JUST got home from here, and I must say that I was VERY impressed. I went back and forth between 4 and 5 stars, since I usually save 5 stars for the best of the best, but after thinking about it, I couldn't find ANYTHING wrong with my experience, so I gave it the 5. Anyway, on to the review: First of all, we got a Groupon that was insane in its usefulness. $45 for 2 apps, 2 entrees and 2 desserts. The ONLY stipulations were the daily specials and the market price whole fresh fish. Other than that, EVERYTHING on the menu was up for grabs. For the apps, we went with the sampler (which was 2 lobster and crab stuffed portabella mushrooms, 2 steak eggrolls and 2 bacon wrapped shrimp, all with a horseradish cheese sauce and ALL, ABSOLUTELY DELICIOUS) and the bruschetta (also delicious.) For the entrees, I got the center cut filet, with green beans and garlic mashed potatoes, and the misses got the NY Strip signature dish with onions, mushrooms and blue cheese and broccoli rabe. Seriously, my entree was $29.50, hers was $32 so we already got the value of the Groupon almost immediately. Anywho, the entrees came out and were absolutely scrumptious. The steaks were cooked perfectly. For dessert, I went with the Xango, which is a fried banana and cheesecake dessert, covered in cinnamon and sugar that was criminally good. The wife got the bread pudding but boxed it because she was so stuffed. Just off the bat, the food was enough to get 4 stars, but our server put it over the top. Toni, our server, was absolutely fantastic. Attentive, friendly, funny, just a top notch server. The restaurant itself is clean, open and inviting. There are tvs playing the game for the sportsfans, and an outside deck for you nature lovers out there. The ONLY negative is only a negative if you are the owners of Twenty9....location, location, location. The restaurant is tucked away in a business development and took a few twists and turns to actually get to. I don't think you can actually see it from the road, so you have to kinda know about it to go there. But, thats fine for me; I plan on going back and would hate for this place to be a crowded mess or turn into a chain restaurant. I am stuffed, happy and for all that food, plus FOUR GLASSES OF WINE, it cost me $25 (plus the $45 for the Groupon.) By the way, a glass of wine is a goddamn GLASS OF WINE! Its like the pour you'd give yourself at home. Its literally AT LEAST twice what you would get ANY where else, at no extra cost. I want to shake the hand of the owners.

Just got back to work from meeting a friend for lunch at Twenty9. My friend and I did the lunch buffet and it was delish, the food spread covered all tastes and the dessert was magnificent. The staff was friendly, fun and very social. One waitress spoke to my heart when I couldn't decide between the cannoli or the cheesecake--just then a voice came down from up above (well not really) but it was an angel who said "get both". We will be doing lunch here again and with the lunch buffet priced right around $10 you can't beat that for all-you-can-eat. The only negative was that I couldn't eat all that I could because I needed to head back to work and be productive (not full and sleepy).

"Fine and Finer" It was a Sunday, and I was back in my old neighborhood. Trees were taller, homes showed more age, hangouts of the past were gone. I was at an old friend's house--a mansion made from stone with circular drive, set back from the road on an acre of lawn with woods in the back. We sat on his porch with a bottle of suds, talking of old times. Laughing at things we had done, laughing at things we had said. Each of us had turned out roughly as we'd predicted, laying testament to the adage that we usually become what we think about most. Eventually we became hungry, and I suggested we eat out. His wife had been slaving in the kitchen, preparing for a party. A girl thing, you see. Frilly items of decorative nature intended for quick consumption, complete with inane trivia considered extremely important. Tsk, tsk. I deferred to my old chum and we hit the road. After some turns down vaguely familiar streets, we landed in a small business complex. We swung left, and I recognized the structure immediately. Memory fails as to its name back in the 90s but now it was TWENTY9 Restaurant and Bar. Here's what the place looks like, both inside and out: twenty9restaurant.com We walked in, sat ourselves near the tellys, and waited. Not long after a tall brunette strolled over. Hair in a pony, cute face, good curves. She handed us menus and we studied. I hadn't eaten all day and was pretty hungry. I looked at the appetizer list and selected Prime Rib eggrolls, then went with Wild Striped Bass with creamy black lentils and poached tomato for the entree. My pal chose tuna & blue crab ceviche for starters and Papperdelle Bolognese for the main course(braised short ribs, creamy tomato sauce, papperdelle pasta). While we waited for our food I drank a dirty martini with 3 blue cheese olives while my buddy sipped a, well, I don't remember what he had. Something from the drink menu he enjoyed in spite of my memory lapse. We shared bread and salsa with our cocktails while we watched pre-season football and chatted. Soon our entrees came and I ate my prime rib eggrolls with generous dollops of creamed horseradish. Crisp rolls but not too crisp. Just right. Pleasant beef taste as well. Very good. My friend enjoyed his appetizer as well. My bass was good but the creamy lentils were great. Very tiny and not too pasty. Again, my dinner mate enjoyed his entree as well, should an empty plate be any indication. Our server was attentive and everything ran smoothly. My friend picked up the tab and I left the tip. I noticed there was seating outside that had filled up quickly. Looked like a nice spot. Back in the car we headed back to his place for snifters of Scotch. Life is good sometimes, especially with fine food and finer friends. TWENTY9 was fine, but my old chum was way more than that.

We eat there all the time and love it. Don't have anything negative to say about the food or service. However, the back left leg of my chair broke while sitting outside and on the deck and ended up falling on my back. I was wedged into the chair with my feet in the air like I was sitting in a gynecologist chair until someone sitting close by helped me out of the chair. The whole thing was really embarrassing. When the manager came over to check to see if I was ok, I think he could have offered something more then just buying us a drink such as how about offering to buy us dinner especially because we're in the so often. I'm actually sore today from hitting my head. I would have thought the manager would have wanted to take my name and contact info to follow up with me.

