    We stayed for two nights in the Roost. As soon as we arrived, we wish we had booked a longer stay. The accommodations were cozy, extremely clean and private. The renovations to the barn kept the original character of the building in tact. The breakfasts were top notch, just the right portions to start the day. Ours included apple pancakes, eggs benedict and fresh baked pumpkin bread. Diane was very helpful in recommending where to go among all the choices in Ohio City. We were within easy walking distance of all the restaurants in the area. It's a great location with comfortable accommodations and hospitable hosts. I recommend it very highly!

    Wow never have spoken with someone that runs a B&B that is so inept and rude. I called last week to get a rate on a room. Told the lady I would check with the others in my party and call her back. Called back 15 min later and left her a voicemail saying I would take the room and to call me back please. Never received a call back, so I just called. And not only is she refusing to take the reservation for the quoted rate (it's 40% higher) she is now requiring a minimum night stay. I asked her about not calling me back and she said she didn't get the message. When was the last time you didn't get a message on your cell phone? More likely she is trying to not honor what she quoted and gouge me for more money now that I'm ready to book. VERY SHADY!!!

    My boyfriend and I stayed at the Webster Room. Overall, the room was good and the bed very comfy. However, many things advertised on the website were just not true. 1) Website states that the bath will have fresh cut flowers- no such thing. (Disappointing, especially because it was a valentines day retreat). 2) Website advertises Cali Olivia amenities- nope, instead we had some other unknown brand of stuff. I could even have dealt with that, but I'm not sure how they think one tiny packet of shampoo and lotion is enough for two people. Not to mention, there was no conditioner at all. 3) Three course breakfast... Umm, a muffin with some fresh fruit and a TINY slice of omelette does NOT constitute a three course meal! I have NEVER been as hungry as I was after eating breakfast there. I have been to many bed and breakfast places before and they are basically known for, well... their breakfast. Also, the staff kept ignoring us when we had questions or requested coffee at breakfast. And, there was no hot water part of the evening. Overall, this was NOT worth the $219 we payed to stay there. I will not be staying there again.

    I LOVE this place. We checked in at the main building and the sweet little innkeeper lady walked us around the corner to the Roost room. It was a 2 story loft with a patio done in French Country decor. Ground floor had a fully furnished kitchenette and living room area. The patio was gorgeous with lots of trees and I'm sure in the summer would have tons of flowers. Upstairs was a comfy bed and brand new looking bathroom. It's really the small things that make this place a standout. There was a CD player with various CDs. It was wonderful to sit on the patio with a bottle of wine and some Coltrane playing. They had DVDs to watch on a night in. They also had sodas and snacks available. They really went out of their way to make guests feel at home. Location is great. Steps from Light Bistro and only a few blocks from W. 25th. Highly recommend this place.

    My wife and I recently spent 4 nights at the J Palen house. We had a great time. The location is perfect and the owners are very friendly and accommodating. I agree with some of the reviews that the website oversells the accommodations but it wouldn't keep us from returning. We found it to be clean, quite, and comfortable. We will be back.

    Two days before our planned stay on a Tuesday night, my husband, my toddler, and I all came down with the stomach flu. I emailed the innkeeper and was informed that I would lose my deposit (the full cost of a night's stay) unless I rescheduled within 60 days. Because I was not able to stay another weeknight in Cleveland within that time frame, I called to ask about availability for Saturday nights. The innkeeper informed me that weekend stays require 2 nights, which is not possible for us right now. As the innkeeper very unsympathetically explained on the phone, I understand that losing my deposit is consistent with their policy. While providing some flexibility may cause them to lose revenue in the short term, sticking to their strict policy is terrible customer service and not competitive in the industry. It's a short-sighted decision that will cost them this customer.

    One of the things I really liked about this B&B is that the rooms were VERY clean. I stayed in a B&B over the summer where the bathrooms had toothpaste on the mirror and hair in the drain and on the toilet. This place was clean from top to bottom. The jacuzzi bathtubs are large and fully functional. Which was a great plus because I was 6 1/2 months pregnant at the time and we were doing a lot of walking. Another thing that is great is the location. You can walk to all of the restaurants, grocery stores and the big west side market. My only complaint was the breakfast portions. Very small. I mean its not called a Bed and BREAKFAST for nothing. Im talking like half a slice of banana (or was it lemon?) bread. We are definitely going back here though for the location that is so beautiful in the fall and I really enjoyed the ambiance inside the B&B.

