    Well i can say is that they "try" and i use that term loosely. I was with a group of my friends and we waited for a long time to get served despite the fact there was very little traffic in that place. Now the food came out great and that was a good thing. But still, it wasnt a great experience. It be aight.

    I went here for breakfast and it was the average everyday IHOP. I can see from the other reviews they commented on going there late ad night, when you mix college kids, late night, and previous alcohol consumption you get a patronizing staff trying to serve a bunch of drunks. My only complaint was it took awhile to get my check and the food was a little dry, but nothing to fret over. I would definitely go back, but definitely not late night.

    I've only visited during breakfast. I will say that it is clean and nice inside. Better than most IHOP ' S I've been to in the past. parking is awkward and limited. Weekend breakfast is so busy that you will not receive the best service. The staff is friendly, but it could be poor management for sub par food coming out of the kitchen and overworked staff.

    Went with a couple other people. iHop is a place I never choose to go to. This location is clean and friendly, but the omelette I ordered was nothing special. The egg was overlooked, and kind of dry. One of the people I was with ordered one of their new crepes, and it was pathetic looking. Nothing like the picture.

    IHOP is always good for their coffee, pancakes and waffles. That is what I enjoy when dine in here. Not a big fan of the big combination dishes of eggs and fried stuff. They are convenient because of the 24-hour service. This location is pretty new and the inside is clean and modern.

    Overall we had a good experience. A couple of complaints but our waitress was so good at fixing those. First off our food seemed to take a bit longer than normal, I asked about getting something for my dad because he is diabetic and was feeling faint. The waitress said she would get something for him immediately and she went back into the kitchen and came back out with his omelette since it was ready and we apparently were just waiting on my mothers roast beef to come up. The omelette wasn't hot and when she came back with the rest of our food he asked her if they could warm it up and she was very apologetic and took it back into the kitchen. We were surprised that she came back out with a freshly made omelette. My dad was pleased with it and of course it was nice and hot now.I ordered the Spinach, Roasted Red Pepper & Cheese Griddle Melt and it was so good, I plan on ordering it next time I go.My mother had the roast beef with potatoes and the roast was so dry she couldn't eat it even when she asked for gravy for it. Was afraid to complain about the food a 2nd time but when I told the waitress it was too dry she apologized and asked if she could bring something else. My mother ordered the sandwich I had and was very happy with it. I would say stick to the breakfast food! And I think the waiter or waitress you have makes all the difference in the world. Ours was Kim, would ask for her when we go back.

    The food was pretty good and came out in good time. Our server must havs been a "noob" in the food service industry. His waiting skills were less to be desired. Disappeared for long times and didn't check up on us. I had to ask another waitress to assist us.

    I was not impressed the time we went, but it was late and we were a big crowd of drunks and this location was fairly new. Generally i like IHop, I may try this one again or maybe after I see some good reviews.

    We've been here a few times. In my opinion IHOP is expensive for what it is. The food is Denny's quality, but the restaurant is nicer. This IHOP? They have some staff issues. We waited to be seated about 10 minutes because basically the girl up at the counter was waiting for someone else to do it- it wasn't her job. Our waiter was very friendly, but it took him about 10 minutes to show up at our table, and he didn't return often enough. It's pretty new, it's clean.

    ughhh this place. I've never had bad service until this place. We got to the place, took about 10 minutes to get seated, took about 20 minutes to get drinks, and by the time we got our food, we had forgotten we hadn't eaten because it'd been so long. I didn't even get what I ordered but because it took so long toget our stuff, I didn't even complain. The place is so weird compared to the other ihops i've been to, the waiter only brought out one plate at a time, never got refills for any of us, and now we refuse to even go to that one, i'd rather take the extra ten miles and go to the ihop on 436 that actually gets things done efficiently and CORRECTLY. i really hope the owners read this and actually talk to their staff. things need to seriously change. by the way, hanging out at the register with your staff is NOT working.

