing their favorite "rock stars" from the 60's. But it's all worth it for the pancakes. Oh and the omelettes are really good too. They're frickin' huge, they seriously take up the entire plate and they also come with the pancakes, though you won't be able to eat all of it. I don't know about you guys but after years of eating at IHOP, tasting pancakes that are actually good is like heaven. And I don't even like pancakes. For real.

    Good Food! Breakfast All-Day!!! Now that's my style!!!! The food is pretty darn good! The pancakes are a must, the original or the potato are very good! Great spot to sit down with family and have a nice family get together over some good old fashion food! Nothing too fancy! No Starbucks at this joint! Just a plain cup of Joe and good food, to relax with! Nice and simple! What else do you need!

    We were in the mood for "brinner" Sunday night and thought we'd try this place. We've driven by it a million times and it always seemed busy, so how bad could it be right? The decor is your typical 80's brass and glass, although I didn't notice the dust that another reviewer spoke of. Could be I'm too used to dust in my own place to notice! We were seated promptly, but unfortunately had to wait a good 15 minutes before anyone would come to take even a drink order, let alone make eye contact with us. I'd say that service is definitely their downfall. I usually understand if a wait person is super busy, especially if they give you a smile and an "I'll be right with you". That just didn't happen here. But then there was the food! I ordered "Bob's Special". That's 2 eggs, 3 buttermilk pancakes, 3 sausages, bacon and hash browns. Everything was AWESOME, barring the hash browns, but who cares with all that other great food on the plate. I believe that dish was under $9. My dining companion had the Swedish Platter. 3 "french pancakes" or crepes (but such a tender consistency, not rubbery like crepes can be) with lingonberry jam, two eggs, sausage and bacon. The pancakes and crepes were really to die for. Light and a little crispy on the edges. And who can complain about warm syrup and lots of butter? The bacon was really incredible. Mostly meat and little fat. All I can say is, this is pancake house, not Canlis. The decor is not great, there are a ton of older patrons and the service is spotty, but the FOOOOOOOD! That makes it all worth it.

    The breakfast is done right here and never will dissapoint a hungry customer. I always get swedish pancakes and they nailed it baby. Great place to eat before going to church and overall good. Theres other better breakfast places out there (maltby cafe) but, too far to drive for me. I'm happy with here. Have yet to try the dinner

    Food is good but uneven but you can't go wrong with the breakfast items. But the service....... such poor or careless service should always reflect on the manager. Someone here is just not paying attention. Every time I go here I say to myself, thats the last time! Then after several months or even a year I try it again and I'm disapointed all over again. Once you get your food apparently you become invisible. This has always been the case here even when it's not crowded. Service, people, service, service service. Just try and remember what the name of your industry is. It's the SERVICE INDUSTRY! If your personal life is more important than your job than get another job. Wait staffs need to learn the basics. I wish that this place could rate higher but not the way its' run right now.

    FPH Knows Pancakes: If you like buttermilk pancakes, good buttermilk pancakes, buttermilk pancakes that you don't need an engine hoist to put up to your mouth because they're too heavy (okay, I exaggerated a little), then Family Pancake House is the place to go. These are pancakes like I remember that actually taste like buttermilk pancakes. Unlike some places, they are not thick and heavy and your butter and syrup won't get absorbed into the fourth dimension. They are still filling though. FPH gives you three pancakes with just about every breakfast dish unless you request otherwise. While their other breakfast items are no comparison to say, Vera's Restaurant, they are still quite good and their prices are very reasonable. FPH takes pretty much all payment methods save bartering. If you go on a Sunday, the earlier you arrive, the better. They are an awful popular place and the wait can get long when they get busy.

    Waitress wasnt very nice or attentive, but maybe too much to ask from edmonds...but the food was ok. My waffles were overcooked but the rest of my breakfast was delish. Was definately better the first time we went and it seems always full since its small. Not my fav....but will work when ur hungry and close by.

    The waitresses in these places always scare me. That said, the biscuits and gravy was crap. The hashbrowns were crap. The swedish pancakes were heavenly. I should have listened to the cuz and gone to IHOP instead.

    Sorry to spoil the positive ratings, but my husband and I stopped in this weekend for breakfast. The coffee is Boyd's (no excuse for this in our region) and the interior is clad in dust. Not just any dust, but dust over the polished brass light fixtures and etched glass dividers. The pancakes were a bit doughy and the eggs benedict are to be avoided (gravy is not hollandaise sauce).

    I found this place on G-Maps searching for "pancakes". They have a huge lot and their front doors are wheelchair friendly. I was greeted and seated promptly. My server Tammy was very sweet and was surprised that there are pancake connoisseurs out there (that's me). Since I haven't ever tried a buckwheat pancake, she got me one and let me tell you, I will be trying those from now on! First, there's nothing scary about it. At Family, it was dense (not airy) and wasn't overwhelming in taste. In fact, I had to try to taste the mild molasses to ascertain what was different about this cake. Family's buckwheat pancakes can be eaten plain (with butter) or with syrup. Incredible and filling -- darn thing was huge. I also tried the Farmer's Omelet and that was a huge item as well. I actually left with food still on my plate. So if you want great value, great service, and great food....you've gotta go! Don't forget to try the buckwheat pancakes! Yummy!

    I frequent this place often on a weekend morning after hittin up the local watering hole for some hearty breakfast. I like their large portions and their selection of omlettes. I'm not too big into fruity panckaes or french toast but my friends love the sweets they serve there. I give it only 3 stars because I've had to wait a very long time more than twice to get our orders taken and everytime I go there I'm starving so there ya have it.

    The Pacific Northwest is seriously lacking in restaurants that serve quality meat and potato dishes. Coming from the Midwest, my body craves a turkey dinner every now and then, and FPH fulfills it. Here I get a gigantic plate filled to the brim with potatoes, turkey, cranberry, some random vegetable, and YAMS! Can you believe that? YAMS! I can never even finish half of my plate, but I leave so satisfied and happy that I've finally found a place with a decent turkey dinner after searching high and low. Their eggs are also amazing, it depresses me to think that I love turkey so much I can never order eggs and have to settle for stealing bites off my partner's plate. They are always fluffy and perfectly cooked. The wait staff is very attentive and always has you covered. Totally worth the drive.

    The wait to be seated took about 8 min ( which wouldn't be a big deal if the place were packed and lots of people waiting, but there were lots of tables as it was 2:30) because the person at the register was clueless and had a long line, then he seated the couple ahead of us and never returned. Finally seated by a waitress and waited another 5 for waiter. Food came quickly but was not hot. Made me think they had bacon, sausage, & hash browns in hotel pans at the ready. The pancakes were warm and tasty and the eggs cooked nicely. The browns were anything but, the bacon limp, and the sausage, well, yucky. My 10 year old ordered off the adult menu but got the kids portion. No one offered coffee or asked if we wanted anything to drink at all. Another 1/2 star because the Swedish pancakes were yummy. Quick with the check, but waited a bit at the register. May go again if the girls want the swedish pancakes, but only with a coupon. Quite average.

    Breakfast all day! Moderately priced meals. Good place to bring the rug rats because these folks have been dealing with kids from the first day they opened. Watch out for the crowds on the weekends. It gets really busy but the wait isn't too long.

    My wife and I come here from time to time on weekend mornings to enjoy having someone else cook our breakfast. The food is pretty typical breakfast food. It isn't cheap, but it definitively isn't expensive. It is a step above the normal in taste. I usually get pancakes with eggs and a meat (sausage or bacon). My wife always gets the country rollers because they are just that good to her. All in all I would suggest dropping in here for a quality cooked breakfast at a fair price.

    Overall this place is ok. The French Toast was good, and so was the eggs and hash browns. Don't order the crepes or breakfast burrito. Don't great service on a Sunday, they will be to bust to pay attention to you. And make sure your silverware is clean before you use it! !

    Decent breakfast food on a morning after you have been out late. Upon walking in we were not greeted in a very nice manner. Nobody welcomed us or smiled. A girl eventually came up to us and again, no smile or welcome asked how many and led us to a table. Our server was very nice and friendly. She was really great. I would like her to teach the rest of the staff something about customer service. It was pretty busy when we came in on a Sunday at 1 but the service wasn't as slow as I had been expecting it to be from other reviews. The food was decent. I ordered an omelet with cheese and turkey bacon. Our server informed us there would be an extra charge for the turkey bacon which I said was fine but was surprised to see that charge was $2.89! The omelet came with three pancakes. My husband ordered eggs and sirloin steak and Swedish pancakes (which really resemble Swedish pancakes). Then steak was a little sketchy looking but tasted okay. Upon leaving there was a very grumpy old lady at the cash register. I'm guessing she was the manager or owner. She didn't look up and grabbed my credit card while focusing on a conversation and some receipts with two other servers. She took her time charging me and was going through the receipts while still not looking up at me or smiling. Finally she not so gently put my receipt and card on the register in front of me (did not look up at me still!) at which point in a loud voice I said "thank you." Finally she looked up and said, I'm trying to do three things and once and finally said, "your welcome, have a great day," and smiled. Wow, no wonder the other staff members display poor customer service skills too if that is how you treat people! When a customer is standing in front of you, stop doing three things, look up at them and treat them as paying customers. Probably not a place I'll come back too unless I need another recover from hangover breakfast.

    The food here is okay, but nothing to write home about. I like how there is the option between corned beef hash from a can, or homemade. It's decent, and comes with a pretty big side of toast, hash browns and eggs. I also got to sample the chicken fried steak and that was pretty good. The sauce really went well with the crispy texture of the steak breeding, even with the steak being reasonably tender on the inside. Service is pretty good here, kind of the level of friendliness you'd expect from a diner. Water, coffee and soda were topped up regularly and we were checked on. It wasn't obvious that you had to take your check to the front to cash out. We were sitting there for a while before someone told us about that, oops. There is a decent and reasonably priced senior menu here as well.

    My husband & I just moved here from Northern California and are constantly on the hunt for a really good biscuits & gravy breakfast (because I am incapable of making white gravy at home). This place is NOT it. The gravy was bland and I had to ask the waitress if they used sausage or hamburger because I couldn't taste it. Hash browns and eggs were cooked the way I asked but my husband was kind of picking at his plate and he's normally a hoover. It's pretty rare for us to leave food behind, especially if we're paying $12 / head, but we did. And we're not going back.

    If you have time constraints, don't come here on the weekend. Or on a holiday. However, if you don't have any particular place to be and have two hours to hang around for breakfast, then this may be the place for you. I go by here all the time. A group of us decided to meet up here because it was conveniently located close to our final destination. We met at 9:30am. The waiting area is very small. I was surprised to see that they didn't have a check-in list. Therefore, each time, one of two hostesses would say, "I'm not sure who's next but I can seat someone." :-| You don't need a fancy list. You literally need a blank sheet of paper where people write their name and number in their party (which they did as we were leaving). After being seated at 9:50am, we waited for another 15 minutes to have our order taken. We attempted to flag down one of two servers down and she informed us that she had one more table before us. We were relieved to hear that she had a system. When she came over, she explained that there was a group of 30 people that just left. That made me feel more sympathetic. Then she said that they didn't realize it was going to be busy today. My sympathy faded away as there is ALWAYS a full parking lot when I drive by on the weekends. Our food came about 20 minutes later. My kiddo loves pancakes of all kinds! After eating one of three pancakes, my pancake loving kiddo refused to eat anymore. Similarly, there was a refusal to eat the thin, fatty pieces of bacon. I also refused to eat the bacon. Thin and fatty - okay. Thin, fatty, limp, and greasy - not okay. The only other thing I ate was eggs and they were okay. After we were done eating, we waited an additional 10 minutes for the check and boxes (for the uneaten pancakes and bacon that would remain uneaten and eventually be composted at my home).

