The view & location alone gets it five stars. In a seaside town like Boothbay, there are surprisingly few places with open-air, oceanside dining, so "Deck" is a welcome addition - unfortunately it is only open for lunch (12-2:30) The food is good - mostly sandwiches, salads, crab cakes, lobster rolls, etc, and it is reasonably priced. I liked that the menu highlighted locally sourced ingredients. Everyone in our party was pleased with their meal. The best menu item I had was the signature s'more. I'm not a big fan of s'mores, but my mother ordered it for dessert and I had a little taste - sooooo delicious! - Homemade marshmallow browned with a torch atop a thick layer of dark chocolate ganache finished with a graham cracker - it was unexpectedly delicious. The only thing that wasn't 5-star worthy was the service. Our waitress was very nice, but she seemed rather busy and was not as attentive as she should have been. We got one glass of water when we sat down at our table and they weren't refilled until dessert (it was quite a hot day and we were all parched). It seems as though there is a long way to go from the deck to the kitchen inside, so requested items take a little while. I would suggest they hire one or two more waitstaff who can help running back and forth to the kitchen if they don't have tables. Overall, I enjoyed our meal and the view on the deck very much, and I'll definitely return.

We stayed 3 nights at the Admiral's Quarters Inn and loved every minute. Room 5 has great views and a balcony overlooking the water. It's close to the downtown shopping area and the hosts are terrific. I would definitely stay here again and strongly recommend it to anyone looking for a clean, comfortable and spacious B&B in Boothbay Harbor.

Not much more to add to the other reviews. This place is top-notch. It's contemporary and immaculate, with outstanding service and great attention to the little details. Example: binoculars for guests to gaze out onto the harbor with, several umbrellas for rainy days, a wide range of excellent reading material, etc. Breakfasts were amazing. Each day there is a sweet or savory entree, plus yogurt and granola, fresh fruit, and delicious breads. Add to that the perfect setting and location, and you have a five-star B&B experience for sure.
My husband and I just returned from our brief stay at Topside Inn. Perfect location, easy access to everything in the town, and perfectly manicured lawn and garden. The Owners, Mark snd Buzz are very pleasant, helpful and quite meticulous about everything. Additionally, they had a significant size staff, each of whom we came into contact with were equally as helpful, knowledgeable and meticulous. Also, their breakfasts featured all homemade and delicious fresh food. So yummy! In the hospitality business one can't be meticulous enough if you're running a 1st rate property - and that's what this was. I would classify it as a cross between a boutique hotel and a B & B. We stayed in room 23 ( not the main house) and our friends stayed in the main house. Both rooms were clean, modern and everything was perfect down to the last detail.... freshly made cookies upon arrival, plenty of outlets, Belkin flashlights, grab bars in the shower, no peeling paint anywhere, clean and comfortable beds, furniture and accessories. No rips , tears or stains. Modern kitchen in the Main house. And you won't find any plastic drinking cups here! Only glass. They even have wine glasses and mini - fridges in the rooms. Everything is so perfect and so chill. These guys really care about their business and it shows in everything they do. It's much nicer than two other close by B & B's we've stayed in at Boothbay Harbor. Thanks Gents, we can't wait to return!
We had an unparalleled experience at this Inn. We stayed right when the new owners had just purchased, and they had already made an obvious impression. The house is beautiful, and the room was immaculate. If you care about cleanliness, this place does not disappoint. The breakfast was amazing, and the owners had useful suggestions on what to do in the area. I would recommend this Inn to anybody interested in beautiful, clean accommodations and friendly and thoughtful inn keepers. Keep up the good work!

Wonderful spot! Great rooms! Tom and Monica are beyond the sweetest people. Great experience and would come back in a heartbeat.
My husband and I stayed one night near the water at an Inn and one night on the hill while in Boothbay. There was no comparison between the two. The Harbor House Inn was far superior (and half the price!) This Inn is clean and quiet. The location is perfect. There are great views and it's an easy walk into the center of town. The veranda is a spectacular place to enjoy a glass of wine and while away the afternoon. The owners, Monica and Tom, were very friendly and accommodating. They had a breakfast of fruit, warm muffins, omlettes and potatoes ready for us at 7:00 AM so we could get on the road when we needed to. If ever in Boothbay again, we will definitely stay here!
This is what a B&B experience should be like. I loved the location perched atop a hill facing the water. The owners Tom and his wife were so incredibly nice I think they made our trip. Their dogs Tristan and Pepper were also so cute and I'm not even an animal person. I really enjoyed breakfast every morning. We had baked french toast which was my favorite. I would definitely go back. I loved the boothbay area.