The deck is a nice happy hour spot. Pay attention to your bill. I only had an appetizer and I ended up paying just over 60 percent in gratuity. I've always been a generous tipper. I understand why some businesses add gratuity to a large bill, but adding to my bill for 1 appetizer was a bit of an insult. I'm not one to examine a bill, but I'll know better next time I go.

Had dinner here with my daughter last Saturday night. The service is on the money (we were on the porch and I think her name was Jess). It was about half full, it looked like she had the room to herself and we never felt like we weren't being attended to. Drinks were brought, menu explained, orders taken and food delivered all in a timely and professional fashion. The food was very good. We started with the prime rib egg rolls. Delicious, but I wish there were more. (They were gone in about 3 seconds). I had the short rib bolognese ($28) and my daughter had the filet ($35). Both were well prepared and the temp on her steak was spot on. My only knock would be its a bit pricey for an everyday place and it's not quite nice enough to be considered a special occasion venue. Picture General Warren pricing with McKenzie's decor.

I went to happy hour. The place was decorated very nicely and very differently from when it was the Boathouse (at least upstairs)

Sometimes it's hit or miss here, but today I had the best lunch I could have imagined. Slow Monday, beautiful so I sat out on the patio and was the only one to boot. The server was, from what the slip said, Ray (I tend to forget names when I don't have to look around for them) and he was fantastic. The service was on point, he made sure I had everything and checked on me at the right times without over doing it. I get the tomato mozzarella panini often, sometimes it's just okay, not enough tomato or mozz or balsamic or just sloppy, but today it was PERFECT. Fresh, thick pieces of tomato, the mozz was in every bite, and the balsamic reduction was mouth watering. Excellent service, excellent food.

Located in the middle of corporate office complex, Twenty9 fits the bill inside, with ample bar seating and tables designed for happy hour interaction. We went there for dinner on a Saturday night and the restaurant was only half full when we got there just before 7 p.m. (It did fill up over the next hour.) The service was very friendly and the management and staff were attentive. I ordered the crab cake, listed as "crab cakes" on the menu. I was assured when I ordered it that it was sizable. There were some other typos on the menu that gave us and the server a laugh. The food was well-presented. The crab cake was excellent: big chucks of crab, very little filler. I would return to try some other dishes and possibly sample the raw bar.

Stopped in to Twenty 9 for dinner last night. The place was not busy when we arrived, around 6pm. We were seated and the server was very nice and helpful. We opted for burgers, and they were absolutely delicious. My son's girlfriend got the prime rib sandwich, also delicious. A round of drinks was bought for us, as we spotted the owners ( we perform at the sister restaurant ,Stephens on State, so they know us) and generally a really good vibe was all around. The restaurant was full and bustling when we checked out, around 7:30. I really enjoyed my dinner and the company, and the restaurant.

I recently dined here with my girlfriend for a late lunch. I was not all too impressed. It seemed to me the service revolved around the bar and larger groups then those dining. The menu looked nice but nothing really popped. I can see this being a good happy hour spot for the corporate offices in the surrounding area. As for the food, my burger was under seasoned and when it came out it was missing the sauce on thee BBQ Bacon burger. That kind of defeats the purpose. I won't be returning here any time soon.

Sampled the prime rib egg rolls as recommended by other patrons. Definitely a great choice. Loved the horseradish sauce which complemented the egg roll.

This place is a mess, the servers were chaotic, the menu offered sandwhiches but then we were told they were not being offered, the food is bland and overpriced. Tables next to us were sending back food and complaining as well. They comped a round of drinks, but it did not make up for the problems. Twenty 9 needs to realize what they are-a place for happy hour and bar food. They are attempting to be an upscale dining experience in a corporate center but do not have the staff, food or management to succceed in this venture. The formula is simple: drinks, music, bar food. Read my other reviews- I don't complain about places-this place stinks.

Twenty9 replaces the old Boat House. The focus is on steaks which looked good going by to other tables but I chose the lamb special with a cherry demi glace and my lovely had the Dover sole. Both were very good, carved/filleted table side by the owner. Beer selection could be better, less generic. Atmosphere is open with tables surrounding a large bar, a live singer was there last night who was reasonably good, a separate area is available if you want quiet but it looked boring. Recommend you try it.

I went here for dinner with my boyfriend and a couple of friends. We were all impressed by the decor and atmosphere. We had reservations for 7, our table wasn't quite ready so the host suggested we grab a drink at the bar and he would come get us when it was (much appreciated). When we were seated, we found that our waitress was on the newer side and didn't know the beer menu. This was frustrating, as the restaurant also doesn't have a drink menu (besides a wine list). The food was great. Well seasoned and tasty. For apps we had spinach artichoke dip and bruschetta, both delicious. For entrees we had the goat cheese & spinach agnolotti, the short rib bolognese, the parmesan chicken, and the NY strip. Portions are huge! Sides are ordered separately (we got mac & cheese and asparagus) and are sharable. However, it did take FOREVER to get to the table. We had our apps and probably a 30 minute wait for entrees. We skipped dessert because we were so full.

Great ambiance, good service. We hit the raw bar for appetizers and the steak special was out of this world.

I was just here last night to meetup with some friends. The Phillies was playing that night so got to see the game on the big screen at the deck. This place has a nice outdoors atmosphere. Plenty of people here which I didn't expect for a pub in an office park. Overall, staff was courteous and attentive with drinks. I would come out here rather than the Fox and Hound which tends to be overcrowded.

