I recently visited for breakfast on a weekday morning. It was about 8:00 am, and there were just a few others in the place at the time. My waiter was pretty good, but the food really lacked. FOOD: The dish that I ordered, whose name I cannot recall, included the following: a "big fluffy pancake", hashbrowns or home fries, whichever is cubed, toast, two eggs, and bacon or sausage. Instead of serving this on one big plate, they bring it out on two separate plates. Maybe that's because those are just the size plates they have, or they think people don't want their syrup to get on all of the other food. However, I was a two-top by myself, and there would have been no room for a second person's dishes because of these multiple dishes to serve one meal. To me, if a restaurant is serving breakfast, then they need to get a few things spot on. Those would be eggs and toast. I ordered a sunny side up egg, and it was way over cooked so that the yoke cooked from the bottom instead of being liquid throughout. A sunny side up egg should not be a yellow hockey puck. The recipe that they use for their wheat bread is somehow off. I know that they are supposedly known for their baked goods, but this was a really bad tasting bread. Also, it isn't traditional toast, it is the thickness of Texas toast. That may be their signature item or something along those lines, but if you are going to serve a thicker piece of bread for toast, then you need to toast it longer as this was gooey in the center. The toast was pre-buttered, but butter was haphazardly applied, and on two pieces, the butter was only on a small area of the toast. The jelly was served in a very small, open metal ramekin or sauce cup, but there was no where near enough to cover both pieces of toast. To note, I do not put jelly on thickly, there seriously was not enough jelly served. I found that the potatoes had very little flavor, and though the bacon was okay, I cannot believe that they would charge what they do for three slices of it had it been ordered on the side. I had wanted bacon, eggs, potatoes, and toast. There was no choice for that as a named dish, so I had to get the dish that included the pancake. There was a dish that offered eggs and toast and potatoes, but no meat, then I could order the bacon à la cart. When I asked the waiter if they had the dish that I wanted, he pointed out the meatless dish, and then said I could add the bacon à la cart. I then pointed out to him that that would make the dish more expensive than if I were to buy the one with meat and a pancake. So, of course, that didn't make sense to do. The pancake was quite thin and unremarkable. Syrup had a strange taste to it, as though it were not pure maple syrup, but rather, a knock-off that contains artificial sweeteners. If you have a breakfast place that charges the prices that this one does, use real maple syrup. I had ordered hot tea, and strangely, it was served in one of those old-style metal creamers that normally sit on a table. When pouring, you have to be very careful to make sure that the lid is up the entire way, or the water just dribbles down the front of the creamer and onto the table. Also, since this serving device is not designed to hold hot water, the water chills way too quickly. The water was not hot enough when served because of this. I feel like they need to serve the assortment of teabags in a smaller container. It was served in a large, heavy bowl that really took up way too much room on the table. And, when another customer arrived and wanted tea, the waiter came and took the bowl away as though they only have one. Just go out and buy a few smaller containers. DECOR: everything is fresh and new, pretty much, so that makes it nice, but I'm there more for the food than the decor. RESTROOMS: The restroom had no paper towels to dry hands on, and that seems like something that would be on a normal pre-opening check list to be completed either the night before or morning of opening. I do have to say, I appreciate that there is now a men's and women's restroom, as opposed to just one restroom in this location's past iterations. PARKING: There is now a side entrance in addition to the main front entrance, which is nice for people parking on the side of the building. However, the day I visited, it was still snowy and icy on the ground, and the parking spaces and part of the sidewalk had not been cleared. It wasn't fresh snow, it's just that no one had bothered to take care of this. Use care if the weather is similar when parking. WILL I RETURN? I, like many, many others in Zionsville have been waiting anxiously for our coffee / breakfast spot to return to The Village. I will try it out again in a few months as they continue to work out kinks of a newly opened establishment, to give them a second chance. Next time, I plan to visit with friends so I can hear their feedback on their experience. I hope to return to Yelp with a much better report in the future!

In the heart of zionsville and well worth trying to find parallel parking! It has all-day breakfast (That is really really good) amazing bakery treats and a soup selection that changes pretty regularly. It's a bright and charming lunch spot.

Love Rosie's Place. This was our first breakfast place we tried when we moved to Zionsville. Love, love, love, everything about this place. Great food, great service, great atmosphere, in old town Zionsville.