    Decent diner food, slightly overpriced but within expectations. I ordered the Eggs Benedict with pepper bacon. The bacon was great but Hollandaise was so-so. They did cook the eggs medium poached long I had asked so that was awesome. Coffee was spot for a diner. The hashbrowns weren't that great but I avoid them anyway so no net loss.

    Does anyone make their own hollandaise? Can anyone cook a medium pork chop? Can the server not notice when a guest is trying to cash out? My meal overall was good. I was disappointed with my pair of pork chops, listed as 6 oz each. Not even close. I'd give em 4 oz at best. The bacon was by far the highlight. I noticed 90% of the clientele to be seniors so I think they cater to that crowd for breakfast. Next time I'm going for lunch options. Definitely worth the second chance I bet.

    Holy crap! I actually had a decent grilled salmon and clam chowder at Family Pancake House. I'm stunned. Family Pancake House is not a place you go to if you are in a hurry. They are chronically understaffed and a bit chaotic. They are slow to seat you, slow to take your order and slow to bring the food out. Sometimes the check coming and paying it are slow too. But, there are things to love about the place. It is usually crowded so lots of people like it there. The meal came with some cauliflower that was cooked crisp and not mushy. The baked potato could have been hotter but I have no complaints about the chowder or salmon. Who would have thunk it? They offer a 10 percent discount for seniors who make up much of the customers.

    Family of 5 that includes an 11 year old, a 7 year old and an 8 month old. Our visit was at about 7PM on a Saturday. Seated fairly quickly. Did not see a server for about 10 minutes and then a young man came by and said "be right with you." 10 minutes later - fly by and "be right with you" again." Noticed there were about 7 or 8 other tables with diners. When server came to our table at about 25 minute and said "okay, do you know what you'd like" I asked him candidly - will the service improve from here forward? His answer "I am the only server and I'll try." We decided to leave - as good service, heck, decent service was not likely on this visit. Lady at cash register asked as we left if everything was okay and I told her the service was awfully slow - her reply "I'm sorry, I only schedule one server on Saturdays." Prices are not cheap - and when a restaurant decides that poor service is acceptable, it makes a return visit highly unlikely.

    I asked our waitress if their hollandaise was real. Normally I would just assume not, but since this isn't a chain restaurant and they offered a few varieties of eggs benedict, I thought it might be a possibility, and I was assured it was. Was I sorely wrong. It was a big pile of yellow greasy gravy like substance. I suppose it was real in the fact that it wasn't a figment of my imagination. I choked down the "food" because I hadn't eaten all day, paid the bill, and kindly left to never return.

    I've driven by here several times, finally stopped in for breakfast. Was better than I expected it to be based on outward appearances. Pros: Generous portions Real corned beef hash! They have canned as well, but who in their right mind would order canned when they make it from scratch, using big hunks of corned beef? Wide variety of choices Hash browns are made from fresh potatoes, not frozen Good place to take kids Cons: Not a lot of parking, took a couple drives around the lot to find a spot. Can be crowded Service is a little slow. As others have noted, it seems like they are understaffed. The servers do a great job, but there aren't enough of them go go around, and they are kept pretty busy. Food seems generally underseasoned. The hash browns and the omelet I had both needed salt and pepper. There are a couple types of hot sauces, plus ketchup on the table, so if you like to put this stuff on your food, you probably won't notice the lack of seasoning. I'm definitely coming back. The cons are pretty minor, and there are some really good looking choices on the menu.

    Damn good, get in mah bellae, good ol classic American breakfast food. Fair prices, big portions. No wow factor, just solid classic breakfast. The eggs benedict are good, California style with the avocado was tasty. The Swedish crepes are consistently buttery tasty good. The pancakes are fairly rich, and it's nice to have several combo options: "Bob's Special" and "Paul Revere" are faves. I don't care much for the sausages, but it can be swapped out with more bacon or ham. The omelets are pretty huge. I like the warmed syrup containers. The table service is usually attentive. This place is missing the bar and stools with a waitress named Flo.

    Mmmmmm Mmmmm, good food! It's always packed, so if you're in a rush it might not be the best place for you. The sign on their wall says it all. "All happiness depends on a leisurely breakfast". I rush all week long and feel like when I get here, it's time to grab a newspaper, slow it down and enjoy breakfast with my family. Killer good chicken fried steak. The staff is mostly older women who have probably been serving for decades and they're adorable! Do try this place, it's like being warped to a southern comfort food paradise!

    I drive by this place almost everyday for work. I decided to take someone there for breakfast to check it out. I ordered the biscuits and gravy. The food took forever, and when I finally got it I was starving! I started to dig in, and my first bite was ICE cold. I called the waitress over who picked up my plate and came back with the exact same plate a good 10 minutes later. The food was extremely hot this time but the whole thing had kind of mixed together into this paste of biscuit and gravy. Not pleased at all. Truly a bummer.

    Bummed :( Wanting to avoid the huge Sunday crowd at the pancake house, we decided to get our breakfast order "to go". I ordered biscuits and gravy with a side of extra crispy hash browns. Bf ordered a BLT with a side of hashbrowns, also. The woman taking our order was nice but obviously super frazzled. We weren't really sure if she heard our order correctly, and lo and behold, she didn't! Not only was our order wrong, the food was terrible. To be fair, they were slammed. There were people forming a line out the door. Our food was ready really quickly, which was surprising. We arrived soon after we called and it had been sitting under the desk. What we received were four huge and very dry biscuits, and gravy that had NO SALT. Seriously. None. It was so bland! The gravy was very cold and sparse, so the biscuits remained dry and flavorless. Mind you, we ate this as soon as we got to our house, which isn't even five minutes away. It should have been warm. Hashbrowns? One of us didn't receive any. The BLT was ok but just kind of thrown in there. We don't know what we got charged for, as there was nothing written on the receipt. We have been here three times, and this will probably be our last. Definitely never doing take out again, at the very least. What a waste of calories!

    Been going to the place with my family since I was born and my grandparents took my mom before that. We love the potato pancakes it's one of a kind. There is only one complaint. There is a white lady in her 40's-50's who is a waitress and the last few times we have got we have gotten her and she is NOT good with the elderly. She gets very clearly annoyed with them and responds rudely. It's starting to ruin our nice breakfasts there, it's like come on you work in a place that is a senior favorite...     I had driven past this place any number of times, but had never had the chance to stop in before. (Usually, these "any number of times" had me going to TJ Maxx -- or the late, lamented, Half-Price Books -- across the street at some time after the day's breakfast had already been consumed.) So, when life was recently bringing me up to Edmonds late on a Saturday morning anyhow, I made it a point to stop at the Family Pancake House (FPH) first. We arrived about 10:00 AM to find a bit of a line -- to be expected mid-morning at breakfast place on a weekend day. But, FPH has a comfy waiting area up front. And, within ten minutes, we were being led to an even comfier booth towards the back of the restaurant. I loved that FPH had a nice selection of Benedicts; I went for the "Kentucky" -- a standard Benedict, but with a sausage patty instead of the traditional Canadian Bacon. My meal, when brought, was quite tasty and a quite generous serving. (I was not able to eat most of the accompanying (fresh, not frozen) hash browns -- not that there was anything wrong with them, but just that I was full.) Husband ordered a more traditional bacon and eggs, and also fully enjoyed his meal. Service was friendly throughout. Refills on drinks were brought promptly. We were never in any way made to feel rushed. I can't say I'd go out of my way to return to the FPH. But, if life were to again bring me to the Edmonds area at breakfast time, I would definitely return.

    The last of a dying breed, a place that serves a passable breakfast before 9:00 a.m. $30 for breakfast for two is insane, however, and I think it's unfair that menu prices have gone up ten times in the last 30 years, but wages barely three times. If you order the crepes you're going to leave hungry, as I was able to finish them in a few bites and was actually more hungry than when I came in. Won't be back. I can do a much better job in my own kitchen for about 1/10th of the cost, which explains why eating out is the first thing crossed off the discretionary spending list, and also the decline of diners in general over the past 30 years. I personally think $2.00 for a cup of black coffee is just crazy. The whole concept is totally overpriced, but if you don't like to cook then this is your place. When I turned 11, I went to the Phinney ridge café, and ordered two eggs over easy, four sausages, hash browns, and toast. The cost was $1.40, and a glass of orange juice was $0.20 extra, with 5.4% sales tax. You do the math. So why is it again, that my wages have not gone up proportionally? Why can't we go out for breakfast for about $6 or $7 a person instead of $15 or more? What's wrong with this picture?

    Definitely always an older crowd, buuuut the breakfast (especially the pancakes) is all SO good. Keeps you coming back. Service is average but not bad and most waiters/waitresses are pretty nice, and price is reasonable. Coffee is always super weak though

    Highly accessible for the blind and visually impaired so they get high marks from me from the minute my family walked in since my husband is mostly blind. They have braille menus which is rare and wonderful! They have a very large menu with something for everyone. Nice mix of family diner and Northwest style offerings. Very family friendly. Wonderful customer service and good food.

    This is your typical breakfast place. Good prices, good service, , clean and A-OK breakfast food. Nothing special, nothing terrible. They do serve dinner and I might come back to check it out when I'm in the mood for good old American comfort diner food. I would go back for an easy quick breakfast.

    This is an alright breakfast place if you don't mind the old school vibe and have the patience to deal with the fact that it gets jam-packed on the weekends. There's nothing particularly fancy on the menu, but there's lots to choose from. The last time I came here, those of us who had coffee agreed that the brew was long and strong. The first time I came here I had a basic scrambled egg breakfast, but I was curious about the cornmeal pancakes so I ordered one for the table so we could all try it. That's what I ordered this time around. They were not as dense like normal pancakes and it had a lighter flavor. I thought they might be more crumbley like cornbread, but I was pleasantly surprised and I think that that's what I'll get as my "usual". The quality of service, I've observed, is that the ladies don't mess around. They're straight up, but still friendly. When it gets packed, you have to park across the street at Safeway. Makes for an interesting game of Frogger across the 99 on a rainy day.

    This place is too overpriced. The portions are very big i got to admit that but with that being said who really weights 300 pounds. With the plate i ordered i could have divided it in 3 portions and had breakfast, lunch and dinner. I rather pay less and get an average portion then pay more and not finish my food. Customer service was good this is why i gave them a star.

    Of all the breakfast places in Edmonds, this one is the best. The service is slow. The place is busy. The food is good. I frequent this place on Sunday mornings. I usually end up here after a long Saturday night and in need of something greasy. Sunday mornings and afternoons can get pretty packed; there is usually a wait for a table. The service is on the slow side. The staff is polite and generally older as are most of the customers. I normally order a custom egg white omelet with my choice of ingredients. The omelets are huge and take up half the plate. If you order hash browns I recommend that you ask for them to be extra crispy otherwise you get blah almost mashed potato texture kind. The Swedish pancakes here are also bomb. (My 19/30 for November)

    This place took me completely by surprise, they have different kinds of eggs benedict, which is what I was going for and it turned out to be delicious. Only problem was that it took them a few minutes to notice me waiting, which wasn't even that bad since I wasn't in a hurry, and the food was totally worth it!

    Stopped by here today while in the middle of doing some Easter shopping. My daughter wanted pancakes at 3 pm. Old school type décor. I am guessing it was the original décor from 1963 (there was a note on the menu indicating all the recipes were original from 1963). Grey green walls, 1970s style décor, yellow pattern laminated tables. I actually thought it was cute. It reminded me of my granny's house. My daughter ordered 'Bob's' breakfast (or something like that). However, the menu was confusing because it appeared to be a complete breakfast but it was listed under the "Benedicts" on the menu. There were only a few tables and we actually overheard another table being confused about the same thing. Bob's breakfast consisted of two sausage, two pancakes, two eggs, two bacon, and hashbrowns. My daughter loved the pancakes and the super smoky thick bacon. The sausages were terrible, tasting like old used Wesson oil and plain unseasoned ground pork. The hashbrowns were obviously homemade but had absolutely no flavor (note for cook: salt and pepper please?) . Seasoning is obviously not their forte. My BLT was great. As I said, the bacon was awesome. However, the fries were raw in the middle. I told the waiter who took them back and I think they just refried them. They came back browner but still raw with no salt this time. The waiter ended up giving me a side of their homemade potato salad to take home in place of the fries, which I tried later that night. Apparently, undercooked potatoes ARE their forte. The potato salad was mediocre flavor-wise, I am just not a fan of raw potatoes. If the stars given above were just for the service, they would have gotten 4 stars. The waiter was extremely courteous and helpful. However, based on the food, this was the best I could hand out.