Went for dinner with three friends last night. Dinner was great- I had the trout special with fingerling potatoes and asparagus, while my friends enjoyed a salmon entree, crab cake entree and chicken parmigiana entree. Everything is a la carte, and the entrees are pricey-- as the former Flanigan's Boathouse, I guess I was expecting more of a "pub fare" menu. The menu does include a variety of appetizers and salads that could probably be subbed for a dinner entree, but just a warning that dinner is not cheap. Three of our entrees were in the $30+ range.. My trout special was great-- my friend thought it was better than her salmon. Good reviews on the crab cakes and chicken dishes.. Service was very good as well. We arrived around 6:30 when it was surprisingly quiet for a Saturday night. We wanted to sit outside, but instead were seated in the back porch area. By the time we left at 8:45, the place had filled up considerably. Loved the atmosphere of the barn- so unexpected since it's in the middle of Great Valley Corporate Center! Looks like it would be fun to go to the bar after work- similar to McKenzie's with a huge circular bar, TVs, and booths on the outer edges. Wine list has something for everyone, and lots of beer and cocktail choices. We will be back...

Came here because of a Groupon - type certificate that was about to expire. I was somewhat apprehensive as we pulled up to a barn in the middle of a deserted business park (it was a Sunday). Big bar with tv tuned to football, not exactly cloth napkin type atmosphere. However, I've got to say this was no bar food. The pepper seared tuna was well prepared, and that wasabi creme had serious kick. Bacon wrapped shrimp with horseradish were moist and flavorful. The entrees were fairly simple, but executed very well. N.Y. Strip was cooked perfectly, nice and tender with good flavor. Menu said 16 oz., whereas online it says a more normal 12. They should probably correct that. It came with some green beans and very good mashed potatoes. Wife had the tilapia with scallops and crab meat, which she also enjoyed. I had the creme brulee trio for dessert. Each is infused with a different liquor, although the Frangelico one looked/tasted like a normal creme brulee. The Kahlua and Chambord ones were more distinct. They were all good, although I prefer it to be served warm over slightly chilled. BYO Sunday / Monday, a nice extra. The certificate made our meal an absolute steal, too. We'll definitely keep Twenty9 in mind when we're in the area.

I was not overly impressed with the menu or the service. It took the waitstaff a while to figure out where we would be seated and the restuarant was practically empty which made no sense to me. The first time I went I had a delicious piece of salmon and my friend had braised short ribs. Both were fantastic (although service was slow). During my next visit, I was really looking forward to enjoying the salmon again, but this had been taken off the menu. I decided to do another fish and it wasn't nearly as good. Again service was slow and personally felt it was over priced for the atmosphere, quality of food, and service.

We returned for another meal. Again, it was quiet on a Sunday, save for the football games on TV in the main area. We went to a back room near the deck. Service was superb, the tuna appetizer again was one of the best things I have ever eaten, and my steak (NY strip instead of the ribeye) was perfect. FEBE got fish again and enjoyed it. We also shared the baked clams appetizer, and it too was ideal. We'll be back!

My husband I went there as a result of a Living Social deal we purchased. We weren't sure to expect, however, Twenty9 definitely exceeded our expectations. The service was great and the food was phenomenal. We had the stuffed mushrooms as an appetizer, which I loved even though I don't like mushrooms. The bacon-wrapped filet was really tasty, I would definitely get it again. The atmosphere and decor made the restaurant feel very cozy. We will definitely be going back again!

Great food, great service, great atmosphere We went at 8 for the live music on a Friday night. We sat in the back for the lower sound level. For food we had drinks, salads and a full round of appetizers. Everything was excellent - I highly recommend. The ceviche and crab fries were our favorites.

I wasnt impressed. The location and view was nice however, things seemed a little chaotic. I asked for a wine and the server didnt know what type of wine it was and after a failed attempt to find it, he just brought me something and said it was similar.. and it wasnt! My special of the night had fish bones in it and i nearly choked to death.. If the servers were educated on the products and the food was of better quality, I would probably return... oh well.. this place is off the list.

This is our new favorite place! Excellent food at a very reasonable price. Amazing prime rib egg rolls are my favorite appetizer! Their specials are always outstanding - some of the best steak, lamb or fish we've ever had. Great deck and party room as well. Check it out for lunch or dinner.

Wow! I had a birthday meal here and it was UNBELIVABLE! The egg roll appetizers were perfection. I also had shrimp with corn risotto, which was incredibly rich without being overwhelming. I'm still tjinking about this meal more than a week later. Its pricey but worth it. HIGHLY recommended.

Went for a quick bite after a softball game. Was considerably underdressed, but the staff didn't seem to mind at all. Service was impeccable. My water glass was always full and my server was stellar. Food was also excellent. The serving sizes are fair and quality is high. Some dishes even include touches like truffle oil.

Great food. Live band Reasonable cover charge ($5 for a 10 piece band) Band was awesome. Dancing if you want. Seating if you don't. In town for conference, what a gem to stumble on. Had tile fish with mushroom risotto. Girlfriend had the crab cake. Nothing left on the plates. Will Travel just to come back here again.

I went to 29 on Monday night for dinner. I got there at about 9 PM. It was pretty quiet and they were only a few couples at the bar and a couple of tables wrapping up their dinner. The places very warm and nice. The staff was very friendly. My bartender/server (Sarah) was very sweet and attentive. I ordered the Gouda burger. It was excellent. Based on my experience, i'm giving them a five star review.