    You know it's going to be GREAT service when the waitres apologizes a head of time "Sorry if I'm going to seem rude but I'm trying to quit smoking". It was up to us to hand down the drinks as she couldn't hand the drinks to the respectable owner. Just set 5 drinks down on the table and walked away. She was pretty short and was either having super nicotiene withdraws or hating her job, or both. Food took a little long to come out, but evreything was pretty good. Service: 2 Stars Food: 3 Stars

    Back again but with my wife this time... We were too lazy to make breakfast and mama wanted to come check out IHOP after hearing about the menu changes. Well let me warn you up front... THEY ARE CRAZY BUSY on Sunday morning! There were no parking spaces left and we had to create one like many others did. When there are that many cars, that is a good sign. When we made it inside, the wait was only 15 minutes given the fact that EVERY seat was taken when we came in. My wife forgot to tell the hostess we wanted a booth and after being shown to one of the mini tables, she accommodated our request in no time. Our server came to the table and took our drink order and in about 2 minutes we had our coffee. We chose the Chorizo and Colorado omelets. Mama had a side of toast and I ordered the pancakes along with a side of ham. While waiting for our food I noticed that the servers, food runners and bussers were working like a well oiled machine. I have been to a lot of different places for breakfast and you normally see some confusion when a place is at capacity but they were all working together like a group of rock stars. I was surprised that it only took 10 minutes for our food to arrive. Considering how busy they were, I actually expected about a 20 minute wait. I posted pictures of our food and it may bit be a 5 star plating but you are also not paying 5 star prices. Everything was cooked well and BOTH omelets were quite delicious. I would easily recommend both of them. The ham I had was a bit disappointing because they did away with he "Ham steaks" and now offer a boneless ham slice. It was good but call me old fashioned. The pancakes were good but I noticed that they are smaller than I remember from my last trip to an IHOP and they were not as fluffy either. My only other nit pick is that they do not offer corned beef hash on the menu. The big question is... Would I come back? Yes... In a heart beat.... I am sure you will read future updates as I work my way through their menu... Before leaving I requested that the manager come to the table so I could let her know first hand how I felt about her staff and it was good to see the smile it brought to her face. I love it when I can give positive feedback to a manager because MOST times all they ever hear are the complaints.

    I arrived late morning. No server was in site. When I was finally serviced the waitress was rude and acted like she didn't want to be there. After sitting me she quickly again disappeared. The turkey avocado bennie was horrendous and had a sour taste like something had been left unrefrigerated. The eggs were also scrambled as opposed to poached like one would expect from a benedict. Needless to say I did not finish breakfast. Not once did my waitress stop in to check in. When I requested my check (I had to hunt down the server to get this) she acted as if she was inconvenienced. Horrible food quality coupled with poor mannered employees will keep me from ever coming back.....

    We left without eating after we sat in our booth for 15 minutes without ever seeing our server. This was after we stood up front for 5 minutes waiting to be seated, and the place wasn't busy at all. Poor service.

    I was excited to go to this IHOP because of the free pancakes and just to check it out for future stops. I thought it was a clean and very lively place, probably because everyone came for the free pancakes as I did. I was seated quickly and served within a five minute window. (Disclaimer: I tried to do the same thing go to IHOP for free pancakes and the line was around the corner) Anyways the pancakes were sooo good that I didn't enjoy them like I normally do. My server was pretty good but it did make me pause for concern when she never did ask me if I wanted anything else to eat from the menu. Not saying it wasn't unprofessional, something for her to work on for next time. Given that this is the closest IHOP to where I live I will visit regularly to enjoy my second favorite breakfast food: PANCAKES!!!!!

    We received our food and had the following issues: Overcooked Hash Browns on one side & under-cooked on the other. The eggs were under-cooked when I asked for over medium which ended sunny side up. I asked for new Hash Browns and the new plate included Hair in our food. I wasn't sure if the Cook was unhappy at my request or they just through my food on a dirty plate. the Pancakes were not that great.