    Why all the love Yelp? or does this place just really dislike me? I have been here a handful of times ,but each time was been greatly forgettable to downright yuck. Today I pop'd by with some of my colleagues from work to grab a quick breakfast and have a meeting... I ordered the steak and eggs... kinda wish I didn't. The steak was rubbery and had this strange flavor I had to mask with lots of A1... the eggs were fine... but the coffee tasted kinda sloppy... I dunno what it is, I never seem to get that great of a meal here... anyway... go down the road to Pancake HAUS in Downtown Edmonds... much better! 2 me-doth-protest stars out of 5

    Wow....we tried this place because it's close to our home and we had never been there. The people who gave this place 5 or 4 stars must have not gone on a Sunday morning. It was SO busy, they herded us in and out like a NYC subway turnstile and stopped only short of saying," don't let the door hit your ass on the way out." We waited and waited while the blue hairs rolled in from church. Then the food that was presented was actually RAW - severely undercooked French toast and soggy undercooked hash browns. So disappointing. We ate as fast as we could and hightailed it out of there, leaving the raw parts and a very small tip on our plates. The geriatric check out cashier could not have been less customer service oriented or more eager to get us the hell out of there and turnover another table. Stick to Denny's or Shari's, I have had better service and much better food.

    So I'm a Groupon/Living Social regular , as well as a late night shopper and came across a Groupon Now! deal for this place. The picture accompanying the deal was this tower of fluffy looking pancakes topped with nuts, strawberry compote, banana slices and blueberries I believe. YUMMM!! Right? :) And $10 for $20, why the heck not? It's breakfast and I LOVE breakfast! So, yesterday I arrive with a friend in the early afternoon and walk in, make eye contact with the older woman at the cashier, and NOTHING! No acknowledgement what-so-ever. I understand that she was assisting other guests who were trying to pay their bills and I am a pleasantly patient person and have no problem waiting my turn but at least greet new guests with a smile and let them know you'll be with them shortly. SOMETHING! The place is decent in size but in now way near capacity. After waiting for another 7 minutes or so, another server came by and took us to a table. One server got us our coffee and water after we sat for several minutes without a greeting from our server. First cup was the last of a stale pot. A few minutes later, our server approached the table and asked if we were ready to order now. Still no greeting. No warm welcome. No smile. The menu consists of breakfast, lunch and dinner items which are served all day to my knowledge. They also have a specials sheet loaded with goodies. After going back n forth , we opted for the Nut n Berry Tower of pancakes that enticed me to purchase the deal as well as the "Cook's Favorite" from the specials sheet which consisted of 3 eggs, your choice of meat, hash browns and 1/2 order of biscuits & gravy. The pancake tower comes with 2 slices of bacon. I asked for orange juice to be served with the meal. Okay...so, order is in, right? Where's the waitress? Coffee cups are empty and sat empty for at least 15 minutes before the older woman from the beginning of this experience walked by, looked down and went and grabbed a pot of coffee. Unfortunately, she never filled our cups. She went to the table behind us and filled the woman's coffee and chatted for several minutes and didn't bother to hit us on her way back to the server station. Still no sign of our server. Still no coffee. We get refills from the same server who brought us our beverages. My friend and I are conversing when we hear the conversation of our m.i.a. server and a cook. She was SO LOUD and very unpleasant. Well, come to find out, she's still new. Hmm...first hospitality industry position?? I see our server, with our food in hand (no trays) (and after she went and smoked, GROSS!!) and she takes it to the table behind us, sat after us. It's not their food and she walks off to the opposite end of the restaurant. I had to tell someone that it was our food she had before she gave it away and we were forced to wait for another order to be made. Ok. So the food is all there. No juice. No check back from the server til we were pretty much done with our meal. The eggs were ordered scrambled because not many places get the fried egg down the right way . I'm not nearly as picky about my scrambled eggs, as long as they are cooked and not too well done. These were cooked ok but lacked taste. Bacon was crispy and hash browns were crispy enough. But what we really wanted to indulge in was the biscuits & gravy. And should have just ordered pancakes or tried the waffle instead. The biscuits was big and flaky. Delicious. It's a biscuit...the gravy however had flavor but the wrong kind. And it probably had been sitting around and got a little too hot at one point in pot because the burnt taste lingered in your senses. I don't like to waste food, even if I am full...especially biscuits & gravy or pancakes, but it just wasn't appealing enough anymore so we called it quits. Our server reappeared and dropped a check. Never refilled our coffee or water, or brought the juice I asked for. Ehh..I'm not too pleased with this experience. The gentleman who helped us check out because we were ignored my the female staff was quite pleasant and helpful however. With all the options for breakfast in the Puget Sound area, I don't see myself returning to this place anytime soon. Unless of course I buy another Groupon voucher and get different server

The food was ok but not special I enjoyed the hash browns from the Pancake Haus yesterday more than this places presentation.     Good service and generous portions! I don't usually go out to a breakfast joint unless I am uber tired to cook and my kids want to go. But really when do kids NOT want to go, right? Our waitress was a sweetheart, very kind and helpful. My kids ordered double everything, those little piggies, and she was happy to serve us. I got the chicken fried steak breakfast which was a lot more than what I had expected. Even though we stuffed our faces, we had leftovers to take home. For me, the food was good but not outstanding. It was a pleasant visit for the kids though and that says a lot. However, there were a few customers in there that were.. let's say, impolite towards us. That doesn't have to do with the restaurant though. I'd go back again if I'm in the area.

    This is a terrible experience. Service seems to take forever. Cups and silverwear have always been really sticky out of all the three times I was forced to eat here with my grandma. I would not recommend it if you don't like unsanitary eating environments.

    This is a pleasant breakfast spot. Their parking has improved, however, if you don't get one of the top spots or handicapped spots you have to hike a hill. Apparently now they use real whipped cream and real butter, however, their hash browns are not fresh but frozen. It's worth a try at least once because it is so nice.

    OMG. I have been looking for good corned beef hash, and I have finally found it! To give you an idea of what I expect, I want hash that looks like someone just took a piece of corned beef brisket and tore hunks off - NOT the kind that looks (I'm sorry for those of you who like it this way...) like dog food (like at Beth's). You do have to ask for "fresh" hash, because at this place, they serve both kinds. My breakfast came with a generous portion of corned beef, beautiful, creamy, red potatoes, and still slightly firm and delicious onions. It was lightly browned at the edges and not greasy or salty. Amazing! It came with two eggs, and my choice of hashbrowns and toast or pancakes. Get the pancakes! The hashbrowns are kind of Meh (6 out of 10) - and the hash already has potatoes (10 out of 10). My dining partner got the FHP special - two pieces of bacon, two sausages, and a piece of ham from Holland, MI. It comes with three eggs and pancakes. The pancakes were amazing - very fluffy. The bill came to $26 for both breakfasts and one cup of coffee, before tip. In my five star rating, I did NOT take into account service, which was so bad that I would have had to downgrade the rating to a one. Our waitress was more than surly - she was just plain rude and kind of hostile. She rolled her eyes when my partner asked for two eggs over easy and one scrambled and when she delivered my toast with butter after I asked for dry toast, I let her know and she grabbed my entire plate and took it away and came back with it a couple of minutes later and said that the toast would be up momentarily. I never got the toast. It was kind of weird to be honest - I hope that she was just having a bad day and that she isn't always like that. We will definitely go back again. and again.

    Disorganized. Wasn't terribly busy by my standards. Food was good; especially the hash browns, but our omelets were cool compared to the other food on the plates. Sat waiting for water for a very long time with cups on our table. There were a lot of open seats when we got there and they really took their time getting us situated. Not sure what was going on. We nearly left before being seated. If they could figure out customer service a little better this place would be great!

    We had a mediocre, overpriced breakfast here this morning, served by a woman who didn't know how to smile. My pancakes were average, but my bacon was really limpy. My wife's omelet was runny on the inside and missing an ingredient. All of this would have been tolerable if the service had been friendly or the prices a little lower. We can do better than this at home.

    I figured I'd better review this place again, since (as sad as this may be) it's basically my boyfriend's favorite restaurant and, therefore, I go here often. Food is decent. I've only eaten breakfast food here, but they have super good pancakes. Eggs are cooked more on the dry side, which I prefer, so it works out well. Service is not great. We've often waited a long time to give our order, to get water, to get our check, etc, etc. This annoys me to no end, but there seems to be a different time structure running here (ie: a slowness factor), possibly due to the fact that most people here are seniors and have all day long to dine. Slowness may not bother you, but regardless I would just be prepared to spend a while here. The wait staff are generally pleasant despite the slowness. There's one waitress there who I think is super nice and has often put up with our rather large groups. The location is close to my boyfriend's house as well as a lot of my friends' houses, so it's often a quick and easy choice. Overall this is a fine place. Nothing special (except the pancakes), but decent. And I go here to make my boyfriend happy.

    Basically, if you enjoy family, pancakes, and houses, you might enjoy this place as well. OK-- not very helpful. Sorry. But as a matter of circumstance, I tend to LOVE all three. FACT#1: My family and I have been coming here for years. FACT #2: They have a fabulous assortment of pancake combinations. FACT #3: It reminds me of a house.. specifically, my grandma's. It can be affirmed that Family Pancake House lives up to its name :) Definitely try it for breakfast!

    4.5 Every time we go here, the food is great! The eggs are cooked properly without being rubbery, the bacon has great flavor, even the canadian bacon is great! Service can be a little slow sometimes. I was amazed when we walked in on Monday and it was PACKED before noon! I asked the server "Is it normally this busy on Monday mornings?" And she said "Yes, especially now that school is out." I don't doubt why, the food is pretty darn good! Way better than what used to be Denny's down the road, or IHOP.

    OK, we are not talking Tom Douglas here. But, we are saying great breakfast place with friendly and efficient staff. I have driven all the way from West Seattle to indulge in the Swedish pancakes. And, I have sampled Swedish pancakes anywhere I can including the Swedish Club. These are light but with enough body to know it is not a crepe, and come with a very small side of ligonberries. All, I'd ask is for a dollop of real whipping cream and my rating would jump to a "high five". My husband enjoys the omelets, or potato pancakes. We both leave with a smile every time. The place just did an interior update. They stuck with the same pancake house tables and banquettes but new covers, colors and so on.

    My family insisted on going to this place for dinner one night because we had a coupon. I told them, don't go to a place for dinner that specializes in breakfast, but did they listen? No. First off, they only had two things on the dinner menu that were veggie, a portabella mushroom burger or spaghetti, bleh. I chose the spaghetti, which was pretty standard and boring.. The salad that my food came with was ok- though I always feel like it's a waste eating ice berg lettuce. The one upside is that our waitress was really friendly, I did like her. The other time we came here was for breakfast, which was of course better.Though when I ordered my waffle which came with fruit they said it was fruit compote, which was quite a turn off.. does the word compote sound like something we should be eating? It really doesn't have me by the seat of my pants to be eating such a thing.