My boyfriend and I purchased a groupon for this place to meet some of our friends. Friends bailed last minute, but we decided to give it a try anyway. I was a bit hesitant since I always see this place on groupon, but I was actually pleasantly surprised. Location: The location of this restaurant is very strange. It is kind of hidden in a corporate business park. We made a reservation for dinner at 7:45 on a Saturday night but probably didn't need to as the place was pretty empty. I have a feeling based on the location that their business is much busier during the week. Ambiance: Awesome! Honestly this placed reminded me of a lodge in the Poconos. The outside of it is beautiful, as is the deck area. There was a party out there, but were able to peak out and see how it was set up. Inside was very spacious. I felt like the tables were spaced out well, and the lighting made for a very romantic evening. Service: Above Par! Our server was on the ball with regards to filling up our water glasses and making sure we were taken care of. The actual delivery of the food was slow, but I have a feeling that had to do more with the kitchen than our waiter. Food: Pretty Darn Good and Very Reasonably Priced! My boyfriend ordered the specialty burger and I ordered the salmon with a side of brussell sprouts. The burger was cooked perfectly for him, and the french fries were seriously some of the best I've ever had. My salmon was pretty good. The rub they used was delicious and not like anything I've ever had before. I could have done without the fennel salad on the side as there was entirely too much of it on the plate, but it wasn't horrible. The brussell sprouts are a must! Seriously divine. Bill was $61 for the two of us and that included alcohol. For a night out, I was very happy.

Attended a 50th birthday party in the private area on the lower deck area. The food is delicious and the staff was attentive in refilling the food. The food was buffet style. The lower level has a outdoor deck which allowed the attendees to sit outside and mingle. The only set back was the bar was not open in the private area so we had to walk up a flight of stairs. The alcoholic beverages were not included but the prices were very reasonable.

This is an upscale restaurant and bar. They have live music on Friday night. The Stephens Chicken entree is really good. It even comes with shrimp and lump crab meat too. The tuna and ahi ceviche appetizer is tasty. It's a bit pricey here but worth it for the atmosphere and food.

This place used to be called the Boathouse. It's a very popular place for the Great Valley Corporate Center types. They welcome local bands and have a nice patio to perform on. I watched a band perform and they had to stay inside due to very bad weather. The ventilation is terrible. The bar was very hot & muggy on the inside. They also need more wait staff. The service is very slow and you may find yourself walking over to the bar to get a drink. I've been to worse places but for the area and location, this was disappointing.

We had dinner there tonight October 26,2013 and it was great.service was excellent and the seafood chowder was out of this world delicious and a large bowl! The stuffed mushrooms were good. We would definitely go back! We just had appetizers and drinks....still would go back !

I come here when in town and the food is consistently good and the service is friendly and the kitchen accommodating. We usually order some appetizers to share followed by entrees. The appetizers were a couple of flatbreads, cheese platter, short rib spring rolls and pirogues. Flatbreads were rich and the flatbread totally crispy with sufficient toppings to make the flatbread solid...the margarita and mushrooms with truffle were delicious. The pirogues were a little heavy with the topping and more salty than needed - not a great item. The spring rolls were tasty and cooked the right way, and were more fluffy than I expected. The cheese platter was generous and was made up of three local cheeses and appropriate savory and sweet accompaniments. The small melba toast was exceptional and the whole dish was a big hit. Must try either at the beginning or end of the meal. Entrees were varied and everyone was very pleased. I ordered the salmon and gulf shrimp but asked for it to go on a different bed rather than the risotto. It was very tasty. The fish was cooked a little over what I would have liked but had a very nice crust which gave it a nice texture and taste. Shrimp were firm and rather general, nothing overly special. Bed was made up of brussels sprouts, which were cooked perfectly with a nice crunch and light dressing. Overall a very nice dish. Cioppino was the other favorite and it was really generous and the sauce was well made with a large dipping roll grilled with a cheese and garlic topping. The ravioli was also a hit and the salads were popular too. All were enjoyed and each was very generous in size. The wine list is not extensive but has some nice affordable choices. We tried the tempranillo which was very cost effective and tasty and accompanied the meal very nicely. A great spot when in town.

Service: Average. Helpful but oddly uninformed. Slow at times, too solicitous at others which either indicates a new server or someone who just isn't paying attention and trying to catch up. Overall, good but not great. Food: 7 out of 10. They try. I'll give them that. The prime rib egg rolls were pretty good but just a little odd. Delicious but tough to eat. Not enough the artistically splashed sauce on the plate (no idea what it was, the server didn't know either). How can you run out of Guiness? And then not know much about the other choices. I had a flat bread which, and I'm sorry if I have to explain this but black is burned. Not horribly but black is burned chefs at Twenty9 so if it's got black on the edges, it shouldn't go out. Otherwise, it was ok. I wasn't super hungry so I ate the center portions. Not worth ten bucks even if there was a fiver stuck to the underside. Ambience: Not bad. Parking was fine in the evening. The restaurant wasn't very crowded on a Wednesday night. The multiple TVS kind of killed the cool atmosphere I think they were trying for. You can either be cool or be a sports bar, sorry, not both. Disagree if you like but if I am in the dining room and I can see more than four TVs, it's an ambience fail. Overall, I'd give them another shot. If only to have some more prime rib egg rolls.

There is nothing special at all about the food at the place. We started with oysters and they were suspiciously fishy and off-tasting. We also had wedge salad that was pretty lazily put together with what seemed like some bottled ranch dressing, and they also skimped on the bacon bits. My burger was dry and bland and my girlfriend's ahi tuna special was anything but special. The tuna itself was okay but the presentation was poor and the noodles were overly sauced with some sickly sweet "Asian" glaze.

