I ordered chicken and waffles and my food arrived very over cooked. I came with a big group and we were on a tight schedule so I tried to eat a bit and told the waitress it was terrible and I wasn't paying full price since I only took a few bites. They did give me the meal free. I just wonder who would have actually brought food out that was obviously burnt.

Typical IHOP with IHOP fare. Service is inconsistent--can be 2 or 4 star on any given day. Food is consistently good. Serves breakfast all day long. Fabulous "takes" on pancakes, butterscotch, whip cream....yum. This one is not kept as clean (yuk to sticky syrup jars and menus) which might be part of the reason it is a low volume IHOP, unlike the north side. It also has a giant roof leak that drips on rainy days and seems to be ignored (don't sit in the middle area and you are fine).

The hostess did not seat me when tables were empty. The other hostess seated 5 other families before I asked the reasons for being overlooked. I simply walked out due to the lack of an appropriate reason for skipping over me for larger groups.

Every few years when on a trip, the thought of visiting an IHOP comes to mind since we don't have any at home. We stumbled upon this gem in the heart of Lakeland. Well, let me tell you, this place last saw an upgrade in 1979. Sticky tables which is commonplace at most IHOP restaurants paired with mediocre, overpriced breakfast food. So, you walk out of there with a $25 bill for two people that would have cost $12 elsewhere. And then you say to yourself, "what the hell just happened?" Return to the hotel to shower. Yuck.

Typical ihop food. Omelet came with items I didn't want so they had to make a new one. it came after everyone else's food and was overcooked. Restaurant is in desperate need of cleaning and upgrading. As others have said, service is inconsistent based on the few times I've eaten here. Go somewhere else if you have the option.

The service and food is hit or miss at this I HOP. A few days ago we had a wonderful waitress and great good, today we had a terribly rude waitress and burnt food. I ordered an omelet, and got the wrong omelet and on top of getting the wrong omelet, it was burnt. Waitress argued it was correct. My sons scrambled eggs were still wet, the waitress said they were fine. Needless to say he and I did not eat. Rudest waitress we have had in a long time.. Called me and my husband hun and baby the whole visit. Says so much when the waitress is that much of witch, and the restaurant employs her.. Not going back.. $35 for four breakfasts (2 were for kids) and two of them were not edible. Didn't offer to bring out something else or to take it off our ticket. It was so bad, that my husband actually wrote "no tip for you HUN" on the ticket. Don't waste your money there.. McDonalds is right up the road, much cheaper, and the kids behind the counter at least fake being polite!!!!!!!! The restaurant is also very dirty.. like stick to the booth in weeks old syrup dirty. Syrup on the menus, on the floor, on the booth.. The restaurant should be pressured washed. I can only begin to imagine how nasty the kitchen is..

Love the remodel they did for this store; it definitely helped for first impressions. I was shocked at how quickly I was served. Within five minutes from the time I ordered, I had my food. Ordered a garden omelet with special instructions and it was cooked well and they got everything right the first time. My server took great care of me and I never had an empty glass for my iced coffee. Bottom line: don't judge this IHOP by what it used to be!

Came her only for a Belgian waffle (can't seem to find a place that sells that. Unhappy about the fake eggs (not from shell), fake butter (some kind of whipped veggie spread) and no maple syrup (just corn syrup and HFCS) Oh well. My waffle was good
