    David and Kate were so welcoming and friendly throughout our stay, they have thought through every detail, from the fresh baked cookies, to the coffee and tea readily available and upon checking in, David got us settled in our room and brought us up a carafe of water. The inn is beautiful, in a great location and very easy to find. Our breakfast was delicious, too! Will definitely return and recommend this to all our friends!

    Liz and Eric (and Bailey too) went above and beyond to make us feel welcome and special. The three course breakfast was delicious and started our day off on a great note. They always made fabulous dinner reservations with places we loved. They made staying in Kennebunkport a place to come back. The rooms were clean, comfortable and just what we were looking for.

    We returned last weekend for our second stay here, and had an even more wonderful experience than the first. Liz and Eric are terrific hosts, and I encourage you to take advantage of their great recommendations (and offers to make reservations) for restaurants and activities during your stay. We love the modern flair to the Inn's decor; it's very elegant while still retaining the comforting feel of a B&B. I would be remiss for not calling out Liz's unbelievable cooking. If you work for Michelin and plan to stay here, pack three stars or so, and be prepared to hand them over at breakfast time for the remarkably delicious (and stylish) three-course creations straight from Liz's kitchen, as you take in Maine's morning sunshine at your outdoor table.

    Wonderful contemporary accommodations in a vintage setting. Liz and Eric, the owners are very personable and accommodating. Highly recommend this place. Breakfast was truly delicious each morning and afternoon baked goods were scrumptious. Overall, this is a great value for the quaint accommodations

    My wonderful husband recently planned a surprise trip to Kennebunkport for my birthday. Unfortunately, he booked us room at The Inn at English Meadows. I was so excited on our drive up, as we have had a busy year, and suffering from Multiple Sclerosis, I was ready for some relaxation! I was extremely disappointed when I entered the inn; not so much for the way it looked, (though for over $350 in early June, our room was very small with an odd layout and definitely extremely over priced) but for the way everything smelled. Because of my Multiple Sclerosis, I am very sensitive to smells, and can become quite ill as a result. It is possible that other people might not notice or be bothered by the smell. Unfortunately, I was. My husband tried to discuss this this the woman owner who would only say, "I can not refund your money". She did offer us another room, but the smell permeated the entire establishment, so that was not an option for us. We had to leave the inn as I was beginning to feel ill, and took another room down the road at The Nonantum Hotel in the newer building, for under $200 a night with a water view, close to town, and not on a busy highway! I emailed the owner and I tried explaining my situation. I admit that I did compliment the look of the inn in an attempt to regain at least part of our $750!!! She said it was a "shame" that I would not even look at another room, and it was disappointing because SHE and my husband had worked so hard to create a nice weekend for me! She made two dinner reservations; she got paid $750, I hope she can get over her disappointment eventually. This woman seems not to understand that not every situation is cut and dry. Believe me, for over $750, I would have stayed in the inn if I could have! We just bought a new house and do not have money to throw away. Who does these days? This woman's inability to be reasonable, or to even discuss the details of my situation is astounding to me. Maybe someday she will realize that people suffer from disabilities that are not alway obvious right away, and perhaps even develop some compassion. I will bring this matter up with my support group, as I am very active in the MS community in Massachusetts. The Inn at English Meadows is definitely not a good choice for anybody with a disability. The owner is inflexible, condescending, and from reading her responses to reviews on another site, I gather she is not capable of handing criticism very well.

    The Inn is situated on a fairly busy street for the area though unless you are in the front room, the Sunrise room, you may not notice the sound of traffic. The Inn was well appointed and the room we stayed in was clean and well equipped. I will say that I felt as though we were staying at a rental unit and not a BNB as the staff was cool and disinterested offering no conversation or warm welcome. If you do not mind the lack of conversation, learning about the Inn or the area you will do fine to stay here.

    Just leaving the Inn having thoroughly enjoyed our stay. The inn keepers were friendly and helpful, offering dining recommendations, directions, and friendly conversation. Having recently taken over the establishment, the new owners have given the Inn a facelift and are working hard to ensure every guest has a great stay. There were various snacks (including fresh baked cookies), coffee, teas, and sodas stocked around the Inn and in our room, offered to us from the moment we arrived. The location was perfect, just outside of, and within walking distance to, kennenbunckport center with the areas main attractions and restaurants. Also a short distance from the beach, ~1 mile pleasant stroll will get you to the water. The best for sure was the wonderful breakfast they served. Very filling, very tasty, highlighted by the delicious fresh baked croissants and delicious coffee (which they offered in to-go cups for us when we had to leave). Only reason it's not 5 stars was the size of the room. With our two suitcases open, there was little space left to walk around. That wouldn't stop me from returning though!