    When my group made an inquiry, all the details sounded reasonable. After we made our reservation, we noticed a $75 cleaning fee that was not included in the initial quote. When we emailed to point out this omission, J Palen's immediate and final response was to cancel our reservation because, to quote their email, they "pride themselves on customer satisfaction". It's easy to achieve "customer satisfaction" when you fire interested parties before they technically become your customer. Or, perhaps it is, in a short-sighted way, easier on the wallet than admitting the (honest mistake? sneaky misrepresentation?) and waving the fee. Buyer beware.

    This place was incredibly uncomfortable, overpriced, and straight out of a 1990's issue of Country Living. Their cancellation policy is completely unreasonable. I'm just sorry to have been such an inconvenience to the woman who runs it. Terrible.

    My sisters and i visit Ohio every year. We love the charm of B & B's. There was nothing suspect when we booked. We tried to book by phone but were told do do so online so we had to wait a few more days til we had internet. Confirmation came by internet and said if you have any dietary needs please let us know. So I emailed low carb reqeust and no answer. As trip time closed in I called and identidied myself and dates of our stay, it was a lukewarm conversation and I was informed breakfast is at 9am not 8:45 or any other time for that matter! I felt inconvenienced as I wanted to get on the road sightseeing earlier. Confirmation also stated that arrival instructions would be sent my email a few days before. They did not, so I called and instructions were then forwarded. We arrived to find out that we were staying in a cottage a few blocks away from the Inn and it was all self serve, breakfast was in the fridge. I like B & B's because of the ambiance and service which we did not receive. Breakfast was 3 pieces of quiche with a potato crust, not low-carb mind you, a loaf of cinnamon bread and a modest bowl of mixed fruit with about 1/2 cup of berry yogurt for the 3 of us to share. There were no instructions for the coffee machine which was not set to the correct time, we could not get it to work so that was a bust! The check in instructions mentioned there were refreshments for us to enjoy. Two cans of soda (Dr. Pepper and Pepsi) and 2 snack size bags of pretzels for the 3 of us. The care and attention you expect and enjoy at other inn's was not there at all. We should have stayed at the Hilton or Quality Inn or any place else. We were ripped off!!

    We spent five nights here over Christmas, and it was a wonderful trip. Diane and Jeff were consummate hosts, attentive to every detail, and the House was cozy and comfortable. The breakfasts were also delicious. The location is great- close to some fantastic restaurants- and street parking was easy over the holidays. Definitely recommended for a getaway- and very reasonably priced!

    Location and Style. We loved this place for our one night stay. It is in Ohio City--walking distance to some really good restaurants ( and you get a discount for staying here) The house is decorated in a whimsical style. Scott, the manager has thought of everything--no, really Everything--that will make you comfortable. Loved it.

    A very nice B&B in a hipster urban setting within walking distance of an entertainment district with many fun things to do and a wide variety of restaurants. Very gracious and attentive staff, excellent and filling chef-prepared breakfast, exceptionally clean throughout. Stayed in the Miller suite: a nicely furnished (antiques) attic suite with large sitting area and a smallish bedroom (with a very comfortable queen bed) , with two TVs, DVD players, CD player, beautiful bath (Note: this suite would not be suitable for those not able to climb stairs readily, and do hope there is never a fire: the fire escape would require crossed fingers and some athletic ability). Historic neighborhood was intriguing and seemed safe to walk, though the farther afield you go it can get a little shaky. Adjacent houses are close by but noise was not a problem. Many amenities: soft drinks, snacks, ice machine, DVD's to borrow, etc. Only issues: torn window screen needs attention, only one off-street parking space (but a fair amount of 24 hr street parking right outside your door). Walking distance from the W25th St Rapid (RTA) station, and about a 30 minute walk to public square (though would not walk there after dark unless you are "adventurous" and with a group). Palen House impressed us and is well worth a splurge--recommended.