    I passed this by a thousand times, sure I would probably never visit. It's got that look of a Shari's or a Denny's. Well, inside the place has that same look. It's full of older people, a mostly older waitstaff, and feels on par. The atmosphere is a little weird if you're not a senior. If you are, it may be a dream! There's a pretty full senior insert with a special price list. I was brought here by somebody who was dying for pancakes and just wanted to come here. I had my doubts... I wasn't even sure I'd find anything on the menu to order. That being said, the pancakes were surprisingly good! I mean, I REALLY enjoyed them, there was a heaping helping alongside an omelet, and I still finished them... and I don't even care for pancakes. We returned for breakfast the next day. I got some more pancakes! This is not a romantic setting (unlike most pancake houses) or an upscale atmosphere, but it is def a step above the Shari's/Denny's fare. The prices are good and you get a lot of food. That's typical of places frequented by older folks. The prices are even better if you qualify for the senior menu! The waitstaff is pretty friendly in a homey small diner sort of way and you'll get served. The coffee is a little bit terrible. Get the pancakes.

    My sweetheart and I had breakfast at Family Pancake House last weekend. It was the first visit both for him and for me. The joint was jumping when we arrived, but we were seated promptly and, even though the restaurant was quite full, the volume level was such that we could converse in normal tones--always a plus! Our meals were reasonably priced and perfectly delicious. The coffee was good and hot, and the service was friendly and helpful. Despite how busy the place was, we enjoyed a leisurely meal and didn't feel at all rushed. We'll definitely return!

    Not a bad diner. We went for breakfast and were seated right away. Quick coffee, not a bad wait for the meals. I got the french toast with a side of hash browns. Daughter got the swedish pancakes and my wife ordered eggs benedict. All were pretty good, if a bit unimaginative. The service was good. Coffee was good, but not great. Lots of refills--my cup never got close to empty. My wife enjoyed it a bit more than I, and I have no specific complaints, so we'll be back the next time we're in the mood for some diner food.

    Went there about a week ago and the service was pretty slow. The waitress wasn't particularly friendly and barely came to our table. I never had my water refilled and since the cups were small, it was noticeable, especially since that was all I had to drink. Other than that, the food was good, I asked for whipped cream on my Swedish pancakes which they kindly added for me. The three people I was with also enjoyed the food, and we all left with full bellies. Another thing was that the environment was super quiet! I felt bad even talking a normal volume for fear of disrupting other customers, so it could have used a little music or something to just make it not so dead quiet.

    RUDE OLD PEOPLE ALERT! If you are looking for good breakfast food, sure. If you are planning on paying for it, then come on down to the family pancake house! If you have children, just plan on staying home. I come here on occasion when I get that breakfast craving. This last week I brought my 11 year old brother who is deaf and has special needs. First off, the lady that seats you is rude, and has been for the last few years ive been here. She acts like she has so much better stuff to be doing. The waiters are very nice, and even signed thank you to you my little brother which he thought was very cool. The place itself is okay, but just keep in mind that this is a old people joint. It is full of old people reading the paper and drinking their coffee. Bring in a deaf child who talks loud and laughs weird, and that just sets them off. I have taken him twice here now and the first time the people stared at us for so long they finally realized I couldnt do anything about him talking slightly loud, they moved tables across the restaurant. This last time the man staring at us over his newspaper to express his frustration got through but again, nothing i can do about it. The food is good, the service is good, the workers are nice but the customers SUCK! NOT CHILD FRIENDLY! RUDE OLD PEOPLE ALERT!

    I was pleasantly surprised since some of the reviews werent very good. had breakfast here We were seated promptly and the wautress brought coffee quickly.She was pleasant and attentive. Food was quite good-eggs fresh and pancakes hot and fluffy. The only negative was the bacon was undercooked. The waitress re-filled our coffee several times without being asked.Price for breakfast was very reasonable-lower than most breakfast places in the area. Id suggest it as a good place for breakfast.

    My 5 year old and came here when i found a group-on. My daughter really wanted a bagel sandwich, a favorite from another place we go to, the waitress said no problem. I ordered the Cali Benedict. Our waitress was very nice and always kept my coffee hot and full, extra brownie points for that. When the food came i only got a half order of the Benedict, some computer ordering problem. The waitress asked if that was OK, i said sure half was probably plenty anyways. The problem came when i got my bill. ..instead of charging me the kids meal, which is pretty much exactly what i ordered, egg bacon cheese on a bagel, just served all on top of each other, they charged me individually, so i ended up paying nine dollars for it. Whatever, its what the kid wanted. But, they also charged me full price for my Benedict when i only got half. I brought my ticket to pay at the front and told the lady. She acted all annoyed when I told her I only got half an order simply said no, they don't do half orders. I said it was brought to me like that on accident, I didn't order it that way. She went to check with the waitress, by this time a long line is forming behind me. Feeling bad, i apologized to the people behind me. She came back and said OK, but we normally don't do this. Once i again i stated i didn't order that way, that's how it was brought to me. I couldn't believe it. No im sorry about that or anything. She made me feel like i had done something wrong! By the time i walked out the door i was just irritated at the lack of customer service from someone who presented themselves as a manager. Too bad, the food was good and the service was great.

    Yummy! Old-school breakfast place, cozy. Nice waitstaff. The kind of place I would've gone to as a kid with my family. While we were there an elderly man began playing a steel guitar in his lap! The coupon I got from restaurant.com was a great bonus, too! I had an omlette and hashbrowns, my boyfriend had a different version. We were both stuffed to the gills and happy when we left! :)

    I was in this place a couple of years back and had an under done omelette and hashbrowns that were burnt outside and cold and raw inside. I took my Mom there Friday evening and thought I would give it another try. Big mistake! Service was terrible. If took almost 15 minutes for a server to come take our order. The coffee was not hot, the server poured regular into my decaf, my garden burger was tough as cardboard, Moms bacon (which she specifically requested extra crispy) was barely cooked strips if fat. I will NOT be returning here.

    There are some cheap breakfasts here - with better quality than the standards (Denny's, etc). I had a Denver omelette with broccoli added. Surprisingly the salsa they had wasn't TERRIBLE, which actually made the omelette enjoyable. I liked the fact that the food (eggs, hashbrowns) weren't very greasy.. I think a lot of people would be pissed about that though - something about a greasy breakfast. I wasn't a huge fan of the pancackes - they were just ok.. not terrible but not great either. The staff loves to chat with people (and stand around bullshitting with each other) which kind of slows the service down, but it seemed like every single table even remotely close by were regulars so people must really like it. I do have to say one thing - and I don't want this to seem mean in case she's reading this - but the hostness (who was a sweetheart for letting me bring in my Starbucks in spite of a MASSIVE sign that says "Absolutely no outside food or beverages") walks around humming constantly. At first I was listening closely trying to figure out what she song she was humming (if any), but since I was there for a while reading the paper, and she was constantly circling around me I started to find it incredibly annoying. And she has this distinctive laugh which reminded me of Skinner's mother on the Simpsons - "ahh.. HA HA ha" (sorry if you're reading this dear!)

    Nice breakfast place! I stopped by here on a whim one day and really liked it and have been back a few times since. I didn't notice any dust that other people were talking about--the place seemed clean and well-kept to me, although the decor is obviously out of date and a little weird. The clientele here mostly seems to be senior citizens, so if you're a youngin' like me, you might feel a little awkward/out of place. The service is kind of hit or miss--I've had some days where they've been perfectly attentive and helpful and other days where it was like I didn't exist. They have great pancakes (any pancake of theirs is good, basically) and big portions for really low prices. If your alternatives are IHOP, Dennys/Sheris, or similar places, hit up here instead! It's a really quiet and relaxed place with some great breakfast.

    I grabbed one of those Groupon deals for this place in hopes to get a decent deal on a decent breakfast. I got much more than that! No exaggeration... it was the best breakfast I've had in years! I've never been anywhere that the chef could do over-easy eggs this perfect. My wife and daughter both enjoyed their meals as well, which is rare these days at any restaurant. I would eat here again... and again... and again. Thanks for a wonderful breakfast.

    The Family Pancake House has a great selection of breakfast options. The service is kinda hit or miss, and the parking lot can get packed. I just keep coming back here for the bacon waffles. I grew up on my mom's cornmeal bacon waffles, and this is the first place I've found that serves something similar. Bacon is baked into the waffle itself, and then they top it off by throwing 4 whole pieces of bacon on top of your bacon waffle. Cover that bad boy with butter and syrup and I AM IN HEAVEN.

    Groupon and their partner for promotion denied me the package because I printed my redemption from my black and white laser printer from the web (instead of a PDF) which meant when I went to check out there was no bright green "groupon" logo on my certificate. After I complained to Groupon about this arbitrary & capricious refusal of legal certificate, they told me I should have used my smart phone instead - like I am going to buy a smart phone just to redeem a Groupon under $25 - get real folks at the Family Pancake House & Groupon. I pointed out to Groupon that I presented my certificate prior to ordering a meal (a stipulation of this stupid offer), and the service staff refused to examine it but then examined it in such detail as to determine that my black & white laser printer did not print enough of the Groupon Logo. So I had to pay the full price and return with a color printout if I wanted to redeem my offer. What say you to that? Unsubscribe from Groupon and run, run as fast as you can from Groupon. In my argument, I pointed out that the terms of service did not include the use of a smart phone nor the use of a color printer to no avail. Groupon believes that customer service consists of making someone pay full price and then going back and redeeming their offer. Never again will I use Groupon nor patronize the Family Pancake House.

    Tired of finding that puddle of grease on the bottom of your breakfast plate at the local Denny's or Shari's? ME TOO! Family Pancake House offers a great menu of down home cooking along with...NO PUDDLES OF GREASE! That's right! You heard it from ME! I tried this place out on a Groupon. I figured, how could anyone be worse than the National chains we go to? So I grabbed my best buddy and we headed over to give it a whirl. Since I figured it's best to go for broke and take a sampling of everything, I ordered just that... a plate with a little of EVERYTHING! I think I only left 2 bites of pancake by the time I reached full on "food baby". You can't go wrong with anything on the menu. The eggs were cooked to perfection (i had mine scrambled, she had hers easy over...both... *italian smack* perfecto! ) Hash browns...crispy, not greasy....ham...not salty..just tasty... bacon.. crispy, thick cut goodness... I mean how can ANYONE go wrong with bacon!? Pancakes...fluffy and flavorful. I'm sorry "MALKY F" had a bad experience there.. who knows, one bad one may be in store for me in the future as this was my first time there...but I did love what I experienced. I will have to say though, service was a little slower...so if you're in a rush and are very impatient, maybe not the best spot for you. But, if you're in the company of some great friends..or friend... relax and enjoy! Maybe you'll get lucky, and like me, have a frisky senior citizen flirt with you on the way out! LOL!

    i love their egg benedict!! Hubby and I always visit a family friend in Seattle whenever we have a chance. I remember once we woke up at 5am in the morning just so we can be there first thing in the morning to eat their egg benedict. The consistency of the egg benedict is always the same. There's was not once where the yoke was over done. I also like their blueberry waffle. The service is always attentive and we never have to wait long to get our food. Why am I not in Seattle right now? ;( sniff sniff..

    I'm updating this review because I've found my new favorite menu item: The George Washington. Three pancakes, one piece of bacon, and one egg for a little over four bucks. Delicious and affordable! Great for a lighter eater like me.

    This was a decent place to eat breakfast. Not a fantastic place, but a good value. The food is good and the portions large. The service is a little slow, but this might be the way they flow. It is way better than Denny's or Shari's.

    Service was subpar and the sausage gravy was FULL of onions...I'm more of a basic sausage gravy person and usually get biscuits and gravy whenever I get the chance. This one i just boxed up and took home to my boyfriend.

    Good service and generous portions! I don't usually go out to a breakfast joint unless I am uber tired to cook and my kids want to go. But really when do kids NOT want to go, right? Our waitress was a sweetheart, very kind and helpful. My kids ordered double everything, those little piggies, and she was happy to serve us. I got the chicken fried steak breakfast which was a lot more than what I had expected. Even though we stuffed our faces, we had leftovers to take home. For me, the food was good but not outstanding. It was a pleasant visit for the kids though and that says a lot. However, there were a few customers in there that were.. let's say, impolite towards us. That doesn't have to do with the restaurant though. I'd go back again if I'm in the area.