Yeesh. 6 of us for dinner and drinks. Had a reservation. At our table in downstairs near pool tables. A moderately busy Friday at 730p. No waiter for 15m. Walked to bar and asked if we were going to be sent a waiter. Owner arrives, takes drink orders. Was unfamiliar w/ small draft menu. Returns b/c he forgot beer choices. Returns w/ drinks. Plastic cups in an indoor dining room. Another 15m. Waitress arrives, apologizes, didn't know she'd been assigned our table and had upstairs tables and us. Food comes in 3 groups a few minutes apart, took longer than it should have but not awfully so. One order is wrong, one never shows up. Another food bringer arrives and is reminded of the missing burger. Never arrives. Waitress returns a solid 1/2h later, reminded of missing burger. A SOLID 50 min after first food arrives last burger shows up. We ask to s/w manager, waitress balks but eventually sends him but only after blaming food bringer guys and reminding us she had tables on 2 floors, which we agree is dopey. Manager shows up, claims short staffed in kitchen, blames "the owner who got your first drinks." Offers to comp entire meal, which was a decent save and more than we sought. 2h45m on location and not one person asked us if we wanted more drinks. Gotta say the food was pretty good. All had burgers but I had tuna over rice noodles and veggies and would recommend it. Fries were tasty. Broiled brussel sprouts w/ bacon and goat cheese side was very good. Everyone liked their blood orange margaritas but they arrived w/ salt despite not being asked if they wanted salt. I'd prob be willing to give it another shot. It really could be that bad twice and other reviews seem generally positive.

Empty on a Saturday night? That can't be a good omen! Although I guess the corporate park setting probably draws a larger weekday crowd from the executives. We were seated right away (Almost ridiculous that we made reservations!) at a table right next to the bar. Waitstaff hurried over with ice water and bread and a list of the specials - he remained attentive but not overbearing for the remainder of the meal. My party ordered two salads - the starter portions are practically entree sized. I passed on an appetizer and ordered the shrimp tacos, spicier than expected but delicious! My mom ordered the Molues Frites (Mussels with Fries) which she seemed to enjoy and my brother ordered the Thai salad - which was massive! We passed on desert as we were looking for something more fruity than chocolates which the menu was very heavy on! Food was great, but the ambiance was lacking - wish there had been a larger crowd!

My husband and I went there for dinner one night from a recommendation. For appetizers, we had the prime rib egg rolls. They were heavy and horrible. Something you would find at a local high calorie restaurant chain. I had the salmon, which was over cooked but wasn't bad and my husband had the chicken with shrimp, which wasn't bad either. Both of the dishes were okay, but nothing to salivate over. The service was horrible!! Our waiter was an older guy that definitely did not have a personality! The ambience is wonderful though. If you go, you will leave there with a feeling of satisfaction but definitely not an "I can't wait to go back there" feeling.

Yeah - that's about it for me and Twenty9. I tended to come here a lot since it was right next to the office park (Great Valley Corporate Center) where I worked, but at this point, there are enough other locations in the area (The Office, Classic Diner) in the area that I'll get my fix elsewhere. I hear stories from old colleagues about how the place used to be back in the day when it was under a different name and ownership, but at this point, my experiences here have helped seal my opinion of it. Maybe I'll come back in the future if things improve - let's see. What's wrong, you ask? For one, I've rarely ever had to ask for water to be refilled at a restaurant. Let alone ask 4 times over the course of 45 minutes before it finally happened. And that too on a rather empty-ish day. I know your gossip over there in the corner must be interesting, but for christ's sake, I just need some water! Further, the food is still good, but the silverware at our table was downright grimy when we got there. We had to ask it to be swapped out, and even then, we got a look as if it were our fault that their dishwasher didn't work correctly. Finally, to top it all off, after being there for an hour and 45 minutes, predominantly due to having to wait such a long time for the water and the check, we still ended up leaving a solid 18% tip at the end. My de-facto is 20, but I vary it between 18 and 20 depending on how the service went. After all, I've been in a server's shoes before, and I know that folks may just be having a bad day. Regardless, if you're going to audibly call me a "cheapskate" as I'm leaving for leaving you an 18% tip for a table of two that had downright bad service during a rather empty lunch hour, I'm not coming back. I don't think it's ever justified to say something like that, but even as such, this was certainly not the case for me, and all set and done, they've lost my business. TLDR: Bad service, rude, would not return or recommend!

Food is just so so, but the price is reasonable and I love the place, modern and ancient at the same time.

I came here because I got a good deal on a gift certificate from restaurant.com . It's in an odd location - I thought my gps was leading me astray as we winded our way through an office park. The restaurant itself was nicely decorated and had ample parking. Our waiter was knowledgeable about the menu and the food was very good. We split the buffalo chicken empanadas and had a variety of the seafood and steak entrees. We were a party of 4 and all agreed we would go back - preferably in the summer when we could take advantage of the deck.

Prime Rib Eggrolls were the best part of the meal. Food was mediocre at best. Service was incredibly slow. Had to ask for water multiple times. Not worth the price or the wait.

Went here with a coworker for lunch one day and fortunately by boss is not real stringent on only taking an hour for lunch as service was on the slow side! We arrived just before noon and there were patrons already eating lunch, but it was by no means busy. Our waitress did come over pretty quickly to take our drink order and a bit later for our order, but things came to a crawl waiting for our lunch to come out. My coworker had the fish tacos and she said they were good. I had the burger, which was good but difficult to eat. It was so tall, that when I went to pick it up, stuff just started sliding out of the burger. At the end of the day, I ended up eating it with a fork and knife. They do offer a buffet at lunch, so if you are in a hurry, that may be the better route to go. Since this was my first time here, I can't really say if slow service is the norm or not. Due to the openness of the place, it can get a bit loud in there. At first glance, you would think they are going for a bit more upscale look, but then in the middle of the restaurant, you will find a bar with TV's. The food was good enough that I will likely try it again, but I'll make sure I don't have a 1 PM meeting to get to afterwards!

I brought my girlfriends parents here on our first dinner out together and we were pleased. The food was excellent and the service was attentive (credit to Jackie). The only problem I had was when we arrived they tried to give us the Valentines Day menu on Sunday February 16. Which needless to say was 1/4 the size of the regular menu and little more pricier. I talked to the Jackie and it was resolved without a problem. Also, the restaurant is inside an old barn which we really liked. Place is clean, decor is modern. We will definitely be back.