I hate to write a bad review because the people running the place are so nice but I have to. We stayed in room 11: harbor view deluxe room. We stayed here last month. The first impression I got when entering our room was that the door stuck. It was hard to open. I had to kick the bottom to unstick it. it smelled stale when the door did open. Then I saw the pink carpet, the wicker dresser, the un matching different style wicker couch. The room hadn't been remodeled in twenty years. We stayed anyway because in high season you can't get a reservation on short notice. As time went by I realized what it reminded me of: our first apartment after we were married. The towel rack had paint splatters on it. The bathroom floor was old linoleum. The mini fridge was in the bathroom and had a microwave sitting on top of it. The light switches didn't match. The bathroom window had no screen and no fart fan. The shower head was the kind you can buy for $5 at Home Depot. The tv was 19 inch non hd. One morning I used up the last of the toilet paper before I left. I didn't put on a new roll because I figured the maids would. Nope. Still cardboard when we returned. The next morning we took coffee back to our rooms. The cups were still there in the afternoon. Our room wasn't harbor view. If we went out on the porch we could see the harbor. Problem was other people could sit right outside our room and talk and drink on that porch. Not much privacy. It's a cute house and probably has cute rooms but we were in the annex. It has a great location, an easy walk to The center of town. Booth bay harbor is picturesque and quiet.
We had a wonderful stay. Renee was helpful and friendly and I would recommend this place to anyone visiting Boothbay. We got there WAY late 11:00pm and she was still very accommodating. Breakfast was delicious in the morning and everyone ate together which I loved because breakfast was out between 8:30-9:00am and you didn't want to miss it. The location was perfect. We walked to the town which is right outside the Inn for kayaking, lunch and dinner. I look forward to coming back.
Great place to stay. My boyfriend and I stayed here for just one night so we could walk around town. Very convenient to downtown and foot bridge. Stephanie was an extremely friendly host. Our room was very clean, 1st floor room so we really didn't have much a view of the water but was great for what we were looking for. We had a private entrance and private bath. We are first time B&B people so don't take my review into consideration if your a hardcore B&B person. We missed breakfast as it was our first chance to sleep in a bit since being on vacation. If we were ever back in town we would stay here again.

Here's the problem: I'm an introverted misanthrope about to review a bed and breakfast. The two things just don't go well together. Bed and Breakfasts are, I think, uniquely American in their predilection for that sort of in-your-face friendliness: getting to know the innkeepers, being introduced to other guests, and a lack of anonymity. For some, this is enjoyable, but my husband and I would rather spend vacation with each other than with the strangers staying across the hall - know what I mean? While the innkeeper introducing us to our neighbors is probably polite, that's too much togetherness for us! That being said, the Greenleaf Inn might be a perfectly wonderful B&B for people who enjoy that scene. For me, however, it was an up-and-down experience, with high points and low, and overall it was quite uneven. For example: The breakfasts were wonderful and a real high point of the day. But they were tiny. The house and grounds were beautiful and in a great location, but looking closer revealed that they skimped on some details: vinyl siding, a cheap-motel bathtub with pushbutton shampoo dispensers, and so on. The view was lovely, but from our room there was very little way to block out the sun, and we had a large eastward-facing window. Who knew it was bright daylight at 5 in the morning in Maine? (To their credit, I mentioned this at checkout and they said they would look into it.) I know this is a primo area and the price of the Greenleaf reflects that, but between the tourist-trapiness of Boothbay Harbor itself, plus the price of the accommodations, I don't think I'd stay here again. I'd rather stay in a quieter, less-costly part of the state.
This place is great! Not only are the accommodations way better than expected but both the hosts and views were outstanding! We stayed in Room # 6 with a great private deck looking out over the street and harbor. The inn is quiet and very relaxing with a great common room. Oh .... and did I mention the food? Breakfast was unique every day and great. I am vegan and the staff was more than accommodating to my requests. As the sign in the common room says: "Paradise Found"!! THANKS to Jeff and Kim and of course Metro!!
This place was just great! It is in the middle of a fun little town, yet is separated enough that privacy is plentiful! The owners are great and are extremely friendly! Our room was clean and comfortable! The breakfast in the morning is made fresh and is delicious, a real New England treat. For my first time at a b&b the greenleaf inn pleased me beyond doubt, I hope to go back in the future and spend a few more days on my way up to bar harbor! You have got to check this place out if you are staying in Boothbay harbor! Until next time...