    Food is so so, usually very busy. Takes a little while to get a seat for breakfast. Décor is very old but I that does not really bother me. Parking is good, but there are better places to spend my hard earned money

    This is a terrible experience. Service seems to take forever. Cups and silverwear have always been really sticky out of all the three times I was forced to eat here with my grandma. I would not recommend it if you don't like unsanitary eating environments.

    This is a pleasant breakfast spot. Their parking has improved, however, if you don't get one of the top spots or handicapped spots you have to hike a hill. Apparently now they use real whipped cream and real butter, however, their hash browns are not fresh but frozen. It's worth a try at least once because it is so nice.

    Great diner-style breakfast food affordable priced. It may not be the best breakfast place in Edmonds but there is nothing wrong with getting what you pay for. Great wait staff when I went and reasonably fast service. No complaints whatsoever.

    OMG. I have been looking for good corned beef hash, and I have finally found it! To give you an idea of what I expect, I want hash that looks like someone just took a piece of corned beef brisket and tore hunks off - NOT the kind that looks (I'm sorry for those of you who like it this way...) like dog food (like at Beth's). You do have to ask for "fresh" hash, because at this place, they serve both kinds. My breakfast came with a generous portion of corned beef, beautiful, creamy, red potatoes, and still slightly firm and delicious onions. It was lightly browned at the edges and not greasy or salty. Amazing! It came with two eggs, and my choice of hashbrowns and toast or pancakes. Get the pancakes! The hashbrowns are kind of Meh (6 out of 10) - and the hash already has potatoes (10 out of 10). My dining partner got the FHP special - two pieces of bacon, two sausages, and a piece of ham from Holland, MI. It comes with three eggs and pancakes. The pancakes were amazing - very fluffy. The bill came to $26 for both breakfasts and one cup of coffee, before tip. In my five star rating, I did NOT take into account service, which was so bad that I would have had to downgrade the rating to a one. Our waitress was more than surly - she was just plain rude and kind of hostile. She rolled her eyes when my partner asked for two eggs over easy and one scrambled and when she delivered my toast with butter after I asked for dry toast, I let her know and she grabbed my entire plate and took it away and came back with it a couple of minutes later and said that the toast would be up momentarily. I never got the toast. It was kind of weird to be honest - I hope that she was just having a bad day and that she isn't always like that. We will definitely go back again. and again.

    Disorganized. Wasn't terribly busy by my standards. Food was good; especially the hash browns, but our omelets were cool compared to the other food on the plates. Sat waiting for water for a very long time with cups on our table. There were a lot of open seats when we got there and they really took their time getting us situated. Not sure what was going on. We nearly left before being seated. If they could figure out customer service a little better this place would be great!

    We had a mediocre, overpriced breakfast here this morning, served by a woman who didn't know how to smile. My pancakes were average, but my bacon was really limpy. My wife's omelet was runny on the inside and missing an ingredient. All of this would have been tolerable if the service had been friendly or the prices a little lower. We can do better than this at home.

    I figured I'd better review this place again, since (as sad as this may be) it's basically my boyfriend's favorite restaurant and, therefore, I go here often. Food is decent. I've only eaten breakfast food here, but they have super good pancakes. Eggs are cooked more on the dry side, which I prefer, so it works out well. Service is not great. We've often waited a long time to give our order, to get water, to get our check, etc, etc. This annoys me to no end, but there seems to be a different time structure running here (ie: a slowness factor), possibly due to the fact that most people here are seniors and have all day long to dine. Slowness may not bother you, but regardless I would just be prepared to spend a while here. The wait staff are generally pleasant despite the slowness. There's one waitress there who I think is super nice and has often put up with our rather large groups. The location is close to my boyfriend's house as well as a lot of my friends' houses, so it's often a quick and easy choice. Overall this is a fine place. Nothing special (except the pancakes), but decent. And I go here to make my boyfriend happy.

    Basically, if you enjoy family, pancakes, and houses, you might enjoy this place as well. OK-- not very helpful. Sorry. But as a matter of circumstance, I tend to LOVE all three. FACT#1: My family and I have been coming here for years. FACT #2: They have a fabulous assortment of pancake combinations. FACT #3: It reminds me of a house.. specifically, my grandma's. It can be affirmed that Family Pancake House lives up to its name :) Definitely try it for breakfast!

    4.5 Every time we go here, the food is great! The eggs are cooked properly without being rubbery, the bacon has great flavor, even the canadian bacon is great! Service can be a little slow sometimes. I was amazed when we walked in on Monday and it was PACKED before noon! I asked the server "Is it normally this busy on Monday mornings?" And she said "Yes, especially now that school is out." I don't doubt why, the food is pretty darn good! Way better than what used to be Denny's down the road, or IHOP.

    WOW This place is better than Lil Jons or any pancake house out there. I had the pot roast skillet and it was heavenly. Their pancakes are to die for. Very busy and noisy with your typical pancake house guests. Thinking of this place makes me want to go right now. So yeah... I'm totally going there right now, Woot woot.

    OK, we are not talking Tom Douglas here. But, we are saying great breakfast place with friendly and efficient staff. I have driven all the way from West Seattle to indulge in the Swedish pancakes. And, I have sampled Swedish pancakes anywhere I can including the Swedish Club. These are light but with enough body to know it is not a crepe, and come with a very small side of ligonberries. All, I'd ask is for a dollop of real whipping cream and my rating would jump to a "high five". My husband enjoys the omelets, or potato pancakes. We both leave with a smile every time. The place just did an interior update. They stuck with the same pancake house tables and banquettes but new covers, colors and so on.

    My family insisted on going to this place for dinner one night because we had a coupon. I told them, don't go to a place for dinner that specializes in breakfast, but did they listen? No. First off, they only had two things on the dinner menu that were veggie, a portabella mushroom burger or spaghetti, bleh. I chose the spaghetti, which was pretty standard and boring.. The salad that my food came with was ok- though I always feel like it's a waste eating ice berg lettuce. The one upside is that our waitress was really friendly, I did like her. The other time we came here was for breakfast, which was of course better.Though when I ordered my waffle which came with fruit they said it was fruit compote, which was quite a turn off.. does the word compote sound like something we should be eating? It really doesn't have me by the seat of my pants to be eating such a thing.

    I passed this by a thousand times, sure I would probably never visit. It's got that look of a Shari's or a Denny's. Well, inside the place has that same look. It's full of older people, a mostly older waitstaff, and feels on par. The atmosphere is a little weird if you're not a senior. If you are, it may be a dream! There's a pretty full senior insert with a special price list. I was brought here by somebody who was dying for pancakes and just wanted to come here. I had my doubts... I wasn't even sure I'd find anything on the menu to order. That being said, the pancakes were surprisingly good! I mean, I REALLY enjoyed them, there was a heaping helping alongside an omelet, and I still finished them... and I don't even care for pancakes. We returned for breakfast the next day. I got some more pancakes! This is not a romantic setting (unlike most pancake houses) or an upscale atmosphere, but it is def a step above the Shari's/Denny's fare. The prices are good and you get a lot of food. That's typical of places frequented by older folks. The prices are even better if you qualify for the senior menu! The waitstaff is pretty friendly in a homey small diner sort of way and you'll get served. The coffee is a little bit terrible. Get the pancakes.

    My sweetheart and I had breakfast at Family Pancake House last weekend. It was the first visit both for him and for me. The joint was jumping when we arrived, but we were seated promptly and, even though the restaurant was quite full, the volume level was such that we could converse in normal tones--always a plus! Our meals were reasonably priced and perfectly delicious. The coffee was good and hot, and the service was friendly and helpful. Despite how busy the place was, we enjoyed a leisurely meal and didn't feel at all rushed. We'll definitely return!

    Not a bad diner. We went for breakfast and were seated right away. Quick coffee, not a bad wait for the meals. I got the french toast with a side of hash browns. Daughter got the swedish pancakes and my wife ordered eggs benedict. All were pretty good, if a bit unimaginative. The service was good. Coffee was good, but not great. Lots of refills--my cup never got close to empty. My wife enjoyed it a bit more than I, and I have no specific complaints, so we'll be back the next time we're in the mood for some diner food.

    Went there about a week ago and the service was pretty slow. The waitress wasn't particularly friendly and barely came to our table. I never had my water refilled and since the cups were small, it was noticeable, especially since that was all I had to drink. Other than that, the food was good, I asked for whipped cream on my Swedish pancakes which they kindly added for me. The three people I was with also enjoyed the food, and we all left with full bellies. Another thing was that the environment was super quiet! I felt bad even talking a normal volume for fear of disrupting other customers, so it could have used a little music or something to just make it not so dead quiet.

    RUDE OLD PEOPLE ALERT! If you are looking for good breakfast food, sure. If you are planning on paying for it, then come on down to the family pancake house! If you have children, just plan on staying home. I come here on occasion when I get that breakfast craving. This last week I brought my 11 year old brother who is deaf and has special needs. First off, the lady that seats you is rude, and has been for the last few years ive been here. She acts like she has so much better stuff to be doing. The waiters are very nice, and even signed thank you to you my little brother which he thought was very cool. The place itself is okay, but just keep in mind that this is a old people joint. It is full of old people reading the paper and drinking their coffee. Bring in a deaf child who talks loud and laughs weird, and that just sets them off. I have taken him twice here now and the first time the people stared at us for so long they finally realized I couldnt do anything about him talking slightly loud, they moved tables across the restaurant. This last time the man staring at us over his newspaper to express his frustration got through but again, nothing i can do about it. The food is good, the service is good, the workers are nice but the customers SUCK! NOT CHILD FRIENDLY! RUDE OLD PEOPLE ALERT!

    I was pleasantly surprised since some of the reviews werent very good. had breakfast here We were seated promptly and the wautress brought coffee quickly.She was pleasant and attentive. Food was quite good-eggs fresh and pancakes hot and fluffy. The only negative was the bacon was undercooked. The waitress re-filled our coffee several times without being asked.Price for breakfast was very reasonable-lower than most breakfast places in the area. Id suggest it as a good place for breakfast.

I grew up on my mom's cornmeal bacon waffles, and this is the first place I've found that serves something similar. Bacon is baked into the waffle itself, and then they top it off by throwing 4 whole pieces of bacon on top of your bacon waffle. Cover that bad boy with butter and syrup and I AM IN HEAVEN.

    Groupon and their partner for promotion denied me the package because I printed my redemption from my black and white laser printer from the web (instead of a PDF) which meant when I went to check out there was no bright green "groupon" logo on my certificate. After I complained to Groupon about this arbitrary & capricious refusal of legal certificate, they told me I should have used my smart phone instead - like I am going to buy a smart phone just to redeem a Groupon under $25 - get real folks at the Family Pancake House & Groupon. I pointed out to Groupon that I presented my certificate prior to ordering a meal (a stipulation of this stupid offer), and the service staff refused to examine it but then examined it in such detail as to determine that my black & white laser printer did not print enough of the Groupon Logo. So I had to pay the full price and return with a color printout if I wanted to redeem my offer. What say you to that? Unsubscribe from Groupon and run, run as fast as you can from Groupon. In my argument, I pointed out that the terms of service did not include the use of a smart phone nor the use of a color printer to no avail. Groupon believes that customer service consists of making someone pay full price and then going back and redeeming their offer. Never again will I use Groupon nor patronize the Family Pancake House.