I was here on Friday for dinner with a group of eight. We had made a reservation but they were not ready for us when we arrived and we had to wait at the bar, where the drinks were way overpriced. There really wasn't much on their menu that was appealing to me besides the lobster macaroni and cheese. The service was slow and when I finally got my meal I was let down big time. The mac and cheese was mediocre and there was a serious lack of lobster; just two small pieces in the whole thing. It wouldn't have been as disappointed if the mac and cheese wasn't $22. I went out to dinner last night and ordered a main course that was $28 and filled with lobster, scallops and jumbo shrimp. All and all I'd say that this place is overpriced and the service is lacking.

Disappointed. This place was lower than my expectations. I came here with a group of co-workers and we were all excited about celebrating our first week of training and getting happy hour together. When we got there, they put us in the high tables with the booster seats that made you feel like a little child. It was very uncomfortable seating, the chairs are way too high for the tables. Two of us ordered the chicken quesadilla. My colleague didn't like hers... I thought it was okay... Except for the blue cheese. I hate blue cheese, and I wish it was in the description. Now let me get to the real critique of this place. I felt misplaced. The crowd is mostly older, white business folks. The service wasn't up to par either. She rarely came to our table to check up on us when we had 4 empty beer glasses waiting for a second round! Seeing that we were probably the youngest group there, they didn't seem to pay much attention to our table. Since the experience and service was disappointing, I only left a 15% tip. If you're planning to go here, I suggest only dining for the dinner menu, and not happy hour. It's probably going to be a much better experience. Possibly.

Got a deal here from CBS local. I thought the restaurant was awesome and I'll definitely go back. All of the food was delicious. The seafood chowder probably had the most seafood I've ever seen inside of a bowl of soup. There was no Caesar salad on their dinner menu, but I asked my waiter if they could still make it and he ended up making me one himself! And it was perfect : ) We also had the papardelle bolognese and a pork loin special that were delish. Our waiter, Izzy, rocked. The only thing I could tell this restaurant is to bring out the food more spaced out since their portions are so big! Gotta give people a minute to breathe. Everything was so good though. After dinner we went downstairs. They have a huge party area with a bar and a dance floor and probably the most middle aged people hanging out together and partying that I've ever seen in one spot. I thought that was cool. The place was really packed. There were two open seats at the bar. Sweet! Then I noticed that there was a cloth napkin draped over the backs of the chairs. So, I moved it. We ordered our drinks and we're hanging out and like ten minutes later this bitch comes and tells me that she was saving these seats! Hahaha. Did I miss the part where people are able to save seats at a bar with a napkin? They had also left their drinks there! I wish I had roofied her.

This place is really close to my PA office and I ate here while traveling here for work. I didn't get a chance to check out the downstairs but upstairs was very nice. I was with 3 other co-workers and we had the calamari and another appetizer sampler to start. On the sampler, I tried the bacon wrapped shrimp and prime rib egg roll. Both were very good. I had a glass of their house Riesling and was pleased it was Woodbridge by Mondavi and reasonably priced at $6.50. For dinner, I had a cup of French Onion soup and side of their parmesan risotto. I wasn't into the soup but that was no fault of the restaurant since I am not really into French Onion soup. The risotto was great. I was I hadn't gotten full on their apps and yummy garlic pita bread so I could eat more risotto. And to top off a good meal was the Yelp check-in offer: $20 off a $50 bill. You just can't beat that!

Great lunch in Great Valley! Everything about this spot is great, no pun intended! We arrived at 12:30 for a Ladies Lunch and our booth was ready. Started off with Bloody Mary's and Manhattans. A+ so far. Daily specials very interesting, both salads and sandwiches. We split burger/sammies so we could sample a few different items. Portions are LARGE. Everyone (except me) took home half for tomorrow's lunch. I ate it all. Save room for the homemade gelato and biscotti for desert. We will return for sure, it was worth the trip!

The plus side is that the prime rib egg rolls are indeed wonderful. The nachos are quite good as well, but might have a little too many ingredients on them. They're a fine happy hour choice. But I can't give them more than two stars when their server on the deck delivered a round of our appetizers to the wrong table, and we didn't find out until 20 minutes later when the group that got our food asked us if it was ours. Bush league mistake.

The deck bar out back is great for happy hour. The restaurant is comfortable/classy. The menu is varied and interesting. We split the blue crab and tuna ceviche. Yum. It was served on an interesting little plank with tasty crackers. We shared a medium rare burger with bacon and blue cheese. It was pretty darn good too, great roll. So - how do you make hand cut fries crispy? Shhhhh - let em hang in the basket for a few minutes after the first cook and then dip them again to crisp them. Now you owe me one twenty9. I am a repeat customer and recommend to my friends and business associates regularly.

Let me start off by saying that I loved the Boathouse. Furthermore, I was a downstairs kinda guy. The BH was a very comfortable place to come for a few drinks after work and just unwind. After coming to Twenty9 a few times it seems everything I loved about the BH is gone. A friend and I came for lunch and enjoyed everything we ordered but had to flag down a waitress to get a check. (Here's a tip- you're in a business park, fast and efficient lunch service is the way to go) Both times I've been for happy hour the service has been sub-par. It seems like the new ownership is headed in a different direction so for now, I guess I will be too.

Not going back anytime soon because of the food. The stars are for the staff. The hostess was nice. The server and bus people were all kind and helpful. Good bar/drink selection. But the food that came out... So disappointed. I wanted to like this place. It's definitely more suited for the happy hour drinkers.

The service was great - our waitress always checked in but wasn't too persistent. She was also extremely friendly and definitely a people person. The cocktail was phenomenal and the food was delicious. I had the Loaded Burger. The prices were pretty reasonable for the quality and quantity of food you get. I would definitely recommend and go again!