I'm shocked to see bad reviews. I've been several times and always had stellar service and amazing food. Granted, I make a point to not visit restaurants at their peak times so I enjoy major benefits. The servers here are very knowledgable if you have questions and they're also fun to to talk to! I've gotten several types of meals here: veggie omelette, tacos, a special balsamic quinoa, and today the best of them all: caprese benny. English muffin with sliced tomato, fresh mozzarella, poached eggs, pesto and balsamic. I wanted to faint it was so good. Can't wait to come back!

Rosie's was our only option for a sit down breakfast this past Sunday for breakfast before football since the vendors at the Fall Festival were not ready quite yet. You know the feeling when you sit down that things are not going to work out? Sitting for 10 minutes with no drink order in a half empty restaurant at 11:30 prompted that feeling. We stood up to leave when the waitress arrived. She took our coffee orders and was not seen again for 15 minutes. Again, we were on our feet to leave when the coffee arrived. We quickly put in our order before she left again and waited...and waited...and waited... Our food arrived at 12:35. 65 minutes before receiving breakfast. The food was fine - but it's nothing I couldn't have done at home. We shoved our food down our face as we were due in Brownsburg at 1, so even the eating part of the experience sucked. I'm not a complainer - I don't think it serves any purpose - I usually just vote with my wallet. But after having the privilege of standing in line for another 10 minutes trying to pay, I was angry. The "so sorry - everything is a custom order and we just got busy" spiel of the owner reeked of having said it a million times before. That is what is prompting this review. The owner did not care at all that she was wasting people's time. It's the way it goes at her establishment. Okay - well, at Flapjacks - the pancakes are better for half the price and a quarter of the wait time. It's not as cute and quaint, but who cares with that kind of service. This is why chain restaurants win - operational efficiency. At least post a sign saying to expect wait times - it isn't a given. The best part was the lady behind me in line who echoed my same sentiments to the cashier, but was even angrier than I was. The cashier said to hang on because the owner was on her way, but the lady told her she didn't care - she wouldn't be back - end of story. Neither will I. Fin.

This is a pretty nice breakfast/lunch diner on Main Street in Zionsville. From the name and the indescript exterior, you would think this was some hole-in-the-wall hash factory. Of course, this being downtown Zionsville, it's an upscale space with butcher block tables. There are all the usual breakfast favorites (eggs, bacon, sausage, pancakes) but what really excited me was the extensive eggs benedict selection. I ordered the daily eggs benny special (Italian). Instead of Canadian bacon on an English muffin, they substitute pancetta and ciabatta. Mangia! Prices are reasonable ($8-10) and the coffee is hot and fresh. What more can you ask for?

French toast was underwhelming with bitter and sweet notes but nothing savory about it. The other food looked beautiful in presentation but the biscuits and gravy was nothing too special from my brunch partners recommendation.

A nice little breakfast place in downtown Zionsville. It is larger than it seems from outside and is nicer than a diner without feeling overly fancy or stuffy. If you go on a Saturday, get their early. They fill up fast with the Farmer's Market crowd. You pay at the front counter where all kinds of goodies tempt you, so be ready! Their seven layer bars are heaven and everything else looks yummy, too! The service is very friendly and our server told us the special immediately after we were seated. I love that! Then we don't have to wonder while were are perusing the menu. They have a respectable breakfast menu, but if you don't like eggs, you are a bit limited. Thankfully they have a lunch menu and at least some of the items are available at breakfast time. I ordered the pork tenderloin with a side of breakfast potatoes and bacon. The bacon was thick, chewy, and perfectly salty. I wish they would have put it on a paper towel or something before serving though, as there was a ton of grease on it. The breakfast potatoes were fine. The let down for me was the tenderloin. It was served on a too-thick and slightly stale bun, which meant that was all you could taste. Sadly, even without the bun, there was no taste. I don't know if they failed to season their breading this morning or if it is always a bit of a dud, but the tenderloin was completely flavorless. In addition, the silver skin wasn't removed and it wasn't pounded out enough, so the meat was tough. I rarely send food back, but I had to with this one. Thankfully my server was very gracious about it and swapped it out for biscuits and gravy. This dish made it worth coming. There was a generous amount of sausage and the gravy was not overly peppery.