    I walked in on Memorial Day and this place was packed to the brim. Luckily I was able to get a table and the service was surprisingly quick! I got the breakfast sampler which includes ham, bacon, sausage, eggs, hash browns, and pancakes. I don't like bacon so I asked for sausage instead and they didn't give me a hard time about it. Overall, the eggs were a little undercooked as well as the hash brown. However, I'm a sucker for delicious sausage and a perfect pancake with that delectable old fashioned sauce! I appreciated the good service and the perfect pancake, even on a holiday weekend.

    We came here before going tailgating for the UCF game and there was a small wait but not too bad. We were seated and our server greeted us right away. We both got the combo of food with scrambled eggs, hash browns, bacon and Berry-Berry Brioche French Toast with coffee. Our server was really nice and attentive. Everything was delicious!! The french toast were amazing. Very tasty and fluffy!! I was full and couldn't stop eating them. The hash-browns are always good here too I am not sure what is so special but I think they have the best hash-browns.

    I've been to this location many times, as it is in between my house and UCF. It can be a bit crowded at times but doesn't that mean the restaurant is good? I've never had any complaints here. The server is generally good and the food is like any other IHOP.

    2.5 stars: We went to this location today, on National Pancake Day, primarily to get the free short stack of original buttermilk pancakes and to support the cause of raising funds for Children's Miracle Network. To my surprise the wait for the table was not long although it was pretty busy-- the buzzer went off about 2 minutes after we got it! We were shown to our table, which was clean (the clean up crew were moving quickly) and given menus. Our server came about 5 minutes later and asked if we were interested in getting the short stack and what would we like to drink. I kept it simple with a short stack and hot tea. The stack came out as expected: hot and with a dollop of butter in the mid section. Pretty Good. No complaints on the tea either. Service is where they lacked today -- The server wasn't attentive. She didn't check to see if we wanted/needed a top-off on our ice water, she didn't check back to see if I needed more hot water or wanted more tea (hot tea is on the list of bottomless beverages), and she didn't ask if we would like to order any thing else. Finally, she left the check but took so long to return to the table that I went up front to pay the check. However, she made it to the front to collect payment before I paid with someone else. In good faith, I, of course, left my donation and also gave the server a tip. Maybe this location can redeem itself so I won't give up on it yet...afterall it is the closest one to me!

    Hey, what happened here??? Four of us went for breakfast on a weekday. Not too busy. We were seated and nobody showed up for almost 10 minutes to even get a drink order. When we FINALLY got our food, it had obviously been sitting around for a while. New management? No management? Zombie invasion of the servers and kitchen? What a disappointment.

    When I first heard that they were building an IHOP right across the street from the UCF campus, I was thrilled. After having gone there 3 times now and received the most awful service I have ever experienced all 3 times, I can easily say that I am never going back to this IHOP. The first time I went, it was around 11PM on a weeknight, and so as expected there weren't too many people dining. For some unknown reason, however, there were maybe 15 people working. The result was that we actually had a waiter and other servers who were too attentive. While my friends and I were trying to have a conversation, we kept getting interrupted every 3 minutes by someone whisking away our drink for a refill or replacing the syrup on our tables. And then after the meal was over when we were paying our check, the waitress gave me back an obviously incorrect amount in change after paying in cash. I don't understand how that could happen, but it did. After I left that first time I figured "hey, it's a new place, I will forgive this IHOP for its shortcomings and at least come back one more time." I was trying to remain optimistic. And yet, even that did not save me from what happened the second time. The second time I went to this IHOP, our waiter got our drink orders wrong. 2 of us at the table had ordered milk, and for some reason he brought one of them chocolate milk. This of course is a minor mixup, but what happened when we went to pay the check definitely wasn't. Once again, I received an incorrect amount of change. I had paid with a $20 bill for a $4 sundae and received only $5 back. Even a 7 year old would know that does not add up. When I explained this to him, at first he made it seem like he thought I ordered a meal and the sundae, when I clearly did not. Eventually he fixed the problem, but still gave me incorrect change. At that point we all walked out, irritated (I wasn't the only one who experienced problems). You would think the third time would be a charm with this IHOP. It wasn't. Flash forward a few months and I find myself sitting there with a few friends over Halloween weekend. My friend had ordered a low fat breakfast plate, but was told the kitchen was out of turkey bacon so she could have turkey sausage instead. My friend agreed to this. But somehow when her food came out, she had egg substitute eggs instead of the egg whites which were clearly listed as part of her meal on the menu. The waitress explained to her that they were out of egg whites too and so they made that switch (without even asking her if that was ok). So essentially I was sitting there with a friend who was upset about her order and ultimately still hungry afterwords because of it and to top it all off they ended up giving her incorrect change like they had already done to me twice before! My friends were arguing because of an issue involving this fiasco on the entire ride home, and ever since I have vowed never to set foot in this IHOP again. Three bad experiences in a row at the same establishment is enough to push me past my edge.