Went here for my birthday and it was amazing. We had never been before but I found a Restaurant.com cert online and decided to give it a go. Everything was delicious from the mac and cheese to the steak to the bread served before dinner. I can't wait to go back. Don't waste your time driving down 76 to get into the city this place is just as good if not better than many of the city restaurants and you don't have to pay for parking.

I had the change to go to Twenty9 with some work colleagues during lunch today. You can tell they spent a good amount of $ overhauling the upstairs from the look of when it was the boathouse. The interior was a complete change. Although the interior was very polished, it was interesting that they put the bar in the space that it is. You get the look of a high end restaurant that put the bar and TV's right in the middle. It was an interesting mix. The food was pretty good. I had the lunch buffet and it was pretty well done. The roast beef was excellent. The other items were good, nothing special but it was a good deal and you could just walk up and help yourself. A definite plus if you are tight for time at lunch. The rest of our party that didn't get the buffet waited a long time for their food. The place didn't seem that busy, granted I was with a large party, so that may have contributed to the wait time. Asking around my table the burgers were good and the fries were excellent. To put it all together, they gave the old Boathouse facility a much needed scrub. The overall the experience wasn't bad, but wasn't amazing either. We'll see how they do once it warms up and they handle the happy hour crowd.

We went for dinner using a restaurant.com gift certificate. We were seated on the small outdoor deck, which afforded nice views of the valley. Our server was, frankly, incompetent (not knowing the draft beer list, having to repeat our order to us, not knowing what dishes went to which person) for the price point offered by this restaurant. The food itself was unremarkable and, again, not deserving of the price point offered. Unless you are trapped in this area, there is very little reason to go here and not drive another few minutes to any number of better restaurants.

I had dinner here the other night with 3 other people. Cute atmosphere, however there was a party going on with a dj so you could here the music all the way inside. We started with the calimari, so good. Cooked perfectly and the chili sauce on the side was delish. I had the tilapia, cooked well and filling. My boyfriend got the filers Oscar and asked for it medium rare, it came put more medium to medium well. Super upsetting. He said it was still a great piece of meat. We only went here bc they have a restaurant.com deal so we saved $50. Might come back again for a happy hour.

As a vegetarian, I had to adhere to a fairly limited menu at Twenty9 but the two dishes that I ordered - the goat cheese & beet salad and a side of vegetables (yes, I'm that kind of person) were outstanding. The salad had two very thin slices of meat on them that were easily avoidable and the rest of the salad - greens, beets, cheese & all were delicious. The mixed veggie side was a mix of greens, mushrooms and some other local vegetables and was possibly a more delicious medley of vegetables than I have ever had. It was creamy and fully of flavor. The ambiance wasn't my style and the service wasn't the best I've ever had but it was still a memorable place.

Twenty9 hosted our wedding last night and did a 5 star amazing job! They added our favorite foods and wines to the menu and decorated the entire restaurant for us. Their center pieces were amazing and they even took the time to adorn the tables and floor with rose petals. The management kept in constant contact with us via text, email, and telephone making sure that not a single problem was encountered. They made sure they had more than enough staff to ensure that each guest was cared for. I want to thank everyone there for doing such an amazing job; after all it was their service and fantastic food in the first place that led us to choosing them as our wedding venue. I highly recommend using them for any event large or small...you will not be disappointed. In regard for a night out on the town, Twenty9 has always been our favorite spot for a night out. Our food has always been cooked perfect, our checks have always been right, their staff has always been pleasant and their atmosphere has always made us very comfortable. The place is simply beautiful for a simple evening or an elegant event. Any night out is a good night to go to Twenty9: PS: I highly recommend their bacon wrapped shrimp for a starter and their bacon wrapped filet as a main course (I've never received a steak cooked wrong here)

I have heard great things about this restaurant. However, I went there tonight for dinner with a friend and was disappointed by the rude attitude of our server. We asked to sit in the bar area, but then he told us we couldn't have the happy hour menu because we weren't physically sitting at the bar. He frequently disappeared and we waited a long time just to get a few appetizers. The bill came and was quite pricey for not a lot of food. Another waiter took the check for us because our waiter was nowhere in sight. We paid for the meal in part with a gift card, and I put the remainder on my debit card. Our waiter took the bill and we stayed at our table to chat for another 15-20 minutes. As we were about to put our coats on and leave, the waiter came over and informed us we had made a mistake on the gratuity, and had only tipped on the portion of the bill left over after the gift card, not the original amount. While I did overlook this, the difference in gratuity was $4-5-- NOT, in my opinion, enough to come back to the table and rudely ask for a BIGGER TIP! Not professional at ALL, and created an extremely uncomfortable end to our dinner. A tip is the decision of the customer and it is unacceptable for this waiter to have demanded a larger tip, especially when the money up for debate was insignificant. I will say that our appetizers were all good. I probably would not go back because of this experience.

Stopped in for lunch with my family. My hubby and I ordered spinach artichoke dip and fries with cooper sharp wiz for the table. The cooper sharp wiz was to die for. Our children ordered baked mac and cheese while we both opted for the turkey rueben. Lunch was great but we all had to take home doggie bags from filling up on the apps. Couple nice IPA's on tap, could be better beer selection but no complaints. We were there on a Sunday and the place was empty. Service was good and friendly. Can't wait until it is warm enough to be out on the patio. For four, our bill was $74 - bit pricey for lunch but we enjoyed it!!