Umm, yum!! Was looking for a cool treat and came across the best place ever! They serve their ice cream sundaes on a hot, fresh Belgian waffle! I had the Mint Condition ice cream, which is a waffle, mint chocolate chip ice cream, hot fudge, Andes mints and a mountain of whipped cream! The chocolate chips in the ice cream were filled with mint flavor. It was so tasty, and it was a very generous serving. Wish I had been in town longer to go back and try more of their delicious flavor combinations!
Need somewhere to go put the top on the evening after a good meal in Boothbay Harbor? Well look no further than Wannawaf! Tried them four years ago after a rather disappointing dinner at Andrew's which is up above Wannawaf. We needed a reprieve and the ice cream there did the trick. We went back this year, twice in fact, although the second time was the best. Four of us just finished a fantastic meal at the Boathouse Bistro and walked over. My wife got the Maine Blueberry that tasted just like fresh picked berries right from the field. Our friends got two other flavors, but what they really liked was the fresh waffle cones. I, on the other hand, went rogue and got a Black Raspberry milkshake (ok, "frappe" because we are in New England). Can I tell you it was the best, ever! Definitely need to make this a more regular stop and try the waffles one of these days. So should you!
Stopped by here for a quick snack around lunchtime after earlier having breakfast at Andrews Harbourside (right above Wannawaf) we got the s'mores bowl which had graham crackers and marshmellows in it... Every bite was better than the last until I was done! Totally recommend!

Our hosts Peter and Cathryn were very kind and prepare an excellent breakfast, those blueberry muffins tho! Peter even watched our sons while they took in the race going on outside so we could sit and chat with the other guests over our meal. The views are lovely, the area is lovely, the B&B is lovely!
We came here the weekend of Oct 25th to celebrate our wedding anniversary. Came after peak season ended so prices are more reasonable. One problem with that is most places close for the winter after Columbus Day so half the shops & restaurants were closed. Bayside Inn is a nice little place but since peak season was over we missed out on breakfast. Was looking forward to have a nice homemade breakfast. Oh well. The room is small but nicely adorned & cozy w/ nice subway tiles in the bathroom. There are 2 other rooms on the 3rd floor but were being renovated so we weren't able to check them out. All in all I will definitely be back when they're still serving breakfast.

The Welch House was exactly what I needed for vacation. Our room was clean and cheerful; classy without pretension. Breakfast was in a room off the central house with full windows and on a deck overlooking the harbor. Susan served us the best breakfast I'd ever had, and Michael recommended places to see and eat. It is also the small details that made the stay worth it. The housekeepers arranged our favorite blanket across the bed just like I love at home. I didn't bring my book but that was just fine. There were bookcases full to read in the common living room. With Susan and Michael's suggestions, lodging and hospitality, we had a marvelous stay.
Welch House is a gem. Michael greeted us very warmly, showed us our room right away, and gave great recommendations for dining in town. The view is outstanding from their common room + deck -- even in the pouring rain it was lovely, with a fire going to keep us warm and dry. I only wish that we could have stayed longer--their breakfast creations were amazing (rhubarb coffee cake and crab quiche)! Also a big thumbs up for pet friendliness with a reasonable fee--most places in town charge exorbitant pet fees but the WH's rate was very reasonable :) We will definitely be back here next time we're in Boothbay!
The location was perfect - The Audubon society along with a local boat company offers a trip to view the Puffins and other local birds, so we decided to stay at the Welch House Inn. It took under five minutes to walk to the wharf! Wandering around for dinner and some shopping was easy and fun. Great breakfast - We told Michael our plans when we booked our room and he made sure that we had breakfast before we had to leave for the morning boat ride. There was lots of fresh fruit, granola (homemade), cereal, coffee, and a fresh warm apple frittata made by Susan ... since I was on a special diet I asked her for the recipe to enter into my food app. No problem! It was healthy and delicious! Oh, the coffee was fabulous! This is a big Inn and each room Michael showed us was different ... we had a young child in our group, so we stayed in a wing that was off to the side and not likely to bother other people, just in case she got fussy. I thought that was very kind and made us feel comfortable. I understand that there are some rooms for pet parents also. The rooms are cozy and well appointed. Nothing fancy, just nice. I was amazed that someone complained about the smallish tv. Why would anyone travel to such a quaint seaside location to watch tv? Really?! This is a harbor town that looks and smells like the ocean ... just wonderful! Spending some time on the deck overlooking the harbor was very relaxing. I wish we had been able to stay longer!

this was a really good meal. Ihad the roast pork and my wife had the lobster over risotto Both were pretty damn good, cooked just right. Service was attentive and appropriate. I would love to explore the menu as everything coming out of the kitchen looked great.
This property has been empty for some time now. The restaurant has been closed, and the property owner is looking for a new tenant. So I don't recommend that one makes an effort to go there. Interesting that yelp is not letting me post these facts.
Our experience and food rated 5 stars. We were seated quickly and had great people waiting on us. The menu had lots of great choices. I had the Caprese Salad and it was delicious followed by one of the specials that night, lasagna. I loved every bite of it. My husband had a veal dish and it was excellent too. The restaurant was bustling with people! An excellent dinner. A definite place to go back too.