My neighbor recomended Rosies for brunch but after I saw some of the not so stellar reviews I was not so sure about going. Im glad i did. 11:15am on Friday. We were seated promptly and our server greeted us within seconds. We ordered drinks and when she came back we were ready. I ordered the eggs benny with shaved ham and traditional sauce. My neighbor ordered eggs benny with pork tenderloin and gravy. We both got breakfast potatoes. Love the potatoes! They were potatoes with salt and pepper. No other junk added in. My eggs benny were perfect. Love the shaved ham instead of Canadian Bacon. The hollandaise sauce was perfect. My neighbor loved her pork tenderloin eggs benny. We both got a dessert. I got a piece of pecan pie bar. It was buttery and delicious. My neighbor really liked her turtle cheesecake. It was not my typically inexpensive breakfast this averaged 20$ each for entrees, soda and dessert with tip. I will be taking my husband so he can give it a try.

Incredibly fresh ingredients. Grilled cheese with tomato and Roasted Turkey with tomato and pesto mayonnaise were both served on thick artisan bread. Fries were fresh and tasty; cole slaw was good but pretty basic. Service was quick and fairly attentive. Servers were somewhat occupied with closing procedures as we arrived at 2:15p and they closed after lunch at 3. It was hard to deny ourselves something from the very attractive choices in the pastry case at check-out, but we did.

I go to this place every weekend. Most of the time I get the Rosie's Style. The food is executed well and they use quality ingredients. The service is always friendly and attentive and the atmosphere is warm with dark stained wood tables and booths. It is always a struggle to avoid the delicious baked goods as you cash out at the counter. I will definitely be back!

Everything at Rosie's can be made at home, let's be honest. The problem is that I can be lazy and can be willing to pay for an omelet or French toast. So, if I'm going to pay I expect it to be hot and pretty quick. My order was lost. Breakfast quesadilla, eggs in a tortilla took an extra 20 minutes than the rest of my parties. I finally got my meal as there's was ending. My parties food was lukewarm when they received it. The kitchen was not doing well, apparently. For the price and food quality, go somewhere else.

I've now been here for a weekday breakfast and weekend lunch. Service both times was fantastic! The menu is great and varied with nice vegetarian options. Today I had the caprese sandwich with spinach salad. Amazing ingredients and the ciabatta roll was chewy without being tough. A friend had the roast turkey sandwich with apples and Brie and looooved it. The real treat, though, are the desserts. My table had the carrot cake, coconut cake, salted caramel brownie, seven-layer bar, lemon bar, and red velvet cupcake. One was better than the next! Highly recommend.

We had the pleasure of visiting Rosie's Place for lunch today. It came recommended and did not disappoint. I was first excited to hear that all of their food (ALL of it...even the salad dressing) is homemade at the restaurant. I was even more excited when we got our food. My Grilled Salmon Salad came in a huge bowl. The salmon, larger than what I would expect for lunch. So good!! I love the artichokes and capers flavor with the lemon dressing added over the greens and warm salmon. My fiancé got the breaded tenderloin sandwich. The breading looked delicious. When he gave me a bite I found that it tasted as good as it looked. This may have been our first visit, but it most definitely will not be our last

There was nothing at all wrong with Rosies. Everything we had was pretty decent and the service was fine. On the other hand, it didn't make much of an impression on me. Part of that is just breakfast food. It's easy to be good, but you need some real creativity to make it memorable and get me to go out of the way to get it.

Just opened recently. Very clean, bright and welcoming. We were seated quickly and fresh coffee was served shortly after. The menu is just right, not too much that you can't decide. I got the quiche with mixed green salad, very good. My girlfriend had an omelet with cheese and veggies that came with potatoes, it was very fresh. Her sister had biscuits and gravy with applewood smoked bacon, biscuits are made in house and the gravy had sausage mixed in. Mom had the Rosie Style, eggs anyway, bacon, potatoes, think cut toast, which by the way is bread made in house, and a pancake. We were all happy and the food was great. They make their own breads, pies, cakes and other specialties in the in house bakery. It's a nice place with an average meal price around $10 a person. I would get here early, we arrived at 9 but by the time we left around 10, it was full and people were lined up to get a seat.

Great brunch place, they are open on Sunday's. Yelp says they are closed which is an error. The Benedicts are so good and I also loved the French toast. The service is great too and they have great coffee and baked goods. It's definitely a weekend staple!