In good faith, I, of course, left my donation and also gave the server a tip. Maybe this location can redeem itself so I won't give up on it yet...afterall it is the closest one to me!

    I've been to this location many times, as it is in between my house and UCF. It can be a bit crowded at times but doesn't that mean the restaurant is good? I've never had any complaints here. The server is generally good and the food is like any other IHOP.

    Hey, what happened here??? Four of us went for breakfast on a weekday. Not too busy. We were seated and nobody showed up for almost 10 minutes to even get a drink order. When we FINALLY got our food, it had obviously been sitting around for a while. New management? No management? Zombie invasion of the servers and kitchen? What a disappointment.

    I've only visited during breakfast. I will say that it is clean and nice inside. Better than most IHOP ' S I've been to in the past. parking is awkward and limited. Weekend breakfast is so busy that you will not receive the best service. The staff is friendly, but it could be poor management for sub par food coming out of the kitchen and overworked staff.

    Went with a couple other people. iHop is a place I never choose to go to. This location is clean and friendly, but the omelette I ordered was nothing special. The egg was overlooked, and kind of dry. One of the people I was with ordered one of their new crepes, and it was pathetic looking. Nothing like the picture.

    IHOP is always good for their coffee, pancakes and waffles. That is what I enjoy when dine in here. Not a big fan of the big combination dishes of eggs and fried stuff. They are convenient because of the 24-hour service. This location is pretty new and the inside is clean and modern.

    Overall we had a good experience. A couple of complaints but our waitress was so good at fixing those. First off our food seemed to take a bit longer than normal, I asked about getting something for my dad because he is diabetic and was feeling faint. The waitress said she would get something for him immediately and she went back into the kitchen and came back out with his omelette since it was ready and we apparently were just waiting on my mothers roast beef to come up. The omelette wasn't hot and when she came back with the rest of our food he asked her if they could warm it up and she was very apologetic and took it back into the kitchen. We were surprised that she came back out with a freshly made omelette. My dad was pleased with it and of course it was nice and hot now.I ordered the Spinach, Roasted Red Pepper & Cheese Griddle Melt and it was so good, I plan on ordering it next time I go.My mother had the roast beef with potatoes and the roast was so dry she couldn't eat it even when she asked for gravy for it. Was afraid to complain about the food a 2nd time but when I told the waitress it was too dry she apologized and asked if she could bring something else. My mother ordered the sandwich I had and was very happy with it. I would say stick to the breakfast food! And I think the waiter or waitress you have makes all the difference in the world. Ours was Kim, would ask for her when we go back.

    The food was pretty good and came out in good time. Our server must havs been a "noob" in the food service industry. His waiting skills were less to be desired. Disappeared for long times and didn't check up on us. I had to ask another waitress to assist us.

    I was not impressed the time we went, but it was late and we were a big crowd of drunks and this location was fairly new. Generally i like IHop, I may try this one again or maybe after I see some good reviews.