    Tired of finding that puddle of grease on the bottom of your breakfast plate at the local Denny's or Shari's? ME TOO! Family Pancake House offers a great menu of down home cooking along with...NO PUDDLES OF GREASE! That's right! You heard it from ME! I tried this place out on a Groupon. I figured, how could anyone be worse than the National chains we go to? So I grabbed my best buddy and we headed over to give it a whirl. Since I figured it's best to go for broke and take a sampling of everything, I ordered just that... a plate with a little of EVERYTHING! I think I only left 2 bites of pancake by the time I reached full on "food baby". You can't go wrong with anything on the menu. The eggs were cooked to perfection (i had mine scrambled, she had hers easy over...both... *italian smack* perfecto! ) Hash browns...crispy, not greasy....ham...not salty..just tasty... bacon.. crispy, thick cut goodness... I mean how can ANYONE go wrong with bacon!? Pancakes...fluffy and flavorful. I'm sorry "MALKY F" had a bad experience there.. who knows, one bad one may be in store for me in the future as this was my first time there...but I did love what I experienced. I will have to say though, service was a little slower...so if you're in a rush and are very impatient, maybe not the best spot for you. But, if you're in the company of some great friends..or friend... relax and enjoy! Maybe you'll get lucky, and like me, have a frisky senior citizen flirt with you on the way out! LOL!

    i love their egg benedict!! Hubby and I always visit a family friend in Seattle whenever we have a chance. I remember once we woke up at 5am in the morning just so we can be there first thing in the morning to eat their egg benedict. The consistency of the egg benedict is always the same. There's was not once where the yoke was over done. I also like their blueberry waffle. The service is always attentive and we never have to wait long to get our food. Why am I not in Seattle right now? ;( sniff sniff..

    I'm updating this review because I've found my new favorite menu item: The George Washington. Three pancakes, one piece of bacon, and one egg for a little over four bucks. Delicious and affordable! Great for a lighter eater like me.

    It's 80's brass/glass/ain't got no class style. It tries really hard to be nice, but it's a little much. WHO CARES when they rock the potato pancakes like they do??? NOT ME! I mostly just get these when I come here but the Mr. says the omelettes are good, too. Sausages are tasty and no gristle. I love the syrup-pots and little paper cups of soft butter. Mmmmm potato pancakes. The Hostess (she deserves a capital letter) is a nutty older lady who HUMMMMS to herself constantly while she bustles around. She rarely speaks, just hums. I think she seems a little unhinged, but if the humming keeps her from machine-gunning this place she's been shackled to for a long time (at least 20+years that I'm aware of) then it's a small price to pay. The service is mediocre to poor. The coffee is pretty cruddy. Who cares? Not me!!! Mmmmmmm....

    If you want to go to an Original Pancake House, go to the one in Kirkland. Their omelettes are unique, made Spanish style by *baking*, which makes them fluffy and awesome. You also seem to get way more food for your $ -- everything comes with everything, and if you want to upgrade your pancakes (which comes with just about any breakfast you order), it's just a dollar more. Or if you want breakfast in the same area as this place, go to Patty's Eggnest for better food. Both this location and the Kirkland location are currently participating on Restaurant.com -- but watch out using it here. I got attitude about it, and the cashier refused to apply my mom's senior discount (even though it's a restaurant policy, not a separate certificate we had -- what if she'd ordered one of the senior-only meals?). Don't participate in a discount program then get pissy when people use it. The food was average (and unlike the Kirkland location, didn't come with everything), the location dismal, and you get attitude when using discounts sanctioned by the restaurant. I won't be back.

    FPH is a FIVE STAR FAMILY BREAKFAST SPOT. We absolutly LOVED this place. I'm one who doesn't care if a restaurant looks like my grandmas living room, so long as the food is good. Okay so my major qualm at breakfast places is that I want breakfast with eggs and toast and hashbrowns..but i also want just one specialty pancake..not 2 or 3 yucky buttermilks. But they never have that type of combo and i end up ordering two breakfasts, while my mate (who DOES have a hollow leg) finishes the rest. BUT ALAS! the FPH has a combo JUST FOR ME!! i was extactic when i saw i could sub the 3 buttermilks on my combo for a delicous SWEDISH SOUR CREAM AND BERRY pancake! The Family Pancake house made all my breakfast dreams come true..and it's really reasonably priced.

    Someone made it smell like syrup in my office at around 11:30 today. WTF? How did they do that?? What were they eating? At any rate - I had to get me something with syrup on it I was off to get my piece of shit luxury car out of hock from the service department at Mercedes of Lynnwood and thought I might hit up a Sheri's or some such acceptable purveyor of syrup covered fare. As I was driving south on 99 through Edmonds I spotted the FPH on my left - I nearly killed myself and a couple other folks making a fast turn across the highway. The ambiance is perfect! Clean, speckled with seniors having a nice discounted lunch. I was seated in a small booth and given my homey green menu. Pigs in a Blanket please - or rather "Three Little Pigs". My food arrived swiftly with a tin tea pot of warm syrup and two cups filled with perfectly scooped butter. I went about slopping butter all over the three pancake/sausage burritos, doused them with a sickening amount of syrup and dug in. Num. So happy. Syrup all over my shirt by the end of it. So proud. The service was great, the pancakes were perfectly fluffy and moist - not sweet on their own at all. Loved it. Will go back for one of their many crepe specialties soon!

    This place was great, it's in the same style of pancake house that my grandparents used to take me to as a kid. Came here expecting good ol' American breakfast fare and they did not disappoint. The Farmers' Omelet was especially delicious and awesomely proportioned, and my wife built her own omelet of sausage, mushrooms and green peppers, which also rocked. No complaints.

    Get the buttermilk pancakes. GET. THE. PANCAKES. Seriously, you will regret it if you don't. The service sucks, it's usually always busy with a line out the door, and don't dare ask them to split the bill. I asked once and the counter lady called me a liar. WTF indeed. The price is right for the fare (about $10/person usually), the coffee sucks, and everytime we've gone we've always had to endure strange conversations from the table next to us. Last time, a husband and wife (both about 85 years old) were eating the lunch special, the wife took a chip off the husband's plate and he smacked her and then said he'd "take her arm off" if she took another chip from him. Another time we heard a table discussing their favorite "rock stars" from the 60's. But it's all worth it for the pancakes. Oh and the omelettes are really good too. They're frickin' huge, they seriously take up the entire plate and they also come with the pancakes, though you won't be able to eat all of it. I don't know about you guys but after years of eating at IHOP, tasting pancakes that are actually good is like heaven. And I don't even like pancakes. For real.

    Good Food! Breakfast All-Day!!! Now that's my style!!!! The food is pretty darn good! The pancakes are a must, the original or the potato are very good! Great spot to sit down with family and have a nice family get together over some good old fashion food! Nothing too fancy! No Starbucks at this joint! Just a plain cup of Joe and good food, to relax with! Nice and simple! What else do you need!

    We were in the mood for "brinner" Sunday night and thought we'd try this place. We've driven by it a million times and it always seemed busy, so how bad could it be right? The decor is your typical 80's brass and glass, although I didn't notice the dust that another reviewer spoke of. Could be I'm too used to dust in my own place to notice! We were seated promptly, but unfortunately had to wait a good 15 minutes before anyone would come to take even a drink order, let alone make eye contact with us. I'd say that service is definitely their downfall. I usually understand if a wait person is super busy, especially if they give you a smile and an "I'll be right with you". That just didn't happen here. But then there was the food! I ordered "Bob's Special". That's 2 eggs, 3 buttermilk pancakes, 3 sausages, bacon and hash browns. Everything was AWESOME, barring the hash browns, but who cares with all that other great food on the plate. I believe that dish was under $9. My dining companion had the Swedish Platter. 3 "french pancakes" or crepes (but such a tender consistency, not rubbery like crepes can be) with lingonberry jam, two eggs, sausage and bacon. The pancakes and crepes were really to die for. Light and a little crispy on the edges. And who can complain about warm syrup and lots of butter? The bacon was really incredible. Mostly meat and little fat. All I can say is, this is pancake house, not Canlis. The decor is not great, there are a ton of older patrons and the service is spotty, but the FOOOOOOOD! That makes it all worth it.

Theres other better breakfast places out there (maltby cafe) but, too far to drive for me. I'm happy with here. Have yet to try the dinner

    Food is good but uneven but you can't go wrong with the breakfast items. But the service....... such poor or careless service should always reflect on the manager. Someone here is just not paying attention. Every time I go here I say to myself, thats the last time! Then after several months or even a year I try it again and I'm disapointed all over again. Once you get your food apparently you become invisible. This has always been the case here even when it's not crowded. Service, people, service, service service. Just try and remember what the name of your industry is. It's the SERVICE INDUSTRY! If your personal life is more important than your job than get another job. Wait staffs need to learn the basics. I wish that this place could rate higher but not the way its' run right now.

    FPH Knows Pancakes: If you like buttermilk pancakes, good buttermilk pancakes, buttermilk pancakes that you don't need an engine hoist to put up to your mouth because they're too heavy (okay, I exaggerated a little), then Family Pancake House is the place to go. These are pancakes like I remember that actually taste like buttermilk pancakes. Unlike some places, they are not thick and heavy and your butter and syrup won't get absorbed into the fourth dimension. They are still filling though. FPH gives you three pancakes with just about every breakfast dish unless you request otherwise. While their other breakfast items are no comparison to say, Vera's Restaurant, they are still quite good and their prices are very reasonable. FPH takes pretty much all payment methods save bartering. If you go on a Sunday, the earlier you arrive, the better. They are an awful popular place and the wait can get long when they get busy.

    Waitress wasnt very nice or attentive, but maybe too much to ask from edmonds...but the food was ok. My waffles were overcooked but the rest of my breakfast was delish. Was definately better the first time we went and it seems always full since its small. Not my fav....but will work when ur hungry and close by.

    Sorry to spoil the positive ratings, but my husband and I stopped in this weekend for breakfast. The coffee is Boyd's (no excuse for this in our region) and the interior is clad in dust. Not just any dust, but dust over the polished brass light fixtures and etched glass dividers. The pancakes were a bit doughy and the eggs benedict are to be avoided (gravy is not hollandaise sauce).

    I found this place on G-Maps searching for "pancakes". They have a huge lot and their front doors are wheelchair friendly. I was greeted and seated promptly. My server Tammy was very sweet and was surprised that there are pancake connoisseurs out there (that's me). Since I haven't ever tried a buckwheat pancake, she got me one and let me tell you, I will be trying those from now on! First, there's nothing scary about it. At Family, it was dense (not airy) and wasn't overwhelming in taste. In fact, I had to try to taste the mild molasses to ascertain what was different about this cake. Family's buckwheat pancakes can be eaten plain (with butter) or with syrup. Incredible and filling -- darn thing was huge. I also tried the Farmer's Omelet and that was a huge item as well. I actually left with food still on my plate. So if you want great value, great service, and great food....you've gotta go! Don't forget to try the buckwheat pancakes! Yummy!

    Pretty much your traditional breakfast place, and as long as you stick to that you won't be disappointed (except for the eggs benny, not the best). The pancakes, of which there are many varieties, are excellent - I prefer the potato ones with green onions inside, my 2 y/o loves the swedish & buttermilk. Coffee is OK, service is generally good, and even when they're very busy you still get in an out in pretty good time, essential to me for any good "family" restaurant since nothing can ruin a good meal more quickly than a bored child. And if you're in the mood for meat, eggs, & 'browns you gotta try Bob's Big Breakfast - best deal around!

    I frequent this place often on a weekend morning after hittin up the local watering hole for some hearty breakfast. I like their large portions and their selection of omlettes. I'm not too big into fruity panckaes or french toast but my friends love the sweets they serve there. I give it only 3 stars because I've had to wait a very long time more than twice to get our orders taken and everytime I go there I'm starving so there ya have it.

    The Pacific Northwest is seriously lacking in restaurants that serve quality meat and potato dishes. Coming from the Midwest, my body craves a turkey dinner every now and then, and FPH fulfills it. Here I get a gigantic plate filled to the brim with potatoes, turkey, cranberry, some random vegetable, and YAMS! Can you believe that? YAMS! I can never even finish half of my plate, but I leave so satisfied and happy that I've finally found a place with a decent turkey dinner after searching high and low. Their eggs are also amazing, it depresses me to think that I love turkey so much I can never order eggs and have to settle for stealing bites off my partner's plate. They are always fluffy and perfectly cooked. The wait staff is very attentive and always has you covered. Totally worth the drive.

