    Had their all u can eat breakfast and it was delicious. Especially their biscuits and gravy. We definitely recommend to others.

    While at the Art Festival in Sanford my wife pointed that they were actually open. Usually when we go to Sanford it is late in the day and Colonial Room is closed. As soon as I walked in you could SMELL a funky odor that screamed this place needed a SERIOUS cleaning. The rug was dirty and I looked over the menu and noticed two tables with people. I stood there for 10 minutes looking over the menu and never saw a single staff member. The smell alone would prevent me from returning here to dine. I left and asked my wife to go check it out and come right back and the smell and dirty floors were the only things she noticed before coming back out. NOTE TO OWNER: I would highly suggest you replace that nasty smelling carpet with tile. Maybe you have become immune to the smell but to a person walking in the door for the first time it is horrible. I truly feel sorry for the staff having to deal with it every day!

    Fried green tomato BLT was excellent. Hot bacon and hot tomato with the cool lettuce and mayo were a treat! And the fries were excellent. But the rest of my experience left me wanting. It left me wanting some fizz in my soda water. It left me wanting a waitress to take my order. And it left me waiting long enough at the register that I I finally gave up and left cash on the counter at the register. And because I took one of the counter seats by the kitchen, I also got to listen to the staff being, well, stupid. If you want help from a coworker with your drinks and they don't understand, just damned well do it yourself. No one wants to hear you say "Arnold Palmer with lemon" five times at increasing volumes.

    Rated best fried egg and bacon sandwich on toast ever! This retro 1960s diner was like stepping back in time without the help of a flux capacitor. It appears the vinyl table cloths are seasonal as well as the wall decor. I want to know who's grandma came up with this? Great service, great coffee and the prices are cheap! When I walked in I was expecting to see a blue plate special advertised and the cast from the Andy Griffith show sitting in the corner booth.     Food was great, good cup of coffee. Staff was a little slow and too concerned with the buffet. Don't expect refills, but the food is pretty damn good.

    Great little dive, found it driving around first time in town. I was promptly served and offered to top off my coffee promptly as well. Breakfast was great traditional fair cooked perfectly. I loved that the Grits didn't need to be enhanced, as too often grits are served bland. Waitresses were very friendly as well, even laughing at my bad jokes. Four starts because there is nothing spectacular about this place, I am very happy with my experience though.

    I cant recommend the colonial room recommend this place. The waitress on 06-12-2014 at 6:30 am kept walking by my table without acknowledging our presence. After 15 minutes I had to ask her for drinks and menus. 20 more minutes after waiting for my juice and being ignored as she walked past us 15+ times we walked out and went to another restaurant. I've been here before and the food is usually decent however after today's experience I won't be back and can not recommend this place.

    A small old diner style restaurant with a homely feel. Serves great breakfast and lunch at any time of day. Very large portions. The environment was old fashioned, quiet, and simple. The prices were very cheap, despite the good quality - the breakfast felt like it was home made. There wasn't the "microwavable", "automatic" feel I get with many restaurant breakfasts. It had an odd crowd though, the other diners were a little rotund - to be expected from a place in Sanford though. Large portions. - I just had 3 side orders for $6; and it was all very good. It could probably be enough for 2 people. The grits were really amazing. The stewed apples were also really good (maybe a little sweet). Overall, a great place for breakfast in Sanford for those without lavish taste.

    We've not been to the Colonial Room in a number of months as a result of a couple of subpar experiences. I heard they had new owners, and when I saw that they are now open Sundays we thought we would give them another try. Only 2 other tables were occupied at 10:00 AM on Sunday, much fewer than the usual crowd we ran into on past visits. The booths are still lumpy and we noticed that they had not cleaned as well as they could have. We sat there about 5 minutes before we were greated at our table. They were offering a breakfast buffet, and with our time constraints we gave it a try. The buffet is setup rather precariously on the bar, so that you have to maneuver around the bar stools that are secured to the floor. They had a decent variety of breakfast items on the buffet. However, all items except the gravy were lukewarm. After a couple of bites they were flat out cold. The quality was below that of what we have ordered off the menu in the past. It might have been just that fact that the food was cold. While paying the bill the Server asked how everything was. We informed her that it was not good and that the buffet items were cold. She said that she would have microwaved our plates for us had she known and that she would pass along our feedback, as they've been having trouble with the temperature on the buffet. Sorry Colonial Room, this makes three strikes so you're out.

    The restaurant did have a old timey feel, however it was also a bit dingy, and could use some sprucing up! Food was marginal. Coffee was meh.

    So on my first visit, this place was incredible. It was the perfect place to stop for a lunch while touring historic Sanford. Delicious sandwiches, excellent sweet tea, low price, and service with a smile. I'd have given it a 4 star rating. However, on second visit we didn't make to far into the meal due to an "extra guest" at our table. Lets just say he was small crunchy and has the ability to survive a nuclear explosion. Now I'm not naive enough to think that in the state of Florida a restaurant with enough square footage to house a small family of elephants would never have a single cockroach sneak it's way in, but still I find it hard to finish a meal. So, I do not recommend this place due to the fact that you will not be the only species dining in.

    Ok so this place is an institution in Sanford been here for over 25 years great food! Also catering for special events has a private room for meeting etc. Stop in have a bite if your passing thru shopping for antiques or catching plane back to Europe on your way to Disney! If your in for breakfast ask for "Mary's" hashbrowns! Kids will love the special Micky mouse pankacks! Everything here says your at home with friends / family!