LOVING the GF options for breakfast. So few places offer that. The service was great even though the place was incredibly busy (Memorial Day) and the food was delicious. Had a great experience and will be back as it's so close to home! :)

Diana H. must be a competitor or too rich with too much time on her hands. This place rocks. Not afraid to admit I actually salivated as I tried my first bite of quiche. If any critique is due, it's that it's a little noisy because of all the people who love it.

I've been for both breakfast and lunch several times. Breakfast there is my favorite. Lunch was ok - my beef is that when you order a sandwich the bread is entirely too thick - think Texas Toast+. Next time I'll opt for a wrap. Must buy: Butter cookies

A great new addition to Zionsville! They redid the building and it's now bright and open. It's a great breakfast spot for friends and family. I split the eggs Benedict because I wasn't very hungry. The hollandaise was tasty and fresh. The home fries were crispy and I couldn't stop eating them. My sister ordered an egg sandwich. It was huge! The bread was baked fresh and so good. My dad raved about the hash. The coffee was strong and my cup was always refilled. I will definitely be returning soon!!

This was a new place and I had to try it out. I walked in and was greeted by a friendly hostess who led me to my table right away. The decor was very nice a new looking. I had the ham and swiss sandwich which is supposedly served on "ciabatta and comes with a side salad". When the waitress came she was nice but didn't tell me that I could switch out the side so she just assumed I wanted fries. Every thing was very tasty except the bread was classic white bread. I would come here again but, little things like that add up. UPDATED: ( A PURE RANT AT ITS FINEST) I used to give Rosie's four stars but now, I just give it one. I walked in and was led to my table right away. My waitress was very friendly. I ordered an eggs benny and she gave my the country one. Of course they were rushing to give me my new one so therefore their carelessness made my meal lack in quality. Not to be morbid, but the home fries were like eating a mouthful of undercooked salt. The eggs benny ( my favorite breakfast food) made me never want to eat eggs benny again. The eggs were not poached but rather a round small pocket of of liquid. The ham was horrible. They took some deli ham presumably from a grocery store. They rushed so they stuck it in a microwave folded it up and tossed it on an english muffin. I'm not even sure if the round over buttered piece of some sort of bread was even an english muffin. Not to mention the hollandaise could of put me in a butter coma if there is such a thing. The hollandaise did not even have a hint of lemon. The whole meal and mix up worked together to bring me to the conclusion that I will probably never come again. I really thought that Rosie's would make up for the bad breakfast experiences I've had in Central Indiana but it just adds to my long list of misfortunes.

Rosie's is one of those places you want to love. It's bright and shiny and there is staff crawling all over the place. A bakery case is always a welcome site at a breakfast place. We were looking for competition for the world's best corned beef hash last sampled in Las Vegas. The hash was house made and the poached eggs were well done but the seasoning was bland so the world record is still in Las Vegas. The Eggs Benedict were lukewarm on arrival. Was the hotlamp not working? A second trip the Huevos Rancheros beckoned. One thing for sure, they don't do beans at Rosie's. After two trips including a second Sunday session with a regular church brunch group I'm sorry to say that the blush is a little off at Rosies'. Despite what looks like a lot of people, the kitchen is hopelessly slow. It might have just been that we were there when the place was bustling but when the waiter comes back three times to refill the coffee before the breakfast shows up, he should be a little more insistent about getting some help from the kitchen. Popularity and prime time is probably the cause of the slow service. a good way to speed up turnover is to get the food out of the kitchen promptly. Perhaps a little more practice will make perfect.

We came to Rosie's during the middle of one of their what we would expect usual rushes and were delighted to receive such spectacular food and service! Our server, Chelsea, was very attentive and friendly. We will be back to try the other variations of eggs benny and to see Chelsea again!

The food was okay but overpriced. It was very busy and seemed a little over worked. I got the pancakes and they were good but nothing to write home about and pretty big for one person. The decor is very nice and a bright. The location is great.

This is an excellent addition to Zionsville. They did a great job remodeling this space as well, as its really bright and clean in appearance. As for the food, we were there for breakfast and the food was excellent. My kids had pancakes and french toast that were both amazing, and I opted for the huevos rancheros which were very, very good. Despite a huge crowd that day, the service was excellent. We will be going back often! I give this my highest recommendation, so get over there and try them out for breakfast or lunch.

Excellent food, service and atmosphere. If there is a wait, you can get a cup of coffee early at the coffee counter. We have dined here on multiple occasions and my family and I love this place! Grab a few butter cookies on the way out.