    The wait to be seated took about 8 min ( which wouldn't be a big deal if the place were packed and lots of people waiting, but there were lots of tables as it was 2:30) because the person at the register was clueless and had a long line, then he seated the couple ahead of us and never returned. Finally seated by a waitress and waited another 5 for waiter. Food came quickly but was not hot. Made me think they had bacon, sausage, & hash browns in hotel pans at the ready. The pancakes were warm and tasty and the eggs cooked nicely. The browns were anything but, the bacon limp, and the sausage, well, yucky. My 10 year old ordered off the adult menu but got the kids portion. No one offered coffee or asked if we wanted anything to drink at all. Another 1/2 star because the Swedish pancakes were yummy. Quick with the check, but waited a bit at the register. May go again if the girls want the swedish pancakes, but only with a coupon. Quite average.

    If you have time constraints, don't come here on the weekend. Or on a holiday. However, if you don't have any particular place to be and have two hours to hang around for breakfast, then this may be the place for you. I go by here all the time. A group of us decided to meet up here because it was conveniently located close to our final destination. We met at 9:30am. The waiting area is very small. I was surprised to see that they didn't have a check-in list. Therefore, each time, one of two hostesses would say, "I'm not sure who's next but I can seat someone." :-| You don't need a fancy list. You literally need a blank sheet of paper where people write their name and number in their party (which they did as we were leaving). After being seated at 9:50am, we waited for another 15 minutes to have our order taken. We attempted to flag down one of two servers down and she informed us that she had one more table before us. We were relieved to hear that she had a system. When she came over, she explained that there was a group of 30 people that just left. That made me feel more sympathetic. Then she said that they didn't realize it was going to be busy today. My sympathy faded away as there is ALWAYS a full parking lot when I drive by on the weekends. Our food came about 20 minutes later. My kiddo loves pancakes of all kinds! After eating one of three pancakes, my pancake loving kiddo refused to eat anymore. Similarly, there was a refusal to eat the thin, fatty pieces of bacon. I also refused to eat the bacon. Thin and fatty - okay. Thin, fatty, limp, and greasy - not okay. The only other thing I ate was eggs and they were okay. After we were done eating, we waited an additional 10 minutes for the check and boxes (for the uneaten pancakes and bacon that would remain uneaten and eventually be composted at my home).

    Decent diner food, slightly overpriced but within expectations. I ordered the Eggs Benedict with pepper bacon. The bacon was great but Hollandaise was so-so. They did cook the eggs medium poached long I had asked so that was awesome. Coffee was spot for a diner. The hashbrowns weren't that great but I avoid them anyway so no net loss.

    Does anyone make their own hollandaise? Can anyone cook a medium pork chop? Can the server not notice when a guest is trying to cash out? My meal overall was good. I was disappointed with my pair of pork chops, listed as 6 oz each. Not even close. I'd give em 4 oz at best. The bacon was by far the highlight. I noticed 90% of the clientele to be seniors so I think they cater to that crowd for breakfast. Next time I'm going for lunch options. Definitely worth the second chance I bet.

    Holy crap! I actually had a decent grilled salmon and clam chowder at Family Pancake House. I'm stunned. Family Pancake House is not a place you go to if you are in a hurry. They are chronically understaffed and a bit chaotic. They are slow to seat you, slow to take your order and slow to bring the food out. Sometimes the check coming and paying it are slow too. But, there are things to love about the place. It is usually crowded so lots of people like it there. The meal came with some cauliflower that was cooked crisp and not mushy. The baked potato could have been hotter but I have no complaints about the chowder or salmon. Who would have thunk it? They offer a 10 percent discount for seniors who make up much of the customers.

    Family of 5 that includes an 11 year old, a 7 year old and an 8 month old. Our visit was at about 7PM on a Saturday. Seated fairly quickly. Did not see a server for about 10 minutes and then a young man came by and said "be right with you." 10 minutes later - fly by and "be right with you" again." Noticed there were about 7 or 8 other tables with diners. When server came to our table at about 25 minute and said "okay, do you know what you'd like" I asked him candidly - will the service improve from here forward? His answer "I am the only server and I'll try." We decided to leave - as good service, heck, decent service was not likely on this visit. Lady at cash register asked as we left if everything was okay and I told her the service was awfully slow - her reply "I'm sorry, I only schedule one server on Saturdays." Prices are not cheap - and when a restaurant decides that poor service is acceptable, it makes a return visit highly unlikely.

    I asked our waitress if their hollandaise was real. Normally I would just assume not, but since this isn't a chain restaurant and they offered a few varieties of eggs benedict, I thought it might be a possibility, and I was assured it was. Was I sorely wrong. It was a big pile of yellow greasy gravy like substance. I suppose it was real in the fact that it wasn't a figment of my imagination. I choked down the "food" because I hadn't eaten all day, paid the bill, and kindly left to never return.

    I've driven by here several times, finally stopped in for breakfast. Was better than I expected it to be based on outward appearances. Pros: Generous portions Real corned beef hash! They have canned as well, but who in their right mind would order canned when they make it from scratch, using big hunks of corned beef? Wide variety of choices Hash browns are made from fresh potatoes, not frozen Good place to take kids Cons: Not a lot of parking, took a couple drives around the lot to find a spot. Can be crowded Service is a little slow. As others have noted, it seems like they are understaffed. The servers do a great job, but there aren't enough of them go go around, and they are kept pretty busy. Food seems generally underseasoned. The hash browns and the omelet I had both needed salt and pepper. There are a couple types of hot sauces, plus ketchup on the table, so if you like to put this stuff on your food, you probably won't notice the lack of seasoning. I'm definitely coming back. The cons are pretty minor, and there are some really good looking choices on the menu.

    Damn good, get in mah bellae, good ol classic American breakfast food. Fair prices, big portions. No wow factor, just solid classic breakfast. The eggs benedict are good, California style with the avocado was tasty. The Swedish crepes are consistently buttery tasty good. The pancakes are fairly rich, and it's nice to have several combo options: "Bob's Special" and "Paul Revere" are faves. I don't care much for the sausages, but it can be swapped out with more bacon or ham. The omelets are pretty huge. I like the warmed syrup containers. The table service is usually attentive. This place is missing the bar and stools with a waitress named Flo.

    I drive by this place almost everyday for work. I decided to take someone there for breakfast to check it out. I ordered the biscuits and gravy. The food took forever, and when I finally got it I was starving! I started to dig in, and my first bite was ICE cold. I called the waitress over who picked up my plate and came back with the exact same plate a good 10 minutes later. The food was extremely hot this time but the whole thing had kind of mixed together into this paste of biscuit and gravy. Not pleased at all. Truly a bummer.

    Bummed :( Wanting to avoid the huge Sunday crowd at the pancake house, we decided to get our breakfast order "to go". I ordered biscuits and gravy with a side of extra crispy hash browns. Bf ordered a BLT with a side of hashbrowns, also. The woman taking our order was nice but obviously super frazzled. We weren't really sure if she heard our order correctly, and lo and behold, she didn't! Not only was our order wrong, the food was terrible. To be fair, they were slammed. There were people forming a line out the door. Our food was ready really quickly, which was surprising. We arrived soon after we called and it had been sitting under the desk. What we received were four huge and very dry biscuits, and gravy that had NO SALT. Seriously. None. It was so bland! The gravy was very cold and sparse, so the biscuits remained dry and flavorless. Mind you, we ate this as soon as we got to our house, which isn't even five minutes away. It should have been warm. Hashbrowns? One of us didn't receive any. The BLT was ok but just kind of thrown in there. We don't know what we got charged for, as there was nothing written on the receipt. We have been here three times, and this will probably be our last. Definitely never doing take out again, at the very least. What a waste of calories!

    Been going to the place with my family since I was born and my grandparents took my mom before that. We love the potato pancakes it's one of a kind. There is only one complaint. There is a white lady in her 40's-50's who is a waitress and the last few times we have got we have gotten her and she is NOT good with the elderly. She gets very clearly annoyed with them and responds rudely. It's starting to ruin our nice breakfasts there, it's like come on you work in a place that is a senior favorite... Respect them and put up with them. Jesus.

    Highly accessible for the blind and visually impaired so they get high marks from me from the minute my family walked in since my husband is mostly blind. They have braille menus which is rare and wonderful! They have a very large menu with something for everyone. Nice mix of family diner and Northwest style offerings. Very family friendly. Wonderful customer service and good food.

    This is your typical breakfast place. Good prices, good service, , clean and A-OK breakfast food. Nothing special, nothing terrible. They do serve dinner and I might come back to check it out when I'm in the mood for good old American comfort diner food. I would go back for an easy quick breakfast.

    I had driven past this place any number of times, but had never had the chance to stop in before. (Usually, these "any number of times" had me going to TJ Maxx -- or the late, lamented, Half-Price Books -- across the street at some time after the day's breakfast had already been consumed.) So, when life was recently bringing me up to Edmonds late on a Saturday morning anyhow, I made it a point to stop at the Family Pancake House (FPH) first. We arrived about 10:00 AM to find a bit of a line -- to be expected mid-morning at breakfast place on a weekend day. But, FPH has a comfy waiting area up front. And, within ten minutes, we were being led to an even comfier booth towards the back of the restaurant. I loved that FPH had a nice selection of Benedicts; I went for the "Kentucky" -- a standard Benedict, but with a sausage patty instead of the traditional Canadian Bacon. My meal, when brought, was quite tasty and a quite generous serving. (I was not able to eat most of the accompanying (fresh, not frozen) hash browns -- not that there was anything wrong with them, but just that I was full.) Husband ordered a more traditional bacon and eggs, and also fully enjoyed his meal. Service was friendly throughout. Refills on drinks were brought promptly. We were never in any way made to feel rushed. I can't say I'd go out of my way to return to the FPH. But, if life were to again bring me to the Edmonds area at breakfast time, I would definitely return.

    The last of a dying breed, a place that serves a passable breakfast before 9:00 a.m. $30 for breakfast for two is insane, however, and I think it's unfair that menu prices have gone up ten times in the last 30 years, but wages barely three times. If you order the crepes you're going to leave hungry, as I was able to finish them in a few bites and was actually more hungry than when I came in. Won't be back. I can do a much better job in my own kitchen for about 1/10th of the cost, which explains why eating out is the first thing crossed off the discretionary spending list, and also the decline of diners in general over the past 30 years. I personally think $2.00 for a cup of black coffee is just crazy. The whole concept is totally overpriced, but if you don't like to cook then this is your place. When I turned 11, I went to the Phinney ridge café, and ordered two eggs over easy, four sausages, hash browns, and toast. The cost was $1.40, and a glass of orange juice was $0.20 extra, with 5.4% sales tax. You do the math. So why is it again, that my wages have not gone up proportionally? Why can't we go out for breakfast for about $6 or $7 a person instead of $15 or more? What's wrong with this picture?

    Definitely always an older crowd, buuuut the breakfast (especially the pancakes) is all SO good. Keeps you coming back. Service is average but not bad and most waiters/waitresses are pretty nice, and price is reasonable. Coffee is always super weak though

    This is an alright breakfast place if you don't mind the old school vibe and have the patience to deal with the fact that it gets jam-packed on the weekends. There's nothing particularly fancy on the menu, but there's lots to choose from. The last time I came here, those of us who had coffee agreed that the brew was long and strong. The first time I came here I had a basic scrambled egg breakfast, but I was curious about the cornmeal pancakes so I ordered one for the table so we could all try it. That's what I ordered this time around. They were not as dense like normal pancakes and it had a lighter flavor. I thought they might be more crumbley like cornbread, but I was pleasantly surprised and I think that that's what I'll get as my "usual". The quality of service, I've observed, is that the ladies don't mess around. They're straight up, but still friendly. When it gets packed, you have to park across the street at Safeway. Makes for an interesting game of Frogger across the 99 on a rainy day.