This place has an identity complex and can't decide what it is. We went for dinner on a Friday night. Inside the main upstairs bar/dining area (Identity #1 - older after-work drinks crowd), it was empty - probably because they had a live band (small wedding style band) blaring so loudly you couldn't hear yourself think. It was a great band, but not for that early when people are trying to eat dinner. We opted to eat out on the porch so we could have a conversation (Identity #2 - fine dining/steakhouse), which would have been nice but for the "Deck" part (Identity #3 - deck party) where just below us, balding former frat boys eating wings and mozzarella sticks were hitting on scantily clad single moms swaying to Lady Gaga tunes. The Phils game was on a big projection screen down there, which we've kept in mind for when we want to go out and grab some beers and watch our boys on the big screen. There are some nice TVs inside at the main upstairs bar as well, and it looks great in there, way nicer than the Boathouse ever did. Unfortunately, the service was TERRIBLE. I don't know if it was that there was only one server assigned to the outside area, and everyone wanted to sit out there because it was so loud inside, but there was only one server for about 7 or 8 tables. We were much more patient than two neighboring tables that ultimately left after not being served. There were other people around (runners, bussers, management and other servers not assigned to our tables), but none of these people seemed to want to help the situation. Our server also never apologized or addressed the issue of our waiting at length for him or having to flag him down every time we needed something to have him then be too busy to even get to it for several more minutes. It was so unpleasant, and the entire dining room (except one large party at the back who had two dedicated servers) seemed agitated and to fight for attention. That said, the food, when it finally arrived, was very good. We started with the smoked chicken quesadilla. The poblano peppers were delicious, and I couldn't get enough of the tangy aioli drizzled on top. I had the signature salmon topped with artichokes, sundried tomato and crabmeat. The salmon was moist, and the artichokes were flavorful and tender; they didn't skimp on the lump crab, and the parmesan risotto the salmon was served with was cooked just as I like it. My dining companion had one of the steaks and ordered it medium rare; when it arrived, it was cold and purple inside. By the time our server finally came back to check on our food, I was almost halfway finished. We sent the steak back, and it came out perfectly. It was delicious, but our server didn't have the time to come back and make sure it was prepared correctly again. Instead of having more drinks at the table to watch the end of the game, we went inside to the bar where we were greeted promptly by the bartender. They have a nice selection of draught beers there. The facts that the food was good and the décor inside is very nice are the only things keeping this from one star as desperately as I want to give it just one. I really can't say we'll be back, even though we really liked the food. The service just left the WORST impression, especially of the management who sat there and watched it all happening and of the server who didn't think to apologize to any of the tables or ask for any help. It was infuriating - he really just shrugged it off like he didn't care. As I said above, we may try the downstairs deck for beers and baseball, but I'm still not sure about the crowd there.

Writing this review while I wait for my check. Found this place while searching for a steak place. This is a typical bar and grill, not upscale but not bottom of the barrel. I started with a pomegranate cosmo which was ok, my dinner companion had the four roses, whichever as also ok. We started with chipotle chicken empanadas they were ok, they taste like shredded chicken in buffalo sauce stuffed in fried dough. The table bread was flat bread coated with parm cheese accompanied by a red pepper and olive tapenade, one of the best things of the night. I ordered the bone in short rib it arrived over cooked and missing the bone ?!?! I sent it back and was told all of the portions would be the same way. My dinner companion ordered the prime filet mignon it was very good, nicely cooked, the asparagus was crisp and nicely seasoned. The risotto was in desperate need of salt but it turned out ok as well.

Went for happy hour... drinks are reasonably priced as compared to most places by the big corporate centers. Did not have a chance to eat anything and will be back for that. All I can say is good riddance Boathouse! They have almost completely redone the interior. It is modern decor and clean. The only complaint I have is that they changed the men's bathroom to a single person bathroom. I had to wait in line behind a couple guys to go. Otherwise great place for happy hour.

I had a fabulous experience here. My boyfriend and I went to this place on a groupon -which was definitely a steal. We got the appetzier sampler, and the filet mignon wrapped in bacon with risotto. Everything was excellent. The glasses of wine we both received were plenty filled for the reasonable price. We only went here for dinner. The only thing that was a little weird was that it looked more like a sports bar when you walk in but the service and food is very formal. Our server was exceptionally outstanding. We will go back.

I have been here about 6 times already. My husband and I have eaten alone and we have also brought our children. Our favorites are the filet wrapped with bacon, the salmon, the lobster ravioli, the prime rib egg rolls, seared tuna app and the chicken quesadillas. They have terrific flat bread and olive tapanade that they serve gratis. The staff is always willing to make something special for the kids or alter an entree to their liking. The other night we had the wings and they were GREAT! Crispy, tasty and HOT! We have eaten more times at the bar than at a table and love that we can watch a game and dine while the bartenders are super friendly and attentive. The deck is nice on a cool evening and not overly noisy from the bar and crowd below. We would recommend this place for lunch, dinner, drinks, date night or dinner with friends or family. It is an all around gem. You can even find terrific deals on restaurant.com or doubletakedeals.com for incredible savings on a meal for 2. This is our new favorite spot in Malvern. Even the kids LOVE it. Oh and how could I forget to mention the chocolate lava cake!

A large group of us went there after work and were amazed at how different it looks! Considering they had just opened, we didn't expect the food to be that good so we ordered a bunch of appetizers to share. They turned to be so good that we ended up going back the next day! The loaded Nachos, I know it sounds pretty standard but they are TO DIE FOR!! The calamari, French Onion soup & their burgers are also amazing!! One of the guys ordered the steak and claimed it melted in his mouth. We're actually going back today and then our department is going for a holiday lunch on Thursday... If you can't already tell, I'd highly recommend checking it out! :0)

Got to say, I miss the Boathouse. But, this is a great replacement. Stopped in the other day to check out the new place and it gets a thumbs up. Sat at the bar and had great service. Opted for sandwiches over the tempting lunch buffet menu and was not disappointed. Chicken Cordon Bleu sandwich was great.