    Absolutely lovely Inn. Everything looks brand new (though the Inn was remodeled 2 years ago). The room in which we stayed (Carriage House top floor) was lovely, large, and quiet. Has a small kitchenette, very comfortable sofa, fire place and wonderful queen size bed. The breakfast was also 5 star, and the Innkeepers were friendly and helpful. We've stayed in a number of B&B's over the last 10 years and this is among the top.

    Just to correct that person that was so unhappy about the location, Kennebunk/Kennebunkport are separated by the bridge in the Port. While the Inn is not literally in the Port (Kennebunkport) it is steps away and a great location. So to a person not knowing or realizing all the lines drawn, yes it is definitely in Kennebunkport, though not literally.

    To reiterate a reviewer below, this B&B is under new management and has been for the past year. My fianceé and I had a wonderful time at this inn, where no detail was too small to be overlooked. The main house and carriage house are superbly cared for and breakfast each morning (3 courses) is always very good. Happily, the location is very close to downtown Kennebunkport (perhaps a 5-10 minute stroll) and there is a wonderful little Wine Bar closeby that is not to be missed. The owners were very caring and accomodated a special request given that my fianceé was not feeling well and couldn't make it to breakfast. They also made carafes of chilled water available in the room for when we came back every day. We stayed in the Tack Room, which felt renovated (albeit somewhat small) and I certainly enjoyed the "spa feel" of the bathroom with heated floors and multi-head shower spouts... it was amazing. Although this was only our first time visiting Kennebunk, I am sure it won't be the last time we stay at the English Meadows Inn.

    This place is the best BnB we have stayed in anywhere. Excellent breakfasts, all rooms are completely renovated, comfy bed, all products top quality. Excellent Tea selection, Tea Forte, yum! Husband said great coffee too. New Owners in 2011. We actually stayed last fall, but forgot to finalize my review!

    New owners as of this year. We had a nice visit. Everything was clean and well decorated with nice high end touches of tea and toiletries. Breakfast was 3 courses and well prepared. I overheard them making several accommodations for dietary restrictions (celiac, etc) which was very nice. The only thing I'd say is that it wasn't a very personal experience, which is something I've grown to love about staying at Inns and B&Bs. The new owner seemed more interested in telling me about her, her travels, how much better their place is than it was before and how other guests have loved her so much than hearing anything about us. It's one approach, it just wasn't my cup of tea. Her husband seemed very sweet and charming, though. We were celebrating a big event and they didn't do anything special to commemorate it. Missed opportunity there. I think if they had, it would have been 5 stars. But, overall, no reason not to return.

    We just spent Columbus day weekend at the Inn(we stayed at the cottage in back). Bruce and his wife were attentive hosts and delivered great breakfast as well. Walking distance or short drive to dock square. Recomend eating at Allison's (good spot to watch a game), Bandaloop for dinner and the ramp for lunch & drinks

    It's the number # 1 rated B&B in Kennebunkport on TripAdvisor (sorry another review site) for good reason. Bruce the proprietor takes good care of everyone. From cozy clean accommodations to concierge services and a traditional English breakfast, you could do a lot worse in finding a place to stay in the land of Dubya's Dad. The B&B itself is about an 8 minute walk from the main village area, but it is very quick and no big deal. Ample parking, complimentary sherry in the room, AC, and pure Maine hospitality make this a place I'd definitely go back to.

    First of all, the inn is located in Kennebunkport, not Kennebunk. BIG difference! From the moment we arrived, our host Bruce treated us like absolute royalty. Our room was spacious, clean, and tastefully decorated. In the corner was a bottle of champagne and chocolate covered strawberries, as well as a snifter of sherry with some Hershey's chocoloates. Wow. Totally unexpected. In the morning, we woke up to fresh brewed coffee waiting for us outside our bedroom door, along with the Sunday Boston Globe. The "breakfast" part of the B&B was phenomenal. Bruce could have been a five-star chef with the amazing cuisine he prepared for us. On the day we were leaving, it was typical New England weather - driving snow - so Bruce asked for our keys, went outside to warm up our car and shoveled the driveway to make sure we were able to get out. Add all of this up, plus the reasonable rates, I can't imagine staying anywhere else. We'll 100% be back.

    I have stayed at this charming B&B, where attention is paid in exquisite detail, in the spring, summer and now this winter. It just keeps getting better! The room and common area were both lovely (wonderful fireplace!), and Innkeeper Bruce does everything possible to make you feel at home. Breakfast is a true gourmet feast...and more pampering takes place during afternoon tea, with sweets that left us hungry for only a light dinner. Each stay has been a pleasure, and while Kennebunkport is great in the summer, it is also beautiful, uncrowded and relaxing at this time of year...I hope to return soon!