    This place is too overpriced. The portions are very big i got to admit that but with that being said who really weights 300 pounds. With the plate i ordered i could have divided it in 3 portions and had breakfast, lunch and dinner. I rather pay less and get an average portion then pay more and not finish my food. Customer service was good this is why i gave them a star.

    Of all the breakfast places in Edmonds, this one is the best. The service is slow. The place is busy. The food is good. I frequent this place on Sunday mornings. I usually end up here after a long Saturday night and in need of something greasy. Sunday mornings and afternoons can get pretty packed; there is usually a wait for a table. The service is on the slow side. The staff is polite and generally older as are most of the customers. I normally order a custom egg white omelet with my choice of ingredients. The omelets are huge and take up half the plate. If you order hash browns I recommend that you ask for them to be extra crispy otherwise you get blah almost mashed potato texture kind. The Swedish pancakes here are also bomb. (My 19/30 for November)

    This place took me completely by surprise, they have different kinds of eggs benedict, which is what I was going for and it turned out to be delicious. Only problem was that it took them a few minutes to notice me waiting, which wasn't even that bad since I wasn't in a hurry, and the food was totally worth it!

    Overall this place is ok. The French Toast was good, and so was the eggs and hash browns. Don't order the crepes or breakfast burrito. Don't great service on a Sunday, they will be to bust to pay attention to you. And make sure your silverware is clean before you use it! !

    Wow. I am never disappointed at Family Pancake House in Edmonds, WA. Still a great place, great people, and a short wait for my favorite breakfast: Swedish crepes with a side of bacon. I highly recommend it!

    Stopped by here today while in the middle of doing some Easter shopping. My daughter wanted pancakes at 3 pm. Old school type décor. I am guessing it was the original décor from 1963 (there was a note on the menu indicating all the recipes were original from 1963). Grey green walls, 1970s style décor, yellow pattern laminated tables. I actually thought it was cute. It reminded me of my granny's house. My daughter ordered 'Bob's' breakfast (or something like that). However, the menu was confusing because it appeared to be a complete breakfast but it was listed under the "Benedicts" on the menu. There were only a few tables and we actually overheard another table being confused about the same thing. Bob's breakfast consisted of two sausage, two pancakes, two eggs, two bacon, and hashbrowns. My daughter loved the pancakes and the super smoky thick bacon. The sausages were terrible, tasting like old used Wesson oil and plain unseasoned ground pork. The hashbrowns were obviously homemade but had absolutely no flavor (note for cook: salt and pepper please?) . Seasoning is obviously not their forte. My BLT was great. As I said, the bacon was awesome. However, the fries were raw in the middle. I told the waiter who took them back and I think they just refried them. They came back browner but still raw with no salt this time. The waiter ended up giving me a side of their homemade potato salad to take home in place of the fries, which I tried later that night. Apparently, undercooked potatoes ARE their forte. The potato salad was mediocre flavor-wise, I am just not a fan of raw potatoes. If the stars given above were just for the service, they would have gotten 4 stars. The waiter was extremely courteous and helpful. However, based on the food, this was the best I could hand out.

    Why all the love Yelp? or does this place just really dislike me? I have been here a handful of times ,but each time was been greatly forgettable to downright yuck. Today I pop'd by with some of my colleagues from work to grab a quick breakfast and have a meeting... I ordered the steak and eggs... kinda wish I didn't. The steak was rubbery and had this strange flavor I had to mask with lots of A1... the eggs were fine... but the coffee tasted kinda sloppy... I dunno what it is, I never seem to get that great of a meal here... anyway... go down the road to Pancake HAUS in Downtown Edmonds... much better! 2 me-doth-protest stars out of 5

    Wow....we tried this place because it's close to our home and we had never been there. The people who gave this place 5 or 4 stars must have not gone on a Sunday morning. It was SO busy, they herded us in and out like a NYC subway turnstile and stopped only short of saying," don't let the door hit your ass on the way out." We waited and waited while the blue hairs rolled in from church. Then the food that was presented was actually RAW - severely undercooked French toast and soggy undercooked hash browns. So disappointing. We ate as fast as we could and hightailed it out of there, leaving the raw parts and a very small tip on our plates. The geriatric check out cashier could not have been less customer service oriented or more eager to get us the hell out of there and turnover another table. Stick to Denny's or Shari's, I have had better service and much better food.

    Food wasn't bad...but wasn't that good either. Very BLAH. Nothing really special. Not impress at all. Would rather go to ihop anyday over this place. The place seemed popular with the older age group. Staff was nice and friendly. Wouldn't go out of my way to go there again.

    So I'm a Groupon/Living Social regular , as well as a late night shopper and came across a Groupon Now! deal for this place. The picture accompanying the deal was this tower of fluffy looking pancakes topped with nuts, strawberry compote, banana slices and blueberries I believe. YUMMM!! Right? :) And $10 for $20, why the heck not? It's breakfast and I LOVE breakfast! So, yesterday I arrive with a friend in the early afternoon and walk in, make eye contact with the older woman at the cashier, and NOTHING! No acknowledgement what-so-ever. I understand that she was assisting other guests who were trying to pay their bills and I am a pleasantly patient person and have no problem waiting my turn but at least greet new guests with a smile and let them know you'll be with them shortly. SOMETHING! The place is decent in size but in now way near capacity. After waiting for another 7 minutes or so, another server came by and took us to a table. One server got us our coffee and water after we sat for several minutes without a greeting from our server. First cup was the last of a stale pot. A few minutes later, our server approached the table and asked if we were ready to order now. Still no greeting. No warm welcome. No smile. The menu consists of breakfast, lunch and dinner items which are served all day to my knowledge. They also have a specials sheet loaded with goodies. After going back n forth , we opted for the Nut n Berry Tower of pancakes that enticed me to purchase the deal as well as the "Cook's Favorite" from the specials sheet which consisted of 3 eggs, your choice of meat, hash browns and 1/2 order of biscuits & gravy. The pancake tower comes with 2 slices of bacon. I asked for orange juice to be served with the meal. Okay...so, order is in, right? Where's the waitress? Coffee cups are empty and sat empty for at least 15 minutes before the older woman from the beginning of this experience walked by, looked down and went and grabbed a pot of coffee. Unfortunately, she never filled our cups. She went to the table behind us and filled the woman's coffee and chatted for several minutes and didn't bother to hit us on her way back to the server station. Still no sign of our server. Still no coffee. We get refills from the same server who brought us our beverages. My friend and I are conversing when we hear the conversation of our m.i.a. server and a cook. She was SO LOUD and very unpleasant. Well, come to find out, she's still new. Hmm...first hospitality industry position?? I see our server, with our food in hand (no trays) (and after she went and smoked, GROSS!!) and she takes it to the table behind us, sat after us. It's not their food and she walks off to the opposite end of the restaurant. I had to tell someone that it was our food she had before she gave it away and we were forced to wait for another order to be made. Ok. So the food is all there. No juice. No check back from the server til we were pretty much done with our meal. The eggs were ordered scrambled because not many places get the fried egg down the right way . I'm not nearly as picky about my scrambled eggs, as long as they are cooked and not too well done. These were cooked ok but lacked taste. Bacon was crispy and hash browns were crispy enough. But what we really wanted to indulge in was the biscuits & gravy. And should have just ordered pancakes or tried the waffle instead. The biscuits was big and flaky. Delicious. It's a biscuit...the gravy however had flavor but the wrong kind. And it probably had been sitting around and got a little too hot at one point in pot because the burnt taste lingered in your senses. I don't like to waste food, even if I am full...especially biscuits & gravy or pancakes, but it just wasn't appealing enough anymore so we called it quits. Our server reappeared and dropped a check. Never refilled our coffee or water, or brought the juice I asked for. Ehh..I'm not too pleased with this experience. The gentleman who helped us check out because we were ignored my the female staff was quite pleasant and helpful however. With all the options for breakfast in the Puget Sound area, I don't see myself returning to this place anytime soon. Unless of course I buy another Groupon voucher and get different server

    I wanted to find something special when I went here but it was just another chain type diner. It is tired and old. Too bad. The food was ok but not special I enjoyed the hash browns from the Pancake Haus yesterday more than this places presentation. I'm still looking for a great place near Edmonds others than Maltby's to eat breakfast.

    Good diner food and lots of old people.Great for kids.They get kind of touchy if you try to subsitute things (not everyone wants a toast and panacakes with their eggs,some would rather have fruit or nothing)

    My wife and I come here from time to time on weekend mornings to enjoy having someone else cook our breakfast. The food is pretty typical breakfast food. It isn't cheap, but it definitively isn't expensive. It is a step above the normal in taste. I usually get pancakes with eggs and a meat (sausage or bacon). My wife always gets the country rollers because they are just that good to her. All in all I would suggest dropping in here for a quality cooked breakfast at a fair price.

    My husband & I just moved here from Northern California and are constantly on the hunt for a really good biscuits & gravy breakfast (because I am incapable of making white gravy at home). This place is NOT it. The gravy was bland and I had to ask the waitress if they used sausage or hamburger because I couldn't taste it. Hash browns and eggs were cooked the way I asked but my husband was kind of picking at his plate and he's normally a hoover. It's pretty rare for us to leave food behind, especially if we're paying $12 / head, but we did. And we're not going back.

    Decent breakfast food on a morning after you have been out late. Upon walking in we were not greeted in a very nice manner. Nobody welcomed us or smiled. A girl eventually came up to us and again, no smile or welcome asked how many and led us to a table. Our server was very nice and friendly. She was really great. I would like her to teach the rest of the staff something about customer service. It was pretty busy when we came in on a Sunday at 1 but the service wasn't as slow as I had been expecting it to be from other reviews. The food was decent. I ordered an omelet with cheese and turkey bacon. Our server informed us there would be an extra charge for the turkey bacon which I said was fine but was surprised to see that charge was $2.89! The omelet came with three pancakes. My husband ordered eggs and sirloin steak and Swedish pancakes (which really resemble Swedish pancakes). Then steak was a little sketchy looking but tasted okay. Upon leaving there was a very grumpy old lady at the cash register. I'm guessing she was the manager or owner. She didn't look up and grabbed my credit card while focusing on a conversation and some receipts with two other servers. She took her time charging me and was going through the receipts while still not looking up at me or smiling. Finally she not so gently put my receipt and card on the register in front of me (did not look up at me still!) at which point in a loud voice I said "thank you." Finally she looked up and said, I'm trying to do three things and once and finally said, "your welcome, have a great day," and smiled. Wow, no wonder the other staff members display poor customer service skills too if that is how you treat people! When a customer is standing in front of you, stop doing three things, look up at them and treat them as paying customers. Probably not a place I'll come back too unless I need another recover from hangover breakfast.

    The food here is okay, but nothing to write home about. I like how there is the option between corned beef hash from a can, or homemade. It's decent, and comes with a pretty big side of toast, hash browns and eggs. I also got to sample the chicken fried steak and that was pretty good. The sauce really went well with the crispy texture of the steak breeding, even with the steak being reasonably tender on the inside. Service is pretty good here, kind of the level of friendliness you'd expect from a diner. Water, coffee and soda were topped up regularly and we were checked on. It wasn't obvious that you had to take your check to the front to cash out. We were sitting there for a while before someone told us about that, oops. There is a decent and reasonably priced senior menu here as well.

    Mmmmmm Mmmmm, good food! It's always packed, so if you're in a rush it might not be the best place for you. The sign on their wall says it all. "All happiness depends on a leisurely breakfast". I rush all week long and feel like when I get here, it's time to grab a newspaper, slow it down and enjoy breakfast with my family. Killer good chicken fried steak. The staff is mostly older women who have probably been serving for decades and they're adorable! Do try this place, it's like being warped to a southern comfort food paradise!
